Inleiding: Herenhuis met gepleisterde voorgevel ter breedte van zeven traveeën, het voorste gedeelte gedekt door een schilddak met de nok parallel aan de straat, het tweeledige gedeelte hierachter gedekt door twee hoog opgetrokken zadeldaken met achtertopgevels. Het pand dateert in oorsprong uit de laatste decennia van de 17de eeuw en werd in de 19de eeuw verbouwd. Tegen de linker zijgevel is een koetshuis opgetrokken.
Omschrijving:
De voorgevel telt drie bouwlagen boven een hardstenen plint, heeft dito waterlijsten en wordt afgesloten door een brede lijst. Op de begane grond en de verdieping zijn zesruits-schuifvensters aangebracht, de mezzanine bevat vierruits-schuifvensters. Ter weerszijden van de centraal geplaatste deur een natuurstenen stoep voorzien van acht hardstenen stoeppalen met kettingen, rustend op bolvormige consoles. Inwendig is de hoofdstructuur van wat oorspronkelijk twee panden waren, behouden gebleven. Op de begane grond verdeelt een lange gang het monument in tweeën; de gang is voorzien van een portaal en belegd met witte marmeren platen en heeft een gestucte kooflijst met fruit- en bladmotieven en drie stucornamenten in het plafond. De voorkamer rechts op de begane grond bevat een wit marmeren schouw en een kooflijst waarin masquerons zijn opgenomen; het plafond is ingedeeld met een geometrische vlakverdeling met gestuct rankwerk waartussen velden zijn aangebracht met beschilderde, maskerachtige mannelijke gezichten in de hoeken. De koppen zijn alle en face aangebracht, vertonen oriëntaliserende trekken en geringe onderlinge nuanceverschillen of gelaatsuitdrukkingen. In de achterkamer een rood marmeren schoorsteen en schoorsteenmantel met dubbele lijst waarin bladmotieven zijn verwerkt; het plafond is voorzien van een centraal geplaatst ornament in stuc: een symmetrische kandelaber aangevuld met blad-, bloem- en rankmotieven en lijstwerk met acanthusblad. Op de begane grond, links aan de voorzijde, en toegankelijk middels een paneeldeur waarop bloemen zijn geschilderd, een zwart marmeren schouw met verspreide rode tekening en een stucplafond verdeeld in vijf vakken begrensd door lijsten waarop in stuc bloemmotieven zijn aangebracht, vier vakken uitgevoerd met gestucte reliëfs bevattende verwijzingen naar jacht en visvangst, het octogonale centrale vak eveneens met gestucte fruit- en acanthusmotieven. De onderkelderde en betegelde keuken is links aan de achterzijde gesitueerd en heeft een schouw met rookkast. Tegen de achtergevel is vermoedelijk in het begin van de 19de eeuw een serre gebouwd; hieronder is een kelder, vermoedelijk voor de opslag van water. Eiken bordestrap naar de verdieping met gesneden masquerons op de zijkanten, een balustervormige eiken trappaal en smeedijzeren spijlen; vier stuc-consoles markeren de overgang van gang naar het trappenhuis. Op de verdieping vertegenwoordigen diverse elementen historische waarde: o.a. een kastenwand in het trappenhuis, de boogstelling tussen wat oorspronkelijk twee afzonderlijke panden zijn geweest, een grauw-marmeren schoorsteenmantel en een boezem met neogotische aandoende vijfpas en eikenloofdecoratie (voorkamer), een grauw-marmeren schoorsteenmantel en een boezem met pilasters, kapitelen en driepasmotief (achterkamer), bloemenstucwerk op het plafond (achterkamer). Geschilderde decoratie in de hoeken van het plafond (voorkamer). Het trappenhuis heeft een (moder ne) lichtkoepel met omlopende gestucte kooflijst voorzien van eierlijst en cartouches. Een kap vertegenwoordigt bouwhistorische waarde, want voorzien van gehakte telmerken I tot en met IIII. Het voormalig koetshuis is een eenvoudig bakstenen dienstgebouw onder zadeldak met pannen, gepleisterde topgevel en een hooiluik op de verdieping.
