The register's description

HOOFDGEBOUW. Ten dele onderkelderd huis op polyform grondplan, de op souterrain-niveau geplaatste ingang aan achterzijde (NO-zijde), met twee verdiepingen en verspringend plat dak. In zijn huidige aanzien dateert het huis uit de jaren 1926-1928 en is tot stand gekomen naar plannen van de architect J.W. Hanrath, die in opdracht van de toenmalige eigenaar S. May het huis verbouwde. Dit huis dateerde in oorsprong uit het tweede of derde decennium van de 19e eeuw en bestond uit een gepleisterd huis met aan de voorzijde (NW-zijde) een halfronde colonnade met bovenbouw, centraal in het verder rechthoekige een verdieping hoge bouwlichaam. Aan de achterzijde was een drie- of meerzijdig uitgebouwde ingangspartij gerealiseerd (vgl. Kadastraal Minuutplan Gemeente Zeist nr. E1832). In de tweede helft van de 19e eeuw werd dit huis met een verdieping verhoogd. De globale grondvorm van het 19e-eeuwse huis - een rechthoekig bouwlichaam met een centraal respectievelijk aan de voor- en achterzijde gelegen halfronde uitbouw en uitgebouwde veelzijdige ingangspartij - is tot op heden in huis De Breul herkenbaar gebleven. Onder leiding van Hanrath werd het gebouw van bakstenen gevelopstanden voorzien. De opengewerkte balustrade boven op het dak werd met baksteen dichtgemetseld tot een hoofdgestel met fries en geprofileerde kroonlijst en architraaf.

Hanrath verplaatste de achtergevel meer naar voren tot het niveau van de overdwars geplaatste zijkanten van de ingangspartij en voorzag de achtergevel aan weerszijden van een uitspringende travee, die omligt aan de zijgevels van het huis, waar deze aan beide zijgevels in een driezijdige uitbouw eindigt. De naar de voor(ZW-)zijde van het huis toe gerichte gevel van deze genoemde travee heeft bijna dezelfde breedte als de twee aan de voorzijde gelegen vensterassen ter weerszijden van de centraal gelegen halfronde uitbouw. Door deze ter weerszijden van de achtergevel geplaatste aan de zijgevels omliggende travee ten aanzien van de zijgevels zo ver naar voren uit te bouwen is niet alleen aan de achterzijde en zijkanten van het huis, maar ook aan de voorzijde ervan de indruk van massiviteit van het huis sterk vergroot en is, in plaats van het overzichtelijke blokvormige 19e-eeuwse bouwlichaam met voornamelijk recht op elkaar staande gevelopstanden een breed polyform ritmisch gelede bouwmassa met rechte en overdwars geplaatste gevelvlakken ontstaan. De indruk van massiviteit van het huis is verder nog versterkt door de ruime toepassing van natuur- en kunststenen kroonlijsten, architraven en cordonlijsten. Aan de vier uiterste hoeken van het huis zijn omliggende bakstenen pilasters met gemetseld blokmotief aangebracht.

Achter- en zijgevels van het huis zijn voorzien van een door een cordonlijst afgesloten bakstenen basement met terugliggende voeg, die in het verlengde ligt van de uitgespaarde ruimten tussen de blokken van de pilasters. De achtergevel bestaat uit vijf traveeën of vensterassen, waarvan de middelste driezijdige en de twee zij-traveeen naar voren liggen. Deze zijtraveeen worden bekroond door een op een hoofdgestel van architraaf, fries en kroonlijst rustende attiek, die wederom door een hoofdgestel wordt afgesloten. Attiek en dubbel hoofdgestel zijn omliggend aan de zijgevels en de voorgevel tot aan de centraal gelegen halfronde uitbouw geplaatst. In deze attiek zijn boven de vensterassen drie kleine naast elkaar gelegen vensters met 6-ruitsindeling gevat. In de attiek boven de vensteras van de travee ter weerszijden van de achtergevel hetzelfde type venster en ruitsindeling, maar dan vier in plaats van drie vensters. Ook de drie middelste traveeen aan de achterzijde en de halfronde uitbouw aan de voorzijde worden door een attiek bekroond; in deze attiek, die een niveau hoger ligt, zijn echter geen vensters gevat. In de zij-traveeen aan de achtergevel op beganegrond en eerste verdieping twee rechthoekige vensters met respectievelijk 28- en 24-ruitsindeling. Erboven de attiek. Centraal in de driezijdige uitbouw op souterrain-niveau ligt de ingangspartij, bestaande uit een beglaasde toegangsdeur, beveiligd met een ijzeren sierrooster en omlijst door twee hardstenen pilasters, waarboven hardstenen consoles, die een eenvoudig balkon met opengewerkt ijzeren hek dragen. De rechthoekige dubbele balkondeur, met 21-ruitsindeling, omlijst door twee hardstenen pilasters waarboven twee hardstenen consoles, wordt door een hardstenen fronton bekroond. Ter weerszijden van de toegangsdeur twee rechthoekige vensters, elk beveiligd met een ijzeren sierrooster. Ter weerszijden van de balkondeur twee rechthoekige vensters met 21-ruitsindeling. Achter de zuidwestelijke terrasdeur bevindt zich de zogenaamde eikenzaal, een vermoedelijk door Hanrath ontworpen met eikenpanelen betimmerde wand met aan de terraszijde twee ingebouwde bibliotheken en aan de overzijde hiervan een fraaie eikehouten 18e-eeuwse, Lodewijk XV schoorsteenmantel met bovenstuk.

De centraal in de halfronde uitbouw gelegen terrasdeur wordt omlijst door hardstenen pilasters waarboven consoles, die een hardstenen driehoekig tympaan schragen. MAIN BUILDING. Partly cellared house on polyform ground plan, with the entrance at basement level positioned at the rear (NE side), comprising two storeys and a stepped flat roof. In its present form the house dates from 1926-1928 and was created according to plans by architect J.W. Hanrath, who renovated the house on commission from the then-owner S. May. The terrace door centrally located in the semicircular extension is framed by hardstone pilasters above which consoles, which support a hardstone triangular tympanum. On either side of this centrally located terrace door two rectangular windows with 28-pane glazing. On the first storey level in the semicircular extension three and in the side bays a rectangular window with 24-pane glazing. Above the side bays the attic.
