The register's description

Inleiding

Moderne stadsvilla op vierkant grondvlak achter rooilijn aan de Hertog Reinoudsingel te Venlo. Het pand heeft aan de straatzijde een erfscheiding bestaande uit een laag bakstenen muurtje. Het pand is in 1936 door architect P. Leusen in de stijl van het Nieuwe Bouwen gebouwd en vormt daarmee een bijzondere realisering in zijn oeuvre. Tevens was het de eerste betonconstructie in Venlo. Nader onderzoek zal moeten uitwijzen in hoeverre de toenmalige docent van P. Leusen in Tilburg, architect W.M. Dudok, betrokken is geweest bij diens ontwerp.

Het pand heeft nadien veel wijzigingen en verbouwingen gekend. Reeds enkele jaren na de oplevering werd de loggia in de derde bouwlaag van de achtergevel dichtgemaakt vanwege de overlast van vocht. Rond 1975 is er aan de voorzijde een kleine aanbouw (garderobe) gerealiseerd. Rond diezelfde tijd werd er aan de achterzijde een grote opslag aangebouwd, ten behoeve van de kantoor annex bedrijfsfunctie die het pand op dat ogenblik vervulde. Ook zijn toen diverse gevelopeningen dichtgemaakt en veel stalen venstertraceringen vervangen door aluminium. Tussen 1997 en 1999 is een grootscheepse restauratie uitgevoerd waarbij is getracht het pand zoveel mogelijk in oude staat te herstellen; hierbij werd ook de aangebouwde opslagruimte verwijderd, werden gevelopeningen weer open gemaakt en de accenten van geglazuurde baksteen in primaire kleuren (blauw) weer aangebracht.

Omschrijving

Drielaags pand op vierkant grondplan onder plat dak van asfaltbitumen. Het pand heeft een plint in lichtrode en blauwrode baksteen met metselwerk in halfsteensverband met verdiepte lintvoegen ter accentuering van de horizontale lijnen in de plint. Boven de plint een wit-gepleisterde opstand van gewapend beton. Diverse rechthoekige gevelopeningen met accenten van blauwe geglazuurde baksteen en stalen venstertraceringen, tenzij anders vermeld. De indeling van de gevels is als volgt.

De VOORGEVEL vertoont links in de eerste bouwlaag de reeds genoemde en iets terugwijkende aanbouw welke door zijn kubusachtige volume goed aansluit bij de rest van de gevel. Schuin voor deze aanbouw bevindt zich het ingangsportaal met de terugliggende voordeur. Aan de voorzijde wordt het portaal gevormd door een bakstenen muur welke in feite een voorzetting is van de bakstenen plint. Twee betegelde, betonnen kolommen steunen de opening in de gevel, en drie betegelde traptreden vormen de toegang tot het portaal. Rechts van dit portaal bevindt zich de erkeruitbouw met dakoverstek, welke bestaat uit één rechthoekig venster in de linkerzijgevel van deze uitbouw, vijf vensters aan de voorzijde, en vier aan de rechterzijkant, welke doorloopt in de rechterzijgevel. In het vlak van de tweede bouwlaag bevindt zich vanaf het midden, tot rechts de hoek om, een uitsparing in de constructie welke gevormd wordt door een bakstenen opstand. Daarbinnen bevinden zich van links naar rechts een rechthoekig venster, een rechthoekig venster in dwarsrichting en opnieuw een rechthoekig venster, alle met (vernieuwde) aluminium venstertraceringen. Ter hoogte van de derde bouwlaag vormt de voorgevel de balustrade van een groot balkon, welke is afgewerkt met vierkante tegels. In de achterliggende gevel geeft een (vernieuwde) aluminium pui met glazen deur en rechthoekig venster toegang tot dit balkon; rechts op dit balkon bevindt zich een rechthoekige schoorsteen welke wordt afgedekt met een hardstenen plaat. Links van de teruggelegen gevel bevindt zich een kleine, iets lagere uitbouw met -eveneens vernieuwde- deur.

