Inleiding
Bakstenen "HOEVE Vliegen", overwegend uit de 18de eeuw met een mogelijk 17de-eeuwse kern. Door latere wijzigingen is de hoeve uitgegroeid tot een hoeve van het hoftype om een met twee toegangspoorten gesloten binnenplaats. De oudste gedeelten zijn de woonvleugel, haaks op de straat en het poortgebouw en de schuur met poort, beiden evenwijdig aan de straat. Tegenover het woonhuis ligt een stalgebouw. Belangrijke interieuronderdelen zijn in verschillende fasen in de 18de en 19de eeuw aan het pand toegevoegd. De hoeve is beeldbepalend gesitueerd tegenover de kerk in de rooilijn van de Kerkstraat. De poorten zijn bereikbaar vanuit de Kerkstraat en vanuit de Limburgerstraat, waar vroeger een boomgaard lag tussen straat en poort. De in de zwik tussen poortgebouw en stalgebouw gelegen woning (nr. 131) is niet beschermd; dit bouwdeel behoorde al in de eerste helft van de 19de eeuw niet meer bij de hoeve. Van oorsprong was de boerderij vrijer gelegen met twee tuinpercelen rechts van de woonvleugel. N.B. De daken van het gehele woonhuis, het poortgebouw aan de Kerkstraat en de linker schuur zijn in 2001-2002 vernieuwd. De 18de-eeuwse dwarsgeplaatste schuur met poortdoorgang naar de Limburgerstraat heeft in 2010 geen kap.
Omschrijving
Roodbruine bakstenen hoeve, overwegend in kruisverband gemetseld, met een met kinderkopjes bestrate binnenplaats, bestaande uit een poortgebouw, een woongebouw rechts, een stalgebouw links en een schuur met poortdoorgang achter. Het poortgebouw bestaat uit een doorgang rechts en een ruimte links, daarboven een zolderverdieping met houten vloer op kinder- en moerbalken (strijkbalken). Voorgevel met sporen van witte afwerking. Rechts een met sober siermetselwerk en klezoren uitgevoerde korfboogvormige doorgang met dubbele houten poort, hoge hardstenen hoekblokken en sluitsteen met jaartal 1764. Boven de boog twee smeedijzeren sierankers voor een strijkbalk. Links is de voorgevel blind. Gevel beëindiging met doorlopende goot op klossen onder het evenwijdig aan de straat geplaatste zadeldak (ca. 1995 vernieuwd en muur daarbij verhoogd). De korfboog is aan de erfzijde op gelijke wijze gemetseld.
Langwerpig woongebouw van twee verdiepingen onder zadeldak haaks op de straat. De puntgevel aan de straat heeft drie vensterassen op de begane grond en verdieping, met zesruits ramen met hardstenen dorpels, luiken op de begane grond, twee kleine ramen in de zolderverdieping, vlechtingen en zes S-vormige smeedijzeren ankers. De gevel is in ca. 1995 gereconstrueerd na verwijderen van een blokpleisterlaag op de gevel (daarvoor was sprake van een tuitgevel). Lange gevel aan de erfzijde, in fasen vanaf de 18de eeuw tot stand gekomen, met een voordeur met hardstenen (Naamse steen) omlijsting, diverse vensters en twee koekoeken voor de kelders. De lange gevel aan de buitenzijde met gepleisterde zwarte plint, met een gelijke voordeur met bovenlicht met kruisroede in hardstenen omlijsting met sluitsteen, negen vensterassen van wisselend formaat. Links en rechts van de deur getraliede vierruits ramen met ontlastingsbogen die wijzen op vroegere kruisvensters, gedeeltelijk met 18de-eeuwse voormalige kruiskozijnen met 19de-eeuwse roedenverdeling. Boven de deur een 30 ruits schuifraam uit de tweede helft van de 18de eeuw. Geheel rechts in de gevel vier assen met vroeg 17de-eeuwse kloostervensters, m.n. op de verdieping goed bewaard, met getoognagelde kozijnen, glas-in-lood in het bovenraam. Het gevelgedeelte rond de linker twee vensterassen is 19de-eeuws, overwegend gaat het echter om een vroeg 18de-eeuwse gevel. Gevelbeëindiging door siermetselwerk met bloktand en zaagtand onder (vernieuwde) houten bakgoot op klossen. Achtergevel ca. 1880 met tuindeur met bouwsporen van uitbouw. Het interieur wordt door drie bouwmuren in vieren verdeeld. Twee voorkamers vormen het jongste deel van het huis. Van daaruit twee deuren naar de hal over de volle breedte met twee gelijke huisdeuren aan erf- en buitenzijde, een monumentale eiken bordestrap met balusters en als klauw gekrulde trappaal (18de eeuw, afkomstig uit een groter pand) die tot de zolderverdieping loopt; daaronder een keldertrap. Vanuit de hal twee deuren naar twee kamers in het middengedeelte, elk voorzien van balkenplafond en schouw. In de rechterkamer een rococoschouw (ca. 1760) met eiken schoorsteenmantel en gestuukte boezem; tegelwerk ca. 1800 met daarin Maaslands vuurrooster. In de kamer aan de erfzijde een rijk uitgevoerde 17de-eeuwse schouw met wangen gevormd door natuurstenen kariatiden. Vanuit deze kamer twee deuren naar een drietal door een bouwmuur gescheiden kamers, eindigend tegen links de schuur en rechts met een