Inleiding
Voormalig CAFÉ-RESTAURANT Dominicain, met WINKEL en BOVENWONINGEN, 1928-1929. Gebouwd in de trant van de Delftse School, in opdracht van de N.V. Brouwerij D'Oranjeboom te Rotterdam, naar een ontwerp van het architectenbureau Granpré Molière, Verhagen en Kok te Rotterdam. Gesitueerd op de hoek van Vrijthof en Helmstraat, gebouwd op de plattegrond van een opo deze locatie afgebroken pand.
Kleine interne verbouwingen vonden plaats in 1929 (het winkelhuis) en 1933 (kelderruimte, architect C.H. Nolet). In 1941 werd de gevel aan de Vrijthof voorzien van een terrasluifel, ontworpen door het architectenbureau Granpré Molière, Verhagen en Kok te Rotterdam.
Omschrijving
Hoekpand met souterrainverdieping, drie bouwlagen en zolders op een smalle, onregelmatig gevormde plattegrond, gesitueerd in lengterichting ten opzichte van de Helmstraat. Het geheel wordt gedekt door zadeldaken - deels verzonken achter kopgevels - met grijze, oud-Hollands vernieuwde pannen, luifelgoten op consoles, dakkapel. Het bouwwerk is geheel opgetrokken in baksteen, voorzien van een hardstenen plintbeplating en hardstenen dorpels.
Het voormalige café-restaurant Dominicain is onregelmatig opgebouwd en telt een drietal volumes die met hun gevelhoogte de helling van de Helmstraat in de richting van het Vrijthof accentueren. Het volume aan het Vrijthof staat dwars op de bouwdelen aan de Helmstraat. Een grote, afgeschuinde erker over twee bouwlagen met balkon en twee vensterassen zorgt voor de architectonische verbinding tussen de gevels aan de Helmstraat en het Vrijthof.
Onregelmatig ingedeelde lijstgevels, die aan de Helmstraat als volgt zijn samengesteld: na de dubbele hoekerker volgt een entreeportaal met hardstenen sierlijst, waarboven een hardstenen kozijn met balkondeuren en balustrade op licht risalerende vloer. Deze as wordt bekroond door een kleine tuitgevel, waarvan de schouderstukken zijn voorzien van enkele hardstenen beplatingen. Na een gevelvlak met respectievelijk vier vensterassen in de eerste en tweede laag en drie assen in de derde laag, volgt wederom een gevelvlak van één travee dat uitloopt in een tuitgeveltje. Hierin bevindt zich eveneens een ingangsportaal. De tuitgevel heeft een bescheiden ornamentering. De gevel aan de Helmstraat wordt beëindigd door een bouwvolume van geringere hoogte, voorzien van tweemaal vier vensterassen en een hoog onder de luifelgoot ingezette vensterreeks.
De gevel aan het Vrijthof heeft vier vensterassen in de tweede en derde bouwlaag. Onder de aangebouwde terrasluifel gaan drie aanzienlijke terrasdeuren met glas-in-lood bovenlichten schuil.
Het geheel kenmerkt zich door een zeer sobere baksteenornamentering.
Rechthoekige houten vensters met kalf en glas-in-lood bovenlichten. In de derde bouwlaag diverse afwijkende kozijnvormen: rechthoekige houten T-vensters, rechthoekige houten kruiskozijnen, rechthoekige verticaal gelede houten vensters.
Waardering
Het voormalige café-restaurant Dominicain is vanwege de bouwstijl van belang voor de geschiedenis van de architectuur, is van bijzonder belang vanwege de betrokkenheid van het architectenbureau Granpré Molière, Verhagen en Kok, beschikt over hoogwaardige esthetische kwaliteiten en kenmerkt zich door een stijlgebonden toepassing van bouwmaterialen en ornamentering. Het pand is gesitueerd in het beschermde stadsgezicht Maastricht, is vanwege deze situering verbonden met de ontwikkeling van de binnenstad en van belang voor het aanzien van de stad. De architectonische kwaliteiten van het pand zijn in redelijke tot hoge mate bewaard gebleven. Het gebouw is van belang in relatie tot de structurele en visuele gaafheid van de stedelijke omgeving. Description
Corner building with basement storey, three storeys and attics on a narrow, irregularly shaped footprint, situated lengthways with respect to Helmstraat. The whole is covered by gabled roofs - partly recessed behind end gables - with grey, renewed Old Dutch tiles, gutter channels on consoles, roof dormer. The building is constructed entirely of brick, provided with a sandstone plinth covering and sandstone sills.
The former café-restaurant Dominicain is irregularly constructed and consists of three volumes which, with their façade height, accentuate the slope of Helmstraat in the direction of Vrijthof. The volume on Vrijthof stands perpendicular to the building sections on Helmstraat. A large, chamfered oriel over two storeys with balcony and two window bays provides the architectural connection between the façades on Helmstraat and Vrijthof.
Irregularly arranged cornice-topped façades, which on Helmstraat are composed as follows: after the double corner oriel follows an entrance portal with sandstone decorative moulding, above which a sandstone frame with balcony doors and balustrade on slightly projecting floor. This axis is crowned by a small spout gable, whose shoulder pieces are provided with some sandstone coverings. After a façade section with respectively four window bays in the first and second storey and three bays in the third storey, follows again a façade section of one bay that ends in a small spout gable. This also contains an entrance portal. The spout gable has modest ornamentation. The façade on Helmstraat is terminated by a building volume of lesser height, provided with twice four window bays and a high window row set under the gutter channel.
The façade on Vrijthof has four window bays in the second and third storey. Under the attached terrace canopy are hidden three substantial terrace doors with lead lights and fanlights.
The whole is characterised by very restrained brick ornamentation.
Rectangular wooden windows with small panes and lead light fanlights. In the third storey various different frame types: rectangular wooden T-windows, rectangular wooden cross windows, rectangular vertically divided wooden windows.
Valuation
The former café-restaurant Dominicain is of importance for the history of architecture on account of its building style, is of particular importance on account of the involvement of the architectural office Granpré Molière, Verhagen and Kok, possesses high-quality aesthetic qualities and is characterised by a style-appropriate application of building materials and ornamentation. The building is situated in the protected townscape Maastricht, is connected by virtue of this situation to the development of the inner city and is of importance for the appearance of the city. The architectural qualities of the building have been preserved to a reasonable to high degree. The building is of importance in relation to the structural and visual integrity of the urban environment.
