Inleiding
VILLA Maaszicht, 1873, naderhand tijdelijk buitensociëteit van de Momus. Gebouwd in negentiende eeuws traditionele stijl, in opdracht van mw. Evelien Claerenboets, naar een ontwerp van architect Albert Slootmaekers S.J.. Gesitueerd op een sterk hellend perceel op de westzijde van de St.Pietersberg. In de mergelmuur aan de straatzijde bevindt zich de toegang tot Nederlands' oudste Lourdesgrot met bidkapel, die apart rijksbeschermd is. De bijgebouwde dubbele garage en de aan de achtergevel gebouwde veranda zijn uitgesloten van bescherming.
Omschrijving
Villa op vierkante plattegrond met uitbouw aan de noordzijde. Twee bouwlagen, plus souterrain- en zolderverdieping. De souterrainverdieping is aan de achtergevel vanwege de sterke helling van het perceel volledig zichtbaar (hierin een gevelsteen met bouwdatum en naam opdrachtgever).
De villa heeft een schilddak met plat. Leien in Maasdekking. Korte, uitkragende hoekschoorstenen. Bakgoten op gestucte consoles. Dakkapel en schoorsteen op het zuidelijke dakvlak.
De villa is symmetrisch vormgegeven. In de voorgevel, noordelijke zijgevel en achtergevel bevinden zich drie vensterassen, allen voorzien van segmentboogvormige houten kruiskozijnen met acht- of zesruits roedeverdeling. Segmentboogvormige houten paneeldeur, segmentboogvormige dubbele houten deuren in de souterrainverdieping aan de achtergevel. In de middenas van zowel voor- als achtergevel bevindt zich een topgevel met afgeplatte insteekkap. Het risalerende middendeel van de noordelijke zijgevel is één vensteras breed en loopt uit in een topgevel met in hoogte variërende geornamenteerde kantelen, smeedijzeren windvaan. De zuidelijke zijgevel telt twee vensterassen, gescheiden door een gecementeerde liseen.
Bakstenen optrek, gemetseld in kruisverband, met gecementeerde plint, vensteromlijstingen, waterlijsten, lisenen, keperboogfriezen en topgevelafdekking.
De villa Maastricht heeft een deels gepleisterde, mergel tuinmuur.
Smeedijzeren toegangshek met de naam "Maaszicht". Aan de achterzijde een terrassentuin met deels bakstenen, deels mergel keermuren. Deze keermuren hebben borstweringen met balusters cq. een smeedijzeren hekwerk.
De indeling van het INTERIEUR is grotendeels intact gebleven, maar bevat geen beschermde onderdelen.
Waardering
De villa Maaszicht is van cultuurhistorische waarde als bijzondere uitdrukking van een landschappelijke ontwikkeling. De architectuurhistorische waarden worden bepaald door de bouwstijl, de betrokkenheid van architect Slootmaekers, de esthetische kwaliteiten van zijn ontwerp en de ornamentiek. De villa is van zeer grote betekenis vanwege de situering, verbonden met de ontwikkeling van St. Pieter, van groot belang voor het aanzien van deze landelijke wijk en heeft een historisch-ruimtelijke relatie met de westelijke helling van de St. Pietersberg. Het exterieur van de villa is in redelijke mate gaaf gebleven en is van groot belang voor de visuele gaafheid van de landschappelijke omgeving. VILLA Maaszicht, 1873, later temporarily serving as an outdoor society of the Momus. Description
Villa on a square ground plan with an extension on the north side. Two storeys, plus basement and attic storeys. The basement storey is fully visible on the rear facade due to the steep slope of the plot (containing a foundation stone with construction date and name of the commissioning party).
The villa has a hipped roof with flat section. Slate in Maas coverage. Short, projecting corner chimneys. Gutters on stuccoed consoles. Roof dormer and chimney on the southern roof plane.
The villa is symmetrically designed. In the front facade, northern side facade and rear facade there are three window bays, all provided with segmental arch-shaped wooden cross windows with eight- or six-pane glazing bars. Segmental arch-shaped wooden panel door, segmental arch-shaped double wooden doors in the basement storey on the rear facade. In the central bay of both front and rear facades is a stepped gable with flattened inserted cap. The projecting central section of the northern side facade is one window bay wide and terminates in a stepped gable with height-varying ornamented crenellations, wrought-iron weathervane. The southern side facade has two window bays, separated by a cemented pilaster.
Brick construction, laid in English bond, with cemented plinth, window surrounds, drip mouldings, pilasters, herringbone-pattern friezes and stepped gable capping.
The villa Maastricht has a partly plastered marl garden wall.
Wrought-iron entrance gate with the name "Maaszicht". At the rear a terraced garden with partly brick, partly marl retaining walls. These retaining walls have parapets with balusters or wrought-iron railings.
