The register's description

Inleiding

De MEELFABRIEK bevindt zich op een rechthoekig perceel en is gefaseerd uitgebreid en thans bekend als Meneba Meel. Het perceel wordt begrensd door de Kanaalstraat in het oosten, belendende bebouwing in het westen, de Straevenweg in het zuiden en de Industriekade met Zuid-Willemsvaart in het noorden.

Het huidige Meneba Meel, voorheen Gebr. Van de Venne, had zijn wortels in Echt. Vanwege de ongunstige ligging van Echt, werd besloten de fabriek te verhuizen naar Weert langs de in 1826 geopende Zuid-Willemsvaart. Men koos voor deze locatie omdat in het begin van de twintigste eeuw de industriële revolutie in Weert pas goed op gang kwam. De Industriekade vertoonde in die tijd een lineair bebouwingspatroon, waarbij de vroegindustriële ondernemingen met name gericht waren op handel, opslag en vooral bewerking en verwerking van agrarische producten.

De te beschermen delen van het complex zijn tot stand gekomen in de periode 1906-1938. Het betreft de volgende SILOGEBOUWEN: een dubbel volume uit 1906 (de oorspronkelijke bloemmolen), met uitbreidingen in 1915 en 1929 en een SILOGEBOUW uit 1938 naar ontwerp van Postma te Deventer. Tevens wordt de KADEMUUR aan de Zuid-Willemsvaart meegenomen in de bescherming. Alle te beschermen delen zijn in gaafheid aangetast. De volumes uit 1906 telde oorspronkelijk vijf (westelijk gelegen) en vier (oostelijk gelegen) verdiepingen. Op beide volumes, evenals op de uitbreiding van 1915, is in 1949 een extra verdieping gezet. Tevens zijn diverse vensteropeningen in het volume dichtgezet. Op het silogebouw uit 1938 is tevens een opbouw met stalen omkapping van omstreeks 1985 geplaatst. In de interieurs van alle volumes, met uitzondering van het volume 1938, zijn verschillende aanpassingen gedaan; een deel van de houten balken en planken plafonds is vernieuwd, er zijn stalen kolommen geplaatst van recentere datum, oude silo's en graancellen worden vervangen door stalen exemplaren. Tevens moeten de nog bestaande oude interieurs de komende jaren worden vernieuwd als gevolg van de wetgeving op de hygiëne e.d..

Uitgesloten van bescherming zijn de overige gebouwen op het terrein. De woning uit 1939, die wel binnen de MSP-periode valt, wordt echter uitgesloten van rijksbescherming vanwege de soberheid van het object en de sterke aantasting van de gaafheid.

Omschrijving

De bedrijfsgebouwen beslaan een onregelmatige plattegrond, en bestaan uit verschillende aaneen gebouwde delen met afwisselende hoogten en hebben een opstand van baksteen en gewapend beton en hebben een plat dak. In de volumes van 1906 en 1915 zijn sierlijke muurankers toegepast. Daar de gebouwen van west naar oost zijn gebouwd en de oudste volumes dus meest westelijk liggen, worden die het eerst beschreven.

Het meest westelijke gelegen SILOGEBOUW, gebouwd in 1906, heeft vijf bouwlagen aan voorzijde en zes bouwlagen aan achterzijde waarbij de voorgevel aan de straatzijde drie traveeën telt, welke worden geleed door lisenen. Het object heeft een opstand van baksteen met metselwerk in kruisverband. Onder de dakrand bevindt zich muizetand siermetselwerk. De kozijnen zijn deels van hout, deels van staal. De vensterdorpels zijn gecementeerd. De gevelopeningen zijn segmentboogvormig en hebben roedenverdeling tenzij anders vermeld De middelste travee telt in de eerste bouwlaag een dichtgezette deur en resp. in elke bouwlaag daarboven een dichtgezet venster, met uitzondering van het rechthoekige liggende venster in de vijfde bouwlaag, welk niet is dichtgezet. De rechterzijgevel telt over de eerste vijf bouwlagen vijf traveeën welke worden geleed door lisenen. Over de hele eerste bouwlaag is een aanbouw gerealiseerd uit omstreeks de jaren zeventig van de twintigste eeuw. De tweede bouwlaag kent vier vensters, waarbij het venster in de vijfde travee is dichtgezet. Zowel derde als vierde bouwlaag hebben eerst twee dichtgezette vensters, twee vensters in derde en vierde travee en een dichtgezet venster in de vijfde travee. De vijfde bouwlaag telt vier vensters, waarbij het venster in de vijfde travee is dichtgezet. Boven op het volume is een opbouw uit 1949. Deze opbouw telt over de laatste drie traveeën van de rechterzijgevel drie vierkante vensters. Aan de achtergevel van het volume zijn verscheidene aanbouwen gerealiseerd waardoor deze geheel blind is. Ook aan de linkerzijgevel is deels een grote aanbouw. De overige vensters zijn dichtgezet, waardoor deze gevel blind is. Het meer oostelijk gelegen SILOGEBOUW uit 1906, inclusief de aanbouw uit 1915, heeft vijf bouwlagen, waarvan de bovenste bouwlaag in 1949 op het oorspronkelijke gebouw is gezet. Het object heeft een opstand van baksteen met metselwerk in kruisverband. Onder de dakrand bevindt zich muizetand siermetselwerk. De kozijnen zijn deels van hout, deels van staal. De vensterdorpels zijn gecementeerd. De gevelopeningen zijn segmentboogvormig en hebben roedenverdeling tenzij anders vermeld. Voor de deuren op de verdiepingen bevinden zich balkons van ijzer. Aan de voorgevel, ofwel noordelijke gevel van het silogebouw bevindt zich een elevatortoren, waarin zich een trap en een lift bevinden. Op het silogebouw bevindt zich een opbouw met stalen omkapping van recenter datum.

