Inleiding
BOERDERIJ VAN HET HALLEHUISTYPE met bovenkamer "Sonderhuis", behorend tot het landgoed Singraven. De boerderij ligt langs de open gazons voor het huis en is met de voorgevel naar het zuiden gesitueerd, de westgevel grenst aan de Molendijk. Het ontwerp van de boerderij is van architect Andreis de Maaker, die op het landgoed diverse andere gebouwen en verbouwingen heeft ontworpen. Boerderij Sonderhuis is uitwendig gebaseerd op het Oost-Twentse type "los hoes met achterheerd en bovenkamer". Het losse hoes met de achterheerd werd ontwikkeld tussen ca. 1650 en ca. 1815. De uitbouw met glas rond de vuurplaats was bedoeld voor de vrouwen om warm en met genoeg daglicht handwerk te kunnen verrichten. In een latere fase werd vooral in de omgeving van Denekamp vaak een bovenkamer toegevoegd. Waar het oorspronkelijke tyep de overgang vormde tussen het losse tussen het losse hoes en een boerderij met een afgescheiden woongedeelte, is de boerderij uit de jaren dertig een verwijzing naar de typisch Denekampse boerderij-geschiedenis in combinatie met nieuwe elementen. Voor de boerderij staat een put met putgalg.
Omschrijving
De BOERDERIJ en de bovenkamer zijn opgetrokken in rode baksteen onder een zadeldak, de achterheerd onder een lessenaardak, beide gedekt met rode Hollandse pannen. De bovenkamer is rechts voor de voorgevel (Z) gebouwd, de achterheerd bevindt zich in de oksel van de bovenkamer en halleboerderij.
De eindgevels (N en Z) zijn voorzien van uitkragende donkerbruine gevelbeschotten op korbelen met windveren en geveltekens. De gevels zijn voornamelijk geleed door vijftienruits en achtruits vensters, veelal samengevoegd tot kloostervensters en deels behangen met Singraven-luiken (rode zandloper op witte achtergrond; geel-rood-blauw centrum en donkergroene rand). De voorzijde van de achterheerd wordt in beslag genomen door vier staande aaneengeschakelde vensters. Direct haaks daarop bevindt zich in de bovenkamer een deur. In de oostelijke zijgevel is de deur geplaatst die toegang biedt tot het woongedeelte en in de achtergevel (N) zorgen een baander en twee staldeuren voor de toegang.
Waardering
Boerderij Sonderhuis met put en putgalg is van algemeen cultuur-, architectuurhistorisch en stedebouwkundig belang vanwege:
- de vormgeving van de boerderij (hallehuistype gebaseerd op los hoes met achterheerd) die typerend is voor Singraven en z'n oorsprong vindt in de geschiedenis van Denekamp
- de ruimtelijke en functionele relatie met de overige onderdelen van het landgoed Singraven
- de ensemblewaarde samen met boerderij Bartels
- de beeldbepalende ligging aan de open weiden voor het landhuis van Singraven.

Introduction
FARMHOUSE OF THE HALLHAUS TYPE with upper storey "Sonderhuis", belonging to the Singraven estate. The farmhouse is situated along the open lawns in front of the house and is positioned with its front facade to the south, the west facade borders on the Molendijk. The design of the farmhouse is by architect Andries de Maaker, who designed various other buildings and alterations on the estate. Farmhouse Sonderhuis is externally based on the East-Twente type "loose house with rear hearth and upper storey". The loose house with the rear hearth was developed between c. 1650 and c. 1815. The extension with glass around the fireplace was intended for women to carry out needlework warm and with sufficient daylight. In a later phase, especially in the area around Denekamp, an upper storey was often added. Whereas the original type formed the transition between the loose house and a farmhouse with a separate residential section, the farmhouse from the nineteen-thirties is a reference to the typical Denekamp farmhouse history in combination with new elements. In front of the farmhouse stands a well with a well gallows.
Description
The FARMHOUSE and the upper storey are constructed in red brick under a gabled roof, the rear hearth under a lean-to roof, both covered with red Dutch tiles. The upper storey is built to the right of the front facade (S), the rear hearth is situated in the angle between the upper storey and the hallhouse.
The end facades (N and S) are provided with overhanging dark brown gable boards on corbels with wind braces and gable signs. The facades are mainly articulated by fifteen-pane and eight-pane windows, often combined into cloister windows and partly hung with Singraven shutters (red hourglass on white background; yellow-red-blue centre and dark green border). The front of the rear hearth is occupied by four standing interconnected windows. Directly at right angles to this is a door in the upper storey. In the eastern side facade is placed the door providing access to the residential section and in the rear facade (N) a doorway and two stable doors provide access.
Valuation
Farmhouse Sonderhuis with well and well gallows is of general cultural, architectural-historical and urban-planning importance because of:
- the design of the farmhouse (hallhaus type based on loose house with rear hearth) which is typical of Singraven and has its origin in the history of Denekamp
- the spatial and functional relationship with the other components of the Singraven estate
- the ensemble value together with farmhouse Bartels
