Location

Prominently-sited on high ground approximately 0.6km NE of Llanbedr church at the end of a minor road.

History

Early C17 and built as a hall with gable-end entry, 2 inner rooms and fireplaces at either end (possibly with a corbelled 1st-floor stack, typical of the locality, at the higher end). The house was later extended by 1 unit at the higher end, and subsequently a wing was added to the lower end late C19, after which a small porch was added. Late C20 the building was divided between house and holiday cottage, with formation of a new doorway in added unit of main range

Exterior

Two-storey house consisting of a main range with a lower 2-storey wing set back to R. Battered walls of rubble stone painted white, the wing with bigger quoins. The main house has large stone stacks to R, and L of centre, the wing has end stone stack to R heightened in brick. The main range has a 3-window front (the unit to L being the later addition). The original house has 12-pane hornless sashes (replaced lower R); the unit to L has inserted doorway and window above. The gable end to L has inserted windows and a blocked opening beneath the ridge. The 1-window wing has a brick lean-to porch to L side, to R of which are horned sashes in each storey. The R gable end of the main range is rendered. Behind, the main range has 2 small C19 casements inserted below the wall plate. (A butt joint to R in main range distinguishes the added unit at the higher end.)

Interior

The hall retains a post-and-panel partition with one Tudor-headed doorway, and a stone fireplace stair.

Reason for designation

Good example of a sub-medieval regional house type forming a strong visual group with the outbuildings.
