Exterior description and setting

A detached three-bay two-storey rendered farmhouse, built c.1860, located on the east side of Drumlea Road. Rectangular on plan, facing south.

Pitched natural slate roof, blue/black clay angled ridge tiles, red brick chimneystacks at gables, remnants of half-round cast-iron gutters. Walling is lime-washed roughcast (partially exposing coursed random rubble basalt with squared and dressed quoins). Windows are square-headed painted timber 6/6 sliding sashes, rendered reveals, stone sills. Doors are square-headed painted timber vertically sheeted.

Principal (south) elevation has door to centre with three-light overlight; left bay has single window to each floor, right bay ground floor window is missing, elsewhere first floor windows are widened 2/2 sheet glass.

West gable is blank, abutted by lean-to shed.

Rear (north) elevation has variety of windows and blocked door to off-centre.

East gable is blank, abutted by lean-to shed.

Setting:-
The farmhouse is situated on sloping ground in a farmyard complex to the southeast of a T-junction. Abutting the farmhouse gables are lean-to stone sheds with corrugated metal roofs. Range of outbuildings to west has multi-bay two-storey structure with attached single-cell store, both with pitched natural slate roofs, coursed random rubble basalt with squared quoins and square-headed timber half-doors; to west of extension gable is single-cell pitched corrugated metal store.

Historical information

A building is shown on the site on the first edition OS map of 1833. It is not clear whether this is the present house, however, stylistically it would appear to date from c.1850. An outbuilding to the west of the house appears to have survived from at least 1833. Further outbuildings appear on the third edition of 1906, some of which have also survived.

The buildings are not included in the Townland Valuation of 1828-40. Griffith’s Valuation records a ‘house, offices and land’, which is occupied by Samuel Moffit and leased from Major. A.W.C Hamilton. The property valuation is £1.5s. Valuation Revisions record various changes in occupier but no significant changes.

Evaluation

A detached three-bay two-storey rendered farmhouse, built c.1850. This symmetrical farmhouse is situated in a rural farmyard complex and has fine proportions, style and retains some original detailing. However, it is of a relatively common type and is not among the best examples of a traditional rural dwelling.