buitentrap naar een wat hoger gelegen tuin; in de kamer achter de rococoschouw en 18de-eeuwse steektrap met balusters. Vloeren van Naamse steen; balklagen van gekantrechte moer- en kinderbinten, ook op de verdieping, alweer tevens nog een rococoschouw met gestuukte boezem en eiken schoorsteenmantel, waarin tegelwerk. Diverse eiken paneeldeuren van ca. 1800. Twee tongewelfde kelders in baksteen en mergel (twee fasen 18de eeuw) gesitueerd onder de hal en de kamers met schouwen, met vanuit de eerste kelder een smalle gang onder de voorkamer door en vanuit de tweede kelder een doorgang naar een trapopgang met boven afgedichte keldertrap; deze leidt naar de ruimte achter aan de erfzijde (thans keuken); in de gewelven smeedijzeren haken.
De dwarsgeplaatste 18de-eeuwse schuur met poortdoorgang (1760) is voorzien van (tijdelijk afgetopte) puntgevels van ca. 1920, een jaar waarin de schuur vermoedelijk aan beide zijden werd ingekort. Aan de erfzijde staat de gevel met korfboogdoorgang met hardstenen hoekblokken, aanzet- en sluitstenen tot goothoogte overeind, evenzo de achtergevel. Houten opgeklampte poorten voor en achter, ter weerszijden kleine opgeklampte zijdeuren, op spil draaiend in onder- en bovendorpel, gedeeltelijk smeedijzeren sluitwerk en 18de-eeuwse klopper. De poortdoorgang wordt geflankeerd door (restanten van) halfhoge muren, waarboven voorheen de taszolders. Tegen de erfmuur pomp en waterbassin.
Van het links van het hof gelegen stalgebouw van ca. 1900 is het bakstenen casco bewaard, waarvan de voorgevel is voorzien van kleine stalramen , twee deuren en een dubbele deur met bovenlichten (deels na reconstructie ), hardstenen deuromlijstingen.
Waardering
De bakstenen "Hoeve Vliegen" is van algemeen belang vanwege: - cultuurhistorische waarde voor de ontwikkeling in fasen van een hoeve tot gesloten hoftype met een fase van relatief zeer rijke uitmonstering en wisseling van voorgevel van het woonhuis;
- de functionele herkenbaarheid van de onderscheiden bouwdelen, voor het stalgebouw gelegen in het casco van het muurwerk, de hoofdvorm en de bescheiden gevelopeningen behorend bij het bedrijfsmatige karakter;
- architectuurhistorische, bouwhistorische en ouderdomswaarde door de historische gelaagdheid van het woonhuis en de ontwikkeling van het woonhuis met de overige bebouwing tot een boerderij van het hoftype, door de gaaf bewaarde oude kloostervensters en andere detaillering zoals deuren, schouwen en trappen;
- stedenbouwkundige waarde omdat de hoeve onderdeel uitmaakt van een vroege ontwikkelingsfase van de dorpskern met karakteristieke op het zuiden georiënteerde lintbebouwing;

Brick "HOEVE Vliegen", predominantly from the 18th century with a possible 17th-century core. Through later alterations the farmhouse has developed into a courtyard-type farm around an inner courtyard closed off by two gate entrances. The oldest parts are the residential wing, set at right angles to the street, and the gatehouse and barn with gate, both running parallel to the street. Opposite the farmhouse stands a stable building. Important interior components were added to the property in various phases during the 18th and 19th centuries. The farm is visually prominent, situated opposite the church on the building line of Kerkstraat. The gates are accessible from Kerkstraat and from Limburgerstraat, where an orchard formerly lay between the street and gate. The dwelling (no. 131) located in the angle between the gatehouse and stable building is not protected; this building part no longer belonged to the farm from the first half of the 19th century onwards. Originally the farm was more freely situated with two garden plots to the right of the residential wing. N.B. Reddish-brown brick farm, predominantly laid in English bond, with an inner courtyard paved with setts, consisting of a gatehouse, a residential building on the right, a stable building on the left and a barn with gate passage at the rear. The gatehouse consists of a passage on the right and a room on the left, above it a loft storey with wooden floor on brick and wooden joists (binders). Front facade with traces of white finish. On the right a basket arch-shaped passage executed with restrained ornamental brickwork and glazed bricks, with double wooden gate, tall sandstone corner blocks and keystone with date 1764. Above the arch two wrought-iron ornamental wall anchors for a binder. On the left the front facade is blank. Facade termination with continuous gutter on corbels beneath the saddle roof placed parallel to the street (renewed c. 1995 and wall raised at that time). The basket arch is laid in the same manner on the courtyard side.