De interieurs van 1906, 1915 en 1928 zijn qua structuur nog intact. Ook zijn de verdiepingsvloeren nog op de oorspronkelijke hoogte.

Waardering

De MEELFABRIEK is van algemeen belang. Het object heeft cultuurhistorische waarden. De vestiging in Weert in 1906 van de toenmalige Van de Venne Meelfabriek, is van belang als vroegindustriële exponent van de sterke opkomst van de zuidelijke Peel als landbouwgebied sinds het begin van de twintigste eeuw. Daarbij zorgden de situering aan de Zuid-Willemsvaart en het dichtbij gelegen België voor een goede aanvoer- en afvoerroute van de tarwe. Deze gunstige ligging kenmerkte een schaalvergroting die duidelijk afleesbaar is. Het object heeft architectuurhistorische waarden. De objecten hebben architectonisch geen kwalitatief hoogwaardig ontwerp, maar de volumes uit 1906-1929 worden verlevendigd met een muizetand onder de dakrand en sierlijke muurankers en er kan gesproken worden van een duidelijke functionaliteit van de volumes. De oorspronkelijke schilddaken met aankappende dakkapellen in de volumes 1906-1915 zijn vervangen door een extra verdieping met plat dak. Ensemblewaarden bezit het object vanwege de historisch-ruimtelijke relatie met de omliggende aan- en afvoerroutes als Industriekade en Zuid-Willemsvaart. Dit komt tot uitdrukking in de kademuur met aanlegplaatsen in het kanaal en de laad-en losvoorzieningen. Ook is het object vanwege de hoogte en de grootte van belang voor het aanzien van de historische bebouwing aan de Industriekade. Introduction

The FLOUR MILL is situated on a rectangular plot and has been expanded in phases and is now known as Meneba Meel. The plot is bounded by the Kanaalstraat to the east, adjoining buildings to the west, the Straevenweg to the south and the Industriekade with the Zuid-Willemsvaart to the north.

The business buildings occupy an irregular footprint and consist of various connected parts with alternating heights and have an elevation of brick and reinforced concrete and a flat roof. In the volumes of 1906 and 1915 ornamental wall anchors are used. The middle bay has a blocked doorway on the first storey and respectively a blocked window on each storey above it, with the exception of the horizontally rectangular window on the fifth storey, which is not blocked. The right side gable has five bays over the first five storeys which are articulated by lesenes. An extension from around the 1970s has been realised over the entire first storey. Valuation

The FLOUR MILL is of general public interest. The object has cultural historical values. The establishment in Weert in 1906 of the then Van de Venne Flour Mill is significant as an early industrial exponent of the strong rise of the southern Peel as an agricultural area from the beginning of the twentieth century. In addition, the location on the Zuid-Willemsvaart and nearby Belgium provided a good supply and discharge route for wheat. This favourable location was characterised by a scaling up that is clearly evident. The object has architectural historical values. The objects do not have architecturally high-quality design, but the volumes from 1906-1929 are enlivened with mouse-tooth decoration below the roof line and ornamental wall anchors and there is clear functionality of the volumes. The original hipped roofs with gabled roof dormers in the volumes 1906-1915 have been replaced by an additional storey with flat roof. The object has ensemble values because of the historical-spatial relationship with the surrounding supply and discharge routes such as the Industriekade and Zuid-Willemsvaart. This is expressed in the quay wall with mooring points in the canal and the loading and unloading facilities. The object is also significant because of the height and size for the appearance of the historic buildings on the Industriekade. Particularly notable in this regard is the ensemble value of the Flour Mill as an essential component of a larger, historically developed linear industrial landscape on the Industriekade, which in its totality is significant in terms of cultural history, architectural history and urban planning. The quay is characterised by a number of early industrial enterprises, focused on trade, storage and often processing and conversion of especially agricultural products. Together they form a linear industrial landscape, now already quite rare in Limburg, historically developed from the beginning of the twentieth century, which in its entirety testifies to the socio-economic development of Weert.

The object is significant because of its reasonable degree of integrity. The Flour Mill has passed through the twentieth century relatively unscathed. Although the factory has undergone many extensions and modernisations, this has not resulted in the demolition of older business premises. However, these modernisations were carried through in the interior, making the interior of secondary importance. The object has rarity value because of the phased extensions that show the scaling up and the high-rise nature of the various volumes.
