Exterior description and setting

Attached two-bay two-storey house, built c.1830, located to the south side of Main Street. Rectangular-on-plan with single-storey lean-to at south-west.

Roof is pitched natural slate with blue/black clay ridge tiles; lime-rendered chimney. Walls are lime-rendered over rubble construction. Windows are square-headed timber-framed 2/2 sliding sash; all have painted sandstone sills.

Principal elevation faces north-east; 6/6 sliding sash window at ground floor left surmounted by window at first floor; replacement square-headed timber panelled entrance door at right.

South-east elevation is abutted by 42 Main Street (HB11/19/019B).

South-west elevation contains, at left, replacement timber sheeted entrance door surmounted by two windows at first floor; abutted at right by lean-to.

North-west elevation is abutted by HB11/19/019D.

Setting

House directly accessed from street at north; at south, small yard enclosed to rear by hedging.

Historical information

There are buildings present on the site from the first edition Ordnance Survey map of 1833.

Valuation town plans show a building on the site from the time of the Townland Valuation (1828-40), however a positive identification of the current building is difficult to make from these plans. It may be part of a sequence of ‘eleven houses with yards &c exempt’. It is first clearly identifiable in Griffith’s Valuation (1856-64) as a house, offices, yard and garden initially valued at £2.13s which is later revised to £3.5s. Charles Rafferty leases it from Sir John Stewart Bt.

In 1908 Reverend Gormill C.C. becomes the occupier and Charles Rafferty the lessor. In the same year the valuer notes, “Valuation low but old, no improvements for years.”
In 1929 the occupier is James Brooks.

Valuers’ notes of 1934 show that the house comprises a kitchen and two rooms downstairs and three rooms upstairs. At some time after this date Margaret Jane Rafferty becomes the occupier in fee. Dimensions are given.

Evaluation

An attached three-bay two-storey terrace house, built c.1830. The building retains its original form, proportions and materials, with no alterations and modernisation and, as a group, these were an increasingly rare example of urban vernacular - a type that is fast-disappearing.
