Exterior description and setting

Narrow three storey building, set in a terrace on west side of Abbey Way (now returned to its original name of Upper Water Street).

Roof is pitched and natural slated (laid in diminished courses), with red brick chimneys to each gable. Rainwater goods are cast metal (part missing) and part plastic, downpipe is shared with no 30.

Façade is stripped of its render and exposed wall is stone brought to courses; with a shop front filling ground floor. Shopfront window has three vertical panes (with small top hung transom to central pane). Cill is painted granite with rendered and painted stallriser below. There is a pair of t+g sheeted storm doors with 4 paned mouth organ transom light to right of window. Panelled timber pilasters on rough base stones rise to left of window, to right of door and between the two. They support a broad timber fascia with small projecting timber cornice. Shop door is rotten and window is boarded up internally, and externally.

There are two windows to each upper floor. Those to first floor are tall, narrow exposed box 6/6 sliding sashes, with no horns. Those to second floor are exposed box 6/3 sliding sashes, again with no horns; in line with first floor windows, but diminished in height. All windows to façade have painted granite cills. Rear elevation, no access gained.

Historical information

Shown on 1835 OS map and valued as a house at £30 in 1838 valuation book. Described as a 3 1/3-storey house in 1863 valuation. Shop added in 1906.

Evaluation

Narrow three storey building on what was Abbey Way, the oldest part of Newry. However, recent work has resulted in a completely new interior and changes to the elevation which mean that it is not of special architectural or historic interest.

General comments

This building originally had the address 28 Abbey Way. Following various realignments etc in the area, the street name was changed to Upper Water Street, hence the change of address.
