Exterior description and setting

Right one of a pair of three-storey/two-bay houses at the end of a terrace of similarly detailed houses fronting south side of Sandys Street. Pitched artificial slate roof (with exposed ends to rafters), with modern red-brick chimney set parallel to ridge at right. Semicircular metal rainwater goods.

Walls of street façade are painted, lined and rendered. Main entrance, at left, comprises a four panel painted timber door, with transom light over. Opening has keystoned head under a bracketed moulded entablature. To its right is a canted single storey bay with moulded cornice and parapet around flat roof (down pipe to right). It has a 2/2 sliding sash window at centre and a 1/1 sash on each cheek. At first and second floors are two 2/2 sliding sash windows; the top windows are diminished in height. All windows have painted granite cills. All openings are in line except for the door, which is offset to left of window above.

House separated from footpath by wall which comprises a rendered and chamfered plinth surmounted by a rendered brick wall. This plinth formerly carried metal railings, traces of which survive at right end of façade.

Left gable is party wall with adjoining premises (HB16/28/100B). Right gable, which is not at right angles to the main façade, is painted, lined and rendered, with no openings. Continues as a single storey yard wall with door insert.

Rear wall is rendered. A two storey return abuts right bay. At left, on main block, is a modern large casement window to ground floor, with a 1/1 sliding sash to each floor above. Above return is an identical window at half landing between first and second floor. The return, which has a flat roof and rendered walls, has three windows to left cheek (to yard) at first floor. Abutting its back wall is a one-storey return, also with a flat roof and rendered walls, and with a window and door on left cheek.

Historical information

This building first appears in the 1879 entry of the Valuation revision book. Its lessor was William Nesbitt, whose name is associated with a number of new houses hereabouts at this time (HB16/28/083, /084A,B, /100B).

Right one of a pair of three-storey/two-bay houses at the end of a terrace of similarly detailed houses fronting south side of Sandys Street. Much altered pair of houses (with no.8) with generally plain features. Most internal detail now lost and not of special architectural or historic interest. Value to street is recognised by inclusion in Conservation Area.
