The register's description

Inleiding

MOLENAARSHUIS daterend uit 1758 met aangebouwde schuur, opgetrokken in ambachtelijk-traditionele stijl. Het pand ligt op een ruim erf met gras, notenboom, boomgaard en lindebomen langs de voorgevel, in de buurtschap Kasteren op enige afstand van de Dommel, waar ook de nu verdwenen watermolen lag. Op het erf een opnieuw opgemetselde waterput. In de jaren zestig van XIX verbouwd en uitgebreid tot langgevelboerderij. Een watermolen met molenaarshuis ter plaatse wordt voor het eerst genoemd in 1466. Verbouwing in ca. 1984 tot woonhuis met appartementen en toonzaal.

Omschrijving

Eenlaags gebouw op rechthoekige plattegrond onder zadeldak tussen tuitgevels met aanzetstenen en vlechtingen, met even brede aangebouwde schuur onder lager zadeldak met eindschild. De gevels zijn boven een gepleisterde plint opgetrokken uit handgevormde baksteen in kruisverband, bij het woonhuis met knipvoeg. In de koppenlaag nabij de hoeken van het woonhuis een drieklezoor. De beide daken zijn gedekt met rode en gesmoorde Hollandse pannen, het dak van de schuur voorheen grotendeels met stro. Centraal op de dakvlakken van het woonhuis een tweelichts dakkapel met gezwenkte zijwangen. De rechter topgevel van het woonhuis loopt uit in een gemetselde schoorsteen. Ankerbalkgebint in schuur. De in 1984 gewijzigde voorgevel heeft rechts uit de middenas een voordeur met panelen in geprofileerd kozijn, hardstenen onderdorpel en neuten. Bovenlicht met gietijzeren levensboom ter plaatse van oorspronkelijk tweelicht. Links van de voordeur twee en rechts een venster met 30-ruits schuifraam, voorzien van dubbele luiken. Boven en onder de vensters en boven de deur een rollaag ter plaatse van de oorspronkelijke anderhalfsteens schuine strek. Eenvoudige bakgoot ter plaatse van oorspronkelijk bredere, deels houten geprofileerde kroonlijst. (Een gedetailleerde beschrijving van 1819 geeft echter aan dat ook deze indeling niet oorspronkelijk was.) Drie lange staafankers met twee stroppen. De nu vrijwel symmetrische linker topgevel die uitloopt in een kleine toppilaster heeft in de middenas een deur met gedeeld bovenlicht. Aan weerszijden een groot venster, links met 30-ruits schuifraam, rechts een korter schuifraam van 20 ruiten boven een dichtgezet keldervenster. Oorspronkelijk (voor 1984) was deze gevel op een laadluik rechts boven op zolderniveau en een deur met gedeeld bovenlicht ter plaatse van het linker venster op de begane grond na geheel blind. Op zolderniveau nu twee 12-ruits vensters. Alle vensters dateren van 1984. Staafankers en vlechtingen. In de rechter hoek een hardstenen hoeksteen van onregelmatige vorm met de inscriptie "1 juny 1758" waaronder drie molenijzers. In de hoek linksonder is een hardstenen peilsteen ingemetseld met de inscriptie " P.V. 9m 03cm boven A.P.". De lange achtergevel heeft drie regelmatig geplaatste vensters met 30-ruits schuiframen, waarvan het meest linkse waarschijnlijk een toevoeging uit 1984 is. Verder is de gevel gelijk aan de voorgevel. De grotendeels achter de aangebouwde schuur schuilgaande rechter zijtopgevel met aanzetstenen heeft vlechtingen waarvan die onder de schoorsteen verticaal gericht zijn.

Van de oorspronkelijke indeling van het woonhuis zijn nog bewaard gebleven het eiken balkenplafond, bestaande uit drie zware moerbalken met opgelegde kinderbinten. De schouw is afkomstig uit de antiekhandel, de paneeldeuren uit ca. 1900 van een klooster uit Boxtel. Op zolder is de eiken kapconstructie nog geheel compleet met drie dekbalkspantjukken met zwevende middenstijl waarop de nokgording is afgeschoord. Gehakte telmerken (eitjes en streepjes). Borging met ijzeren spieën. De kelder met troggewelfjes op ijzeren liggers uit ca. 1930 (tegen de achtergevel) vervangt de dichtgestorte oorspronkelijke kelder waarvan het keldervenster rechts in de linker topgevel nog zichtbaar is.

Ook de aangebouwde schuur heeft een gepleisterde plint en is opgetrokken uit een afwijkende handgevormde baksteen in kruisverband. De gevels zijn aan de bovenzijde afgesloten met een uitkragende bloktand waarboven een muizentand. De korte gevel is met een staande blokvertanding tussen de beide lange gevels gevoegd. Nabij de aansluiting tussen de voorgevel van het woonhuis en die van de schuur is in enkele stenen de tekst "anno gebouw(d) 186(?)" gekrast, denkelijk het jaar van een verbouwing van de schuur, althans van de huidige muren. In de lange voorgevel van de schuur van links naar rechts een tweetal gietijzeren stalramen en twee dubbele wagendeuren onder korfboog met steense strek. In de rechter deurvleugel steeds een luik onder spiegelboog, toevoeging van 1984. Rechts een hoge dubbele deeldeur. Uiterst rechts twee kleine stalramen. In de korte zijgevel drie gietijzeren stalramen. De lange achtergevel heeft twee staldeuren met bovenlicht, vijf getoogde zesdelige stalramen en een rond raampje met ijzeren kruisroeden. Voor de staldeuren een halve molensteen als stoep. In de schuur, die is verbouwd tot woningen en toonzaal, staan vijf eiken ankerbalkgebintstellen die oorspronkelijk een dubbele ankerbalk hadden. De onderste ankerbalken zijn verwijderd en elders hergebruikt.

