Inleiding
Drie ARBEIDERSWONINGEN van de Woninggroep Nuinhof, 1919, in een traditionele, door de chaletstijl beïnvloede bouwtrant. Gebouwd in opdracht van de Bouwvereniging 'Nuth Vooruit' voor de spoorwegarbeiders van het nabijgelegen spoorwegemplacement, naar een ontwerp van architect N.J. van Tiene te Maastricht. De drie woningen zijn gesitueerd op een licht hellend perceel in het zuidelijke deel van de woninggroep. De woningen hebben enkele renovaties en wijzigingen ondergaan. Alle sedert 1919 gerealiseerde aan- en bijbouwen zijn uitgesloten van bescherming.
Omschrijving
Drie arbeiderswoningen met gedeeltelijke souterrainverdieping, twee bouwlagen en zolderverdieping. Elke woning heeft een, vanwege een uitgebouwde berging dwars op de achtergevel, L-vormige plattegrond. De plattegronden van de panden 48 en 50 zijn onderling gespiegeld. De plattegrond van pand 46 is identiek aan die van pand 48, met een uitbouw aan de linkerhelft van de achtergevel.
Het geheel wordt gedekt door een schilddak met insteekkap, gedekt door rode Hollandse pannen van recenter datum. Luifelgoten, bekleed met groene trespa, steunend op aanzienlijke houten consoles.
In baksteen opgetrokken gevels, gemetseld in halfsteens verband. Plint met rollaag. Bakstenen dorpels, segmentboogvormige strekken. Geel pleisterwerk in de venstervulstukken en de ingestoken topgevel.
Vernieuwde rechthoekige vensters en deuren in hout en kunststof, waarin de oorspronkelijke indeling en kleine roedeverdeling niet is gehandhaafd. Deze vensters zijn in de eerste bouwlaag en de topgevel geplaatst in segmentboogvormige lijsten met vulstukken.
Asymmetrisch ingedeelde gevel aan de straatzijde. Licht risalerend geveldeel van twee assen onder een ingestoken zadeldak, waarin de entreepartijen van de panden 48 en 50 zijn ondergebracht. De panden 46 en 50 zijn in de eerste laag voorzien van één rechthoekig vensterkozijn met zijlicht onder betonlatei (ter vervanging van de twee kleine vensters, waarvan vulstuk en segmentboogstrek nog zichtbaar zijn) en een rechthoekige houten deur met bovenlicht, in de tweede laag van een rechthoekig, tweevoudig verticaal ingedeeld vensterkozijn. Het tussengelegen pand 48 heeft in de eerste laag twee rechthoekige vensters als ook een rechthoekige voordeur met bovenlicht, in de tweede laag een rechthoekig, tweevoudig verticaal ingedeeld vensterkozijn. De hoekpanden hebben blinde zijgevels. Sobere achtergevels, oorspronkelijk met kruiskozijnen in de segmentbooglijst in de eerste laag, in de tweede laag een rechthoekig vensterkozijn hoog onder de luifelgoot.
Waardering
De drie spoorwegarbeiderswoningen van de woninggroep Nuinhof zijn van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling met een voor de regio aanzienlijke innovatieve waarde. De architectuurhistorische waarden van de woningen worden bepaald door de bouwstijl, de betrokkenheid van architect N.J. van Tiene, de esthetische kwaliteiten van diens complexontwerp, door materiaalgebruik en ornamentiek. De woningen zijn van bijzondere betekenis vanwege de situering, die verbonden is met de ontwikkeling c.q. uitbreiding van dorp en streek; de panden zijn van belang voor het aanzien van dorp c.q. streek en beschikken over een historisch-ruimtelijke relatie met het nabijgelegen spoorwegemplacement. De woningen beschikken voor wat betreft het exterieur over een redelijke architectuurhistorische gaafheid en zijn van groot belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Three WORKERS' DWELLINGS of the Nuinhof Housing Group, 1919, in a traditional building style influenced by chalet architecture. Built on the commission of the Building Association 'Nuth Vooruit' for railway workers of the adjacent railway depot, designed by architect N.J. van Tiene of Maastricht. The three dwellings are situated on a gently sloping plot in the southern part of the housing group. The dwellings have undergone some renovations and alterations. All extensions and outbuildings realized since 1919 are excluded from protection.
Description
Three workers' dwellings with partial basement storey, two storeys and attic storey. Each dwelling has an L-shaped floor plan, due to a built-out storage facility across the rear facade. The floor plans of properties 48 and 50 are mirror images of each other. The floor plan of property 46 is identical to that of property 48, with an extension on the left half of the rear facade.
The whole is covered by a hipped roof with recessed gable, covered with red Dutch tiles of more recent date. Cornice gutters, clad with green trespa, supported on substantial wooden consoles.
