Exterior description and setting

Large two storey seafront terrace house of 1890-1900, with modern decorative balcony, set on the E side Downs Road.

The front (E) facade is symmetrical. To the centre at ground floor level is a timber panelled door with fanlight with shallow segmental arch head. To either side of the doorway is a full height, hipped roof, canted bay. To each on each floor of each bay is a sash window with segmental arch head and splayed flush cill. Narrow moulded pilasters to the piers of each bay. Between the bays at first floor level is a panelled and glazed door with segmental arch head fanlight.

Across the facade at first floor level is a modern decorative balcony supported on original thin cast iron columns. The balcony is reached via a first floor doorway between the bays, with panelled and glazed door with fanlight as ground floor. The front facade is covered in lined render and painted.

To the left at the rear is a recently added gabled porch/small conservatory with modern glazing to all sides. To right of this is (on main rear facade) is a narrow window with modern frame. To the first floor are two windows, each with modern frames. To the right at the rear is a fairly large two storey gabled return with a large modern window to ground floor on its N face, with a sash window (4 over 4) directly above. There is a similar sash window to the first floor of the gable. To the ground floor of the gable there stretches a single storey (kitchen) section with a mono-pitched roof. The rear facade and the return are both rendered but unpainted.

The gabled roof is covered in natural slate with three velux windows to the front and three to the rear. The roof has a slight overhang at the rear. Two rendered chimney stacks. The stack to the S has been heightened with the building of the much taller No.20. Rendered stack to return gable. Metal and PVC rw goods.

Steps to entrance. Low rendered wall to front.

Historical information

This house was built c.1890-1900. probably at the same time as its neighbour to the north (No.24).