Waardering

Het molenaarshuis met aangebouwde schuur uit 1758 is van algemeen belang. Het huis heeft historische betekenis als laatste herinnering aan de aanwezigheid sinds de Middeleeuwen van een watermolen ter plaatse. Het huis heeft cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische ontwikkeling, als voorbeeld van een molenaarshuis dat is uitgegroeid tot een langgevelboerderij. Het pand heeft architectuurhistorische waarde vanwege de in- en uitwendig gaaf behouden hoofdstructuur en het traditionele materiaalgebruik alsmede vanwege onderdelen van het interieur. MILLER'S HOUSE dating from 1758 with adjoining barn, constructed in artisanal-traditional style. The property is situated on a spacious yard with grass, walnut tree, orchard and linden trees along the front facade, in the hamlet of Kasteren at some distance from the Dommel, where the now disappeared water mill also stood. Description

Single-storey building on a rectangular floor plan with a gabled roof between spout gables with angled stones and brickwork infilling, with an adjoining barn of equal width under a lower gabled roof with end gable. The facades are constructed above a rendered plinth of hand-moulded bricks in English bond, at the dwelling house with struck joints. In the brick course near the corners of the dwelling house a triple-course band. Both roofs are covered with red and dark Dutch tiles, the barn roof formerly largely with straw. Centrally on the roof planes of the dwelling house a two-light dormer window with curved side cheeks. The right gable of the dwelling house terminates in a brick chimney. Anchor-beam framing in the barn. The front facade modified in 1984 has on the right from the central axis a panelled door in a moulded frame, with sandstone threshold and mullions. Fanlight with cast-iron tree-of-life motif in place of original two-light window. To the left of the door two windows and to the right one window with 30-pane sash window, fitted with double shutters. Above and below the windows and above the door a row of tiles in place of the original one-and-a-half-brick sloping course. Simple gutter in place of the original wider, partly timber moulded cornice. (However, a detailed description from 1819 indicates that this arrangement was not original either.) Three long rod wall anchors with two links. The now almost symmetrical left gable which terminates in a small gable pilaster has in the central axis a door with divided fanlight. On either side a large window, on the left with 30-pane sash window, on the right a shorter sash window of 20 panes above a blocked basement window. Originally (before 1984) this facade was almost entirely blind except for a loading hatch on the right above at attic level and a door with divided fanlight in place of the left window on the ground floor. At attic level now two 12-pane windows. All windows date from 1984. Rod wall anchors and brickwork infilling. In the right corner a sandstone corner stone of irregular form with the inscription "1 juny 1758" beneath which three mill irons. In the bottom left corner a sandstone gauge stone is mortared in with the inscription "P.V. 9m 03cm above A.P.". The long rear facade has three regularly placed windows with 30-pane sash windows, of which the leftmost is probably an addition from 1984. Otherwise the facade is the same as the front. The right side gable mostly hidden behind the adjoining barn with angled stones has brickwork infilling of which that below the chimney is vertically directed.

From the original layout of the dwelling house there remain preserved the oak beam ceiling, consisting of three heavy main beams with applied joists. The chimney breast originates from an antique dealer, the panelled doors from around 1900 from a monastery in Boxtel. On the attic the oak roof truss structure is still entirely complete with three collar-tie trusses with floating central post upon which the ridge beam is supported. Carved carpenters' marks (small circles and lines). Bracing with iron wedges. The cellar with barrel-vaulted brick arches on iron beams from around 1930 (against the rear facade) replaces the filled-in original cellar of which the basement window to the right in the left gable is still visible.

The adjoining barn also has a rendered plinth and is constructed from a different hand-moulded brick in English bond. The facades are finished at the top with a projecting toothed course above which a mouse-tooth course. The short gable is joined with a standing block toothing between the two long facades. Near the junction between the front facade of the dwelling house and that of the barn the text "anno gebouw(d) 186(?)" is scratched into several stones, presumably the year of a conversion of the barn, at least of the current walls. In the long front facade of the barn from left to right a pair of cast-iron stable windows and two double cart doors under a segmental arch with brick course. In the right door leaf each time a shutter under a segmental arch, addition from 1984. On the right a tall double divided door. At the far right two small stable windows. In the short side gable three cast-iron stable windows. The long rear facade has two stable doors with fanlight, five arched six-light stable windows and a round small window with iron cross bars. Before the stable doors a half millstone as a step. In the barn, which has been converted into dwellings and showroom, stand five oak anchor-beam framing sets which originally had a double anchor beam. The lower anchor beams have been removed and reused elsewhere.

Valuation

The miller's house with adjoining barn from 1758 is of general importance. The house has historical significance as the final reminder of the presence since the Middle Ages of a water mill at this location. The house has cultural-historical value as a particular expression of a socio-economic development, as an example of a miller's house that developed into a long-gabled farmhouse. The property has architectural-historical value because of the well-preserved main structure both internally and externally and the traditional use of materials as well as because of components of the interior. The property is determining in the streetscape and as one of the oldest buildings is important for the recognisability of the hamlet of Kasteren.
