Inleiding
Met elementen van het Neo-Classicisme in 1896 in opdracht van de direkteur van de papierfabriek "Tielens Papier" gebouwd LANDHUIS genaamd "Villa Weert". Het landhuis is gesitueerd in een park met boompartijen en een vijver.
Op de begane grond achter het trappenhuis in de achtergevel is recent geheel in stijl een bescheiden aanbouw met plat dak gebouwd, deze is uitgesloten van bescherming.
Omschrijving Het landhuis heeft een in de lengterichting geplaatste rechthoekige plattegrond, telt twee bouwlagen en wordt afgedekt met zadeldaken en schilddaken met leien in Maasdekking. Aan de linkerzijde bevindt zich een toren met een achthoekig koepeldak gedekt met leien. Het toegepaste bouwmateriaal is baksteen en hardsteen. De plint is uitgevoerd in breuksteen. De voorgevel van het landhuis bevat aan de noordzijde een achthoekige toren en aan de zuidzijde een licht vooruitspringende bouwmassa. De vier verdiepingen hoge toren bevat o.a. T-vensters en bolkozijnen en is gedekt door een achtkantig koepeldak. De uitbouw aan de zuidzijde bestaande uit twee bouwlagen en een topgevel bevat op de begane grond een balkon met fraaie consoles en smeedijzeren hek. De eerste verdieping van dit bouwdeel bevat fenètre a terre vensters met hardstenen balustrade. Boven de vensters een timpaan met opschrift:" ANNO VILLA WEERT 1896". De zolderverdieping bevat een T-venster met segment fronton. Tussen de achthoekige toren en de uitbouw een bouwvolume van twee woonlagen met schilddak, gedekt met leien in Maasdekking. Dit gedeelte bevat drie vensterassen, met T-vensters met glas-in-lood. Het meest zuidelijke travee bevat de hoofdtoegang, die via een bordestrap bereikbaar is. De gehele gevel bevat speklagen van hardsteen; de ontlastingsbogen van de vensters rusten op deze lijsten. Tussen de gootklossen zijn tegels als ornament aangebracht. Op de begane grond bevindt zich een erker en op de verdieping een drielichtvenster. De zolderetage bevat een T-venster met segmentboogvormig fronton. Het noordelijk deel van de achtergevel bevat een rondboogvenster voor het trappenhuis en twee vensterassen. Op de begane grond van het noordelijke travee is een erker met daarboven een balkon met gietijzeren balustrade uitgebouwd.
Waardering
De Villa Weert is van cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling. Het landhuis bezit in hoge mate architectuurhistorische waarde vanwege het bijzonder belang van het object voor de regionale geschiedenis van de architectuur, en wegens de hoogwaardige esthetische kwaliteiten van het ontwerp, het bijzondere materiaalgebruik en de ornamentiek. Ensemblewaarde ontleend dit landhuis aan zijn situering in een parkachtige tuin met vijver en tevens aan de bijzondere betekenis van het landhuis voor het aanzien van dit deel van Meerssen. Description
The country house has a rectangular floor plan placed in the longitudinal direction, comprises two storeys and is covered with gabled roofs and hipped roofs with slate in Maas bond. On the left side is a tower with an octagonal cupola roof covered with slate. The building materials used are brick and hardstone. The plinth is executed in rough stone. The front facade of the country house contains an octagonal tower on the north side and a slightly projecting building mass on the south side. The four-storey-high tower contains among other things T-windows and bull's-eye windows and is covered by an octagonal cupola roof. The extension on the south side consisting of two storeys and a gable contains on the ground floor a balcony with fine consoles and wrought-iron railing. The first floor of this building section contains fenetre a terre windows with hardstone balustrade. Above the windows a tympanum with inscription: "ANNO VILLA WEERT 1896". The attic storey contains a T-window with segmental pediment. Between the octagonal tower and the extension a building volume of two residential storeys with hipped roof, covered with slate in Maas bond. This section contains three window axes, with T-windows with leaded glass. The southernmost bay contains the main entrance, which is accessible via a flight of steps. The entire facade contains bands of hardstone; the relieving arches of the windows rest on these mouldings. Between the gutter blocks tiles are applied as ornament. The south facade of the villa has on the west side a slightly projecting section of two storeys with gabled roof. Herein are two window axes with T-windows. The windows of the ground floor have leaded glass. A terrace lies on this side of the facade. This facade section is cemented. The rear facade contains on the south side a slightly projecting building element. On the ground floor is a bay window and on the first floor a three-light window. The attic storey contains a T-window with segmental arched pediment. The northern part of the rear facade contains a round-arch window for the staircase and two window axes. On the ground floor of the northern bay is a bay window with above it a balcony with cast-iron balustrade.
Valuation
The Villa Weert is of cultural-historical value as a distinctive expression of a social-economic and typological development. The country house possesses a high degree of architectural-historical value on account of the particular significance of the object for the regional history of architecture, and on account of the high aesthetic qualities of the design, the distinctive use of materials and the ornamentation. This country house derives ensemble value from its situation in a park-like garden with pond and also from the particular significance of the country house for the appearance of this part of Meerssen. The Villa Weert is finally of general importance on account of the architectural integrity of the exterior and its rarity.