De RECHTERZIJGEVEL vertoont in de eerste bouwlaag aan de linkerzijde de reeds genoemde erkeruitbouw, bestaande uit vier rechthoekige vensters, waarvan één daadwerkelijk is uitgebouwd. Rechts bevindt zich een gevelopening (schuifpui) van recente datum: deze is aangebracht tijdens de laatste restauratie (1997-1999). In de tweede bouwlaag bevindt zich links een gevelopening met geglazuurde blauwe baksteen en een rechthoekig venster. In het midden een enkelvoudig rechthoekig venster met aluminium venstertracering, en rechts een uitsparing in de betonconstructie met twee dubbele ramen met aluminium venstertraceringen en blauwe geglazuurde baksteen; genoemde uitsparing loopt door tot in de achtergevel. In de derde bouwlaag bevindt zich links twee rechthoekige vensters, aan de linkerkant afgezet met blauwe geglazuurde bakstenen. Links van deze bouwlaag bevindt zich de omheining van het balkon met de rechthoekige schoorsteen. De LINKERZIJGEVEL wordt gedomineerd door de zich over de rechterhoek uitstrekkende verticale lichtstraat van de torenachtige uitbouw van het trappenhuis. Zowel venstertraceringen (aluminium, oorspronkelijk staal) als vensters (matglas, oorspronkelijk glas-in-lood) zijn vernieuwd. Links, in de rechterzijgevel van de keukenuitbouw, bevindt zich een vernieuwde deur. Rechts daarvan begint een verhoogde plint, waarboven een opstand van blauwe geglazuurde bakstenen, onderbroken door vijf kleine rechthoekige venstertjes, en nog een zesde in de linkerzijkant van de bovengenoemde trappenhuis-uitbouw. Direct naast deze uitbouw bevindt zich de recente blokvormige éénlaagse garderobe-aanbouw onder plat dak met twee langwerpige vensters. In het vlak van de tweede bouwlaag bevindt zich links een dubbel rechthoekig raam. Links van de trappenhuis-uitbouw bevindt zich een klein rechthoekig wc-raampje, rechts daarvan drie kleine vierkante venstertjes, geaccentueerd met blauwe geglazuurde baksteen. In de derde bouwlaag bevindt zich links van de trappenhuis-uitbouw een klein rechthoekig venstertje. Rechts van de trappenhuisuitbouw bestaat de derde bouwlaag grotendeels uit balkon.

De ACHTERGEVEL vertoont in het vlak van de eerste bouwlaag zowel links als rechts een uitbouw. Links een kleine uitbouw met vernieuwde pui onder plat dak met klein overstek; rechts de keukenuitbouw met klein rechthoekig venster en groot rechthoekig venster, beide met vensterbank van (blauwe) geglazuurde tegeltjes. Het dak van de keukenuitbouw doet dienst als balkon voor de tweede bouwlaag. In deze bouwlaag links een vernieuwd venster, en rechts een vernieuwde deur en -venster welke uitkomen op dit balkon. Het vlak van de derde bouwlaag, aanvankelijk een loggia, bestaat uit vier vensters met aluminium venstertraceringen.

Het INTERIEUR heeft zeer veel wijzigingen ondergaan. Een belangrijk structurend element vormt de centrale muur -dwars op de straatzijde- die dwars door alle verdiepingen van het huis loopt.

Waardering

Het object is van algemeen belang. Het is van cultuurhistorische waarde als bijzondere uitdrukking van een culturele en sociaal-economische ontwikkeling, namelijk de stichting van woningen in het bestaande stedelijke weefsel, in het bijzonder langs uitvalswegen en langs singels; het is tevens van belang voor de typologische ontwikkeling van de woonhuisarchitectuur. Het object is architectuurhistorisch van belang omdat het een specimen van een stijl betreft, vanwege de esthetische kwaliteiten van het architectonisch ontwerp in combinatie met nog bestaande interieurelementen, en als voorbeeld van het oeuvre van architect P. Leusen. Daarnaast is van het belang vanwege de architectonische gaafheid van met name het exterieur.