Waardering:
Burchtstraat 3 bezit stedenbouwkundige waarde want het voorziet het historisch straatbeeld van een wezenlijk bestanddeel als gevolg van het oude bouwvolume en de hoge mate van representativiteit die in de voorgevel met de stoep en stoeppalen alsook in het aangrenzende koetshuis tot uitdrukking komt. Wegens de duidelijk onderscheiden en afleesbare bouwperioden vertegenwoordigt het pand algemeen belang: er zijn twee hoofdfasen in de bouwgeschiedenis t.w. een 17de-eeuwse en een 19de-eeuwse, en die kenmerken het monument in zijn hoofdstructuur en verschijningsvorm. Deze ontwikkelingsgeschiedenis is van algemeen belang voor de wetenschap, met name voor de architectuurgeschiedenis en de bouwhistorie waarbij wordt aangetekend dat de oorspronkelijke hoofdstructuur (muren, balklagen) van de panden behouden is gebleven. The front facade comprises three storeys above a stone plinth, has similar drip mouldings and is concluded by a broad moulding. On the ground floor and first floor six-pane sash windows have been fitted, the mezzanine contains four-pane sash windows. On either side of the centrally placed door a natural stone stoep provided with eight stone bollards with chains, resting on spherical consoles. Internally the main structure of what were originally two separate properties has been preserved. On the ground floor a long corridor divides the monument in two; the corridor is provided with a portail and laid with white marble slabs and has a plastered cornice moulding with fruit and leaf motifs and three stucco ornaments in the ceiling. The front room on the right of the ground floor contains a white marble fireplace and a cornice moulding in which mascarons are incorporated; the ceiling is divided with a geometric surface division with stucco foliage work with fields bearing painted, mask-like male faces in the corners. The heads are all rendered en face, displaying orientalizing features and slight variations in nuance or facial expression. In the back room a red marble chimney and fireplace mantel with double moulding in which leaf motifs are incorporated; the ceiling is provided with a centrally placed stucco ornament: a symmetrical candelabra supplemented with leaf, flower and foliage motifs and moulding with acanthus leaf. On the ground floor, left at the front, and accessible by means of a paneled door on which flowers are painted, a black marble fireplace with scattered red marking and a stucco ceiling divided into five compartments bounded by mouldings on which stucco flower motifs are applied, four compartments executed with stucco reliefs containing references to hunting and fishing, the octagonal central compartment likewise with stucco fruit and acanthus motifs. The basement and tiled kitchen is located left at the rear and has a fireplace with smoke hood. Against the rear facade a conservatory was presumably built at the beginning of the 19th century; below it is a basement, presumably for water storage. Oak staircase to the first floor with carved mascarons on the sides, a baluster-form oak stair post and wrought-iron balusters; four stucco consoles mark the transition from corridor to stairwell. On the first floor various elements represent historical value: among others a cabinet wall in the stairwell, the arch opening between what were originally two separate properties, a grey marble fireplace mantel and a panel with neo-Gothic five-pass and oak leaf decoration (front room), a grey marble fireplace mantel and a panel with pilasters, capitals and three-pass motif (back room), flower stucco work on the ceiling (back room). Painted decoration in the corners of the ceiling (front room). The stairwell has a (modern) skylight with surrounding plastered cornice moulding provided with egg-and-dart moulding and cartouches. A roof represents structural historical value, as it is provided with hacked carpenters' marks I through IIII. The former coach house is a simple brick service building with gabled roof with tiles, plastered top gable and a hay door on the first floor.
Assessment:
Burchtstraat 3 possesses urban planning value as it provides the historic street image with an essential component as a result of the old building volume and the high degree of representativeness expressed in the front facade with the stoep and bollards as well as in the adjoining coach house.
