Inleiding
Eclectisch HERENHUIS, 1904-1905, oorspronkelijk voorzien van een koets- en paardestalling, als geheel gesitueerd in de gesloten wand van de Papenstraat. Gebouwd in opdracht van dhr. J. Nijst, naar een ontwerp van architect Joseph Hollman. Het interieur van het woongedeelte werd in 1957 gerenoveerd. Het aangebouwde uitvaartcentrum van één bouwlaag achter de inrijpoort is uitgesloten van bescherming.
Omschrijving
Herenhuis, bestaande uit een tweetal, onderling verspringende bouwvolumes met souterain, drie bouwlagen en zolder. Het geheel wordt gedekt door een zadeldak met muldenpannen. Dakkapellen met leienspits en pion. Bakgoot op consoles.
De voorgevel van het pand bestaat uit twee ten opzichte van elkaar verspringende bouwvolumes. Het volume met de woonhuisentree telt twee vensterassen. Op de begane grond een rechthoekige houten paneeldeur met smeedrooster en rondboogvormig bovenlicht. Daarnaast een rondboogvormig houten T-venster. Zowel venster als deur worden van het bovenlicht gescheiden door een hardstenen latei met diamantkopmotief. In de tweede bouwlaag rechthoekige houten T-vensters in segmentboogvormige lijsten en siermetselwerk in de vulstukken. In de derde laag rechthoekige houten T-vensters in roodboogvormige lijsten en siermetselwerk in de vulstukken. Dit geveldeel loopt uit in een topgevel met schouderstukken, waarvan de vazen en bekroning sedert 1989 zijn verwijderd. In deze topgevel een getrapt fries en een rechthoekig ongeleed houten venster in een rondbooglijst met siermetselwerk in het vulstuk.
In de eerste bouwlaag van het teruggerooide geveldeel bevindt zich de korfboogvormige inrijpoort, die thans toegang geeft tot het aangebouwde uitvaartcentrum. Deze poort bestaat uit een tweetal panelen met diamantkopornamenten en cannelures, verticaal ingedeelde bovenlichten met geëtst glas. In de tweede bouwlaag een balkon op consoles met smeedijzeren balustrade en vlaggemast. Dubbele houten balkondeuren met bovenlicht, door baksteentraceringen gescheiden van de zijlichten met bovenlicht. Zowel de zijlichten als de balkondeur in een segmentboogvormige lijst met siermetselwerk in de vulstukken. In de derde laag een rechthoekig houten T-venster met baksteentraceringen, horizontaal ingedeelde bovenlichten, geplaatst in rondbooglijsten met siermetselwerk.
De voorgevel kenmerkt zich door een geprofileerde plint in gesausde zandsteen, met hardstenen lijst; rode bakstenen optrek met gesneden voegen; speklagen in zandsteen; hardstenen dorpels; lichtrode profielsteen in de venster- en deurlijsten; rood-geel-zwart vlechtwerk in de vulstukken; gestucte gevellijsten. Strekken met gestucte aanzet-, sluitstenen en profiellijsten.
Blinde zijgevel en trapsgewijs verspringende achtergevel in grauwbruine baksteen, gemetseld in kruisverband. Rechthoekige houten (T-)vensters.
Een deur geeft toegang tot het dakterras van de aanbouw.
Vanwege de aanbouw van het uitvaartcentrum werd het INTERIEUR van de eerste bouwlaag ten dele vernieuwd. Het interieur van de woonverblijven op de tweede en derde laag heeft een indeling die met uitzondering van een doorbraak naar de serre nog intact is, maar bevat voor het overige geen beschermde onderdelen.
Waardering
Het pand Papenstraat 4 d-e is van cultuurhistorische waarde als bijzondere uitdrukking van een typologische ontwikkeling.
De architectuurhistorische waarden worden bepaald door de bouwstijl, de zeer hoogwaardige esthetische kwaliteiten, het bijzondere deels streekgebonden materiaalgebruik en de ornamentiek.
Papenstraat 4 d-e vormt in een ensemble met 4 b-c een belangrijk onderdeel van de Maastrichtse binnenstad, is vanwege de situering verbonden met de ontwikkeling van de binnenstad en van bijzondere betekenis voor het aanzien van de stedelijke omgeving.
Het exterieur van het pand is gaaf te noemen en van belang voor de structurele en visuele gaafheid van de stedelijke omgeving.

Description
Mansion, consisting of two mutually offset building volumes with basement, three storeys and attic. The whole is covered by a gabled roof with curved tiles. Roof dormers with slate spire and finial. Guttering on corbels.
The front facade of the building consists of two building volumes offset in relation to each other. The volume with the residential entrance has two window bays. On the ground floor a rectangular wooden panelled door with wrought-iron grille and round-arched fanlight. Adjacent to it a round-arched wooden T-window. Both window and door are separated from the fanlight by a freestone lintel with diamond-head motif. In the second storey rectangular wooden T-windows in segmental-arched surrounds and decorative brickwork in the spandrels. In the third storey rectangular wooden T-windows in red-brick arches and decorative brickwork in the spandrels. This facade section culminates in a stepped gable with shoulder pieces, the urns and coping of which have been removed since 1989. In this stepped gable a stepped frieze and a rectangular wooden window without glazing bars in a round-arched surround with decorative brickwork in the spandrel.
In the first storey of the recessed facade section is located the basket-arched carriage entrance, which now provides access to the adjoining funeral centre. This entrance consists of two panels with diamond-head ornaments and fluting, vertically divided fanlights with etched glass. In the second storey a balcony on corbels with wrought-iron balustrade and flagpole. Double wooden balcony doors with fanlight, separated by brick mullions from the side lights with fanlight. Both the side lights and the balcony door in a segmental-arched surround with decorative brickwork in the spandrels. In the third storey a rectangular wooden T-window with brick mullions, horizontally divided fanlights, placed in round-arched surrounds with decorative brickwork.
The front facade is characterised by a profiled base in tooled sandstone, with freestone string course; red brick elevation with cut joints; speckled courses in sandstone; freestone sills; light red profile stone in the window and door surrounds; red-yellow-black interlace pattern in the spandrels; stuccoed facade string courses. Courses with stuccoed setting and corner stones and profile string courses.
Blind side facade and stepped recessed rear facade in greyish-brown brick, laid in English bond. Rectangular wooden (T-)windows.
A door provides access to the roof terrace of the extension.
