Inleiding
BOERDERIJ VAN HET HALLEHUISTYPE MET BOVENKAMER waarvan het woonhuis-gedeelte uit 1829 en het bedrijfsgedeelte uit 1857 dateert. Het erf is "Heerbaard" genoemd naar één van de vroegste bewoners en behoort tot het landgoed Weldam in Goor. Omdat Weldam van 1751 tot 1877 bij Twickel hoorde, komt de vormgeving van de boerderijen die in deze periode op beide landgoederen zijn gebouwd sterk overeen. Een groot deel van de pachtboerderijen op beide landgoederen is van een standaardtype datis gebaseerd op het traditionele Twentse hallehuis, maar zich daarvan onderscheidt door de toepassing van wolfeinden in plaats van houten topgevels. Dit is het gevolg van de instructie die Unico Willem van Wassenaer, de toenmalige heer van Twickel, in 1760 instelde met betrekking tot de boerderijbouw op het landgoed. Volgens deze instructiemoesten de boerderijen en schuren voortaan bij ver- of nieuwbouw worden voorzien van wolfeinden in plaats van houten topgevels. De boerderij staat dicht langs de spoorlijn Zutphen-Hengelo. De schuren op het erf zijn zodanig verbouwd of vernieuwd dat ze voor de bescherming van ondergeschikt belang zijn.
Omschrijving
De boerderij van het hallehuistype en de bovenkamer zijn boven een plint van Bentheimer steen opgetrokken in bruine baksteen. Het aan de achterzijde afgewolfde zadeldak van de boerderij en het zadeldak van de bovenkamer zijn met rode Hollandse pannen gedekt.
De voorgevel (Z) van de boerderij heeft een beschoten geveltop met gevelteken. Een opgeklampte deur onder vijftienruits bovenlicht geeft toegang tot het woonhuisgedeelte.
Aan weerszijden van deze entree bevinden zich rechts een tienruits- en links twee achttienruits schuifvensters. De topgevel (Z) van de bovenkamer is voorzien van een natuurstenen dekplaat en dito aanzet- en sluitstenen. De opgeklampte deur in de oostgevel van de bovenkamer heeft een achtruits bovenlicht tussen twee dertigruits schuifvensters. De vensters zijn, behalve de drie achttienruits vensters in de westgevelvan de bovenkamer, afgehangen met luiken in de kleuren van Weldam: okergele rechthoekige velden met een eenvoudige zwarte rand. De vensters en deuren in de zijgevels (O en W) van de boerderij zijn grotendeels vernieuwd. Op de sluitsteen van de segmentboog boven de iets terugliggende baander in de achtergevel (N) is het jaartal 1857 geschilderd. Aan weerszijden van de baander gietijzeren vensters met roedenverdeling onder rondbogen en twee staldeuren onder segmentbogen. Onder het wolfeind een hooiluik. Inwendig is een bijzonder gave tegelkamer bewaard gebleven. In de tot aan de balkenzoldering met "bloempot"tegels betegelde oost- en westwand de oorspronkelijke kasten en paneeldeuren. Bovenin de oostwand tegeltableaus met afbeeldingen van "de geboorte" en "het avondmaal". De haardpartij tegen de noordwand heeft een zwarte gemarmerde schoorsteenmantel en een originele gietijzeren haardplaat met opschriftWeldam.

Introduction
FARMHOUSE OF THE HALL HOUSE TYPE WITH UPPER STOREY of which the residential part dates from 1829 and the business part from 1857. The farmstead is named "Heerbaard" after one of the earliest residents and belongs to the Weldam estate in Goor. Because Weldam belonged to Twickel from 1751 to 1877, the design of the farmhouses built on both estates during this period is very similar. A large part of the tenant farms on both estates is of a standard type which is based on the traditional Twente hall house, but differs from it through the application of half-hipped roofs instead of wooden gable ends. This is the result of the instruction which Unico Willem van Wassenaer, the then lord of Twickel, established in 1760 regarding farmhouse construction on the estate. According to this instruction the farms and barns were henceforth to be provided with half-hipped roofs instead of wooden gable ends in the case of renovation or new construction.
The farmhouse stands close alongside the railway line Zutphen-Hengelo. The barns on the farmstead have been so altered or renewed that they are of secondary importance for protection.
Description
The hall house type farmhouse and the upper storey are erected above a plinth of Bentheimer stone in brown brick. The rear gabled roof of the farmhouse and the gabled roof of the upper storey are covered with red Dutch tiles.
The front facade (S) of the farmhouse has a boarded gable end with a gable mark. A clamped door under a fifteen-paned fanlight gives access to the residential part.
On either side of this entrance there are on the right a ten-paned and on the left two eighteen-paned sash windows. The gable end (S) of the upper storey is provided with a natural stone coping and likewise impost and keystone. The clamped door in the east facade of the upper storey has an eight-paned fanlight between two thirteen-paned sash windows. The windows are, except for the three eighteen-paned windows in the west facade of the upper storey, hung with shutters in the Weldam colours: ochre-yellow rectangular fields with a simple black border. The windows and doors in the side facades (E and W) of the farmhouse are largely renewed. On the keystone of the segmental arch above the slightly recessed lean-to in the rear facade (N) the date 1857 is painted. On either side of the lean-to cast-iron windows with glazing bars under round arches and two stable doors under segmental arches. Under the half-hipped roof a hay door. Internally a particularly well-preserved tile room has been retained. In the east and west wall tiled up to the ceiling joists with "flower pot" tiles the original cupboards and panelled doors. At the top of the east wall tile tableaus with images of "the nativity" and "the last supper". The fireplace arrangement against the north wall has a black marbled mantelpiece and an original cast-iron hearth plate with the inscription Weldam.