Elongated residential building of two storeys under saddle roof set at right angles to the street. The pointed gable on the street has three window bays on the ground floor and first floor, with six-pane windows with sandstone sills, shutters on the ground floor, two small windows in the loft storey, wattle-and-daub and six S-shaped wrought-iron anchors. The facade was reconstructed c. 1995 after removal of a render coating from the facade (previously there was a spout gable). Long facade on the courtyard side, created in phases from the 18th century onwards, with a front door with sandstone (Namur stone) frame, various windows and two openings for the cellars. The facade section around the left two window bays is 19th-century, but overall it concerns an early 18th-century facade. Facade termination with ornamental brickwork with block tooth and saw tooth beneath (renewed) wooden rain gutter on corbels. Rear facade c. 1880 with garden door with construction traces of former extension. The interior is divided into four parts by three structural walls. Two front rooms form the youngest part of the house. From there two doors to the hall spanning the full width with two identical house doors on the courtyard and outside sides, a monumental oak staircase with balusters and a stair rail curled like a claw (18th century, originating from a larger building) which runs to the loft storey; beneath it a cellar stair. From the hall two doors to two rooms in the central section, each furnished with beam ceiling and fireplace. In the right room a rococo fireplace (c. 1760) with oak mantelpiece and plastered breast; tiling c. 1800 with Maas-region fire grate therein. In the room on the courtyard side a richly executed 17th-century fireplace with sides formed by natural stone caryatids. From this room two doors to three rooms separated by a structural wall, ending against the barn on the left and on the right with an outside stair to a somewhat higher situated garden; in the room behind the rococo fireplace an 18th-century step stair with balusters. Floors of Namur stone; joist layers of squared wooden and brick joists, also on the first floor, likewise a rococo fireplace with plastered breast and oak mantelpiece, with tiling therein. Various oak panelled doors of c. 1800. Two barrel-vaulted cellars in brick and marl (two phases 18th century) situated beneath the hall and the rooms with fireplaces, with from the first cellar a narrow passage beneath the front room and from the second cellar a passage to a stair well with above sealed cellar stair; this leads to the space at the rear on the courtyard side (now kitchen); in the vaults wrought-iron hooks.
The transversely placed 18th-century barn with gate passage (1760) is furnished with (temporarily capped) pointed gables of c. 1920, a year in which the barn was presumably shortened on both sides. On the courtyard side the facade stands with basket arch passage with sandstone corner blocks, setting and keystone blocks up to gutter height, likewise the rear facade. Wooden clamped gates front and rear, on either side small clamped side doors, pivoting in upper and lower sill stones, partly wrought-iron fittings and 18th-century door knocker. The gate passage is flanked by (remains of) half-height walls, above which loft rooms formerly stood. Against the courtyard wall a pump and water basin.
Of the stable building of c. 1900 situated to the left of the courtyard, the brick shell is preserved, the front facade of which is furnished with small stable windows, two doors and a double door with fanlights (partly after reconstruction), sandstone door frames.
Valuation
The brick "Hoeve Vliegen" is of general importance because of:
- cultural-historical value for the phased development of a farm into a closed courtyard-type with a phase of relatively very rich fitting-out and change of the front facade of the farmhouse;
- the functional recognisability of the distinct building components, for the stable building located in the shell of the masonry, the principal form and modest facade openings belonging to the business-like character;
- architectural-historical, building-historical and age value through the historical layering of the farmhouse and the development of the farmhouse with the other buildings into a courtyard-type farm, through the well-preserved old monastery windows and other detailing such as doors, fireplaces and stairs;
- urban-planning value because the farm forms part of an early development phase of the village centre with characteristic south-facing linear development;
- situational value through the visually prominent location opposite the church;