Introduction

Modern urban villa on a square ground plan behind the building line at Hertog Reinoudsingel in Venlo. The property has a plot boundary on the street side consisting of a low brick wall. The building was constructed in 1936 by architect P. Leusen in the style of the Nieuwe Bouwen movement and represents a particularly significant realisation in his oeuvre. Description

Three-storey building on a square floor plan under a flat roof of bituminous asphalt. The building has a plinth in light red and blue-red brick with masonry in half-bond with recessed mortar joints to accentuate the horizontal lines in the plinth. Above the plinth, a white-rendered upstand of reinforced concrete. Various rectangular facade openings with accents of blue glazed brick and steel window frames, unless otherwise stated. The arrangement of the facades is as follows.

The FRONT FACADE has on the left in the first storey the aforementioned slightly recessed extension, which by its cubic volume fits well with the rest of the facade. Diagonally in front of this extension is the entrance porch with the recessed front door. On the front side, the porch is formed by a brick wall which is in fact a continuation of the brick plinth. Two tiled concrete columns support the opening in the facade, and three tiled concrete steps form access to the porch. To the right of this porch is the bay window projection with roof overhang, which consists of one rectangular window in the left side facade of this projection, five windows on the front, and four on the right side, which continues into the right side facade. In the plane of the second storey, from the centre to the right corner, there is a recess in the structure formed by a brick upstand. Within this, from left to right, are a rectangular window, a rectangular window in the transverse direction, and again a rectangular window, all with (renewed) aluminium window frames. At the level of the third storey, the front facade forms the balustrade of a large balcony, which is finished with square tiles. In the rear facade behind, a (renewed) aluminium glazed door and rectangular window provide access to this balcony; to the right on this balcony is a rectangular chimney, which is covered with a hardstone slab. To the left of the recessed facade is a small, slightly lower extension with a (likewise renewed) door.

The RIGHT SIDE FACADE has in the first storey on the left side the aforementioned bay window projection, consisting of four rectangular windows, one of which is actually projected. To the right is a facade opening (sliding glazed door) of recent date: this was added during the latest restoration (1997-1999). In the second storey on the left is a facade opening with glazed blue brick and a rectangular window. In the centre, a single rectangular window with aluminium window frame, and on the right a recess in the concrete structure with two double windows with aluminium window frames and blue glazed brick; this recess extends through to the rear facade. In the third storey on the left are two rectangular windows, on the left marked with blue glazed brick. To the left of this storey is the balcony enclosure with the rectangular chimney. The LEFT SIDE FACADE is dominated by the vertical lightwell extending over the right corner of the tower-like stairwell projection. Both window frames (aluminium, originally steel) and windows (frosted glass, originally leaded glass) have been renewed. On the left, in the right side facade of the kitchen extension, is a renewed door. To the right of it begins a raised plinth, above which an upstand of blue glazed brick, interrupted by five small rectangular window panes, and a sixth in the left side of the aforementioned stairwell extension. Immediately adjacent to this extension is the recent cubic-shaped single-storey cloakroom extension under a flat roof with two elongated windows. In the plane of the second storey on the left is a double rectangular window. To the left of the stairwell extension is a small rectangular toilet window, to the right of it three small square window panes, accentuated with blue glazed brick. In the third storey to the left of the stairwell extension is a small rectangular window pane. To the right of the stairwell extension, the third storey consists largely of a balcony.

The REAR FACADE has in the plane of the first storey both on the left and on the right an extension. On the left, a small extension with renewed glazed door under a flat roof with small overhang; on the right, the kitchen extension with a small rectangular window and large rectangular window, both with a windowsill of (blue) glazed tiles. The roof of the kitchen extension serves as a balcony for the second storey. In this storey on the left a renewed window, and on the right a renewed door and window which open onto this balcony. The plane of the third storey, originally a loggia, consists of four windows with aluminium window frames.

The INTERIOR has undergone very many alterations. An important structural element is formed by the central wall - transverse to the street side - which runs through all storeys of the house.

Valuation

The object is of general importance. It is of cultural-historical value as a particular expression of a cultural and socio-economic development, namely the establishment of residences in the existing urban fabric, in particular along access roads and around singels; it is furthermore of importance for the typological development of residential architecture. The object is architecturally significant because it is an example of a style, because of the aesthetic qualities of the architectural design in combination with still existing interior elements, and as an example of architect P. Leusen's oeuvre. It is furthermore of importance because of the architectural integrity, particularly of the exterior.
