Inleiding
PAKHUIS gebouwd in 1915 naar ontwerp van H.A. EZERMAN in opdracht van de ijzerwarenhandel Fa. Brinkmann en Niemeijer. Het pakhuis bevindt zich op de hoek van de Kuiperstraat en de Kattenhavenstraat binnen de bebouwde kom van Zutphen. Het pakhuis is een uitbreiding van het kantoor met pakhuis van de Fa. Brinkmann en Niemeijer op de hoek van de IJsselkade en de Kuiperstraat, gebouwd naar ontwerp van dezelfde architect in 1908. In 1943 zijn de luiken verbreed en is een nieuwe hijsinstallatie aangebracht.
Omschrijving
Het pand met rechthoekige plattegrond bestaat uit vier bouwlagen afgesloten door een plat dak met royaal dakoverstek ondersteund door houten korbeelstellen. Het overstek wordt tweemaal onderbroken door een verhoogde vensteras met daarin een hijsinstallatie en laadluiken uit 1943. De verhoogde assen worden op identieke wijze afgesloten. De gevels met lage gepleisterde plint zijn opgetrokken in bruine baksteen in kruisverband. In de gevels bevinden zich regelmatig verdeelde segmentboogvormige vensters met op de begane grond twaalfruits en op de verdiepingen negenruits ramen met een ijzeren roedenverdeling. De segmentbogen zijn van rode verblendsteen evenals de lekdorpels aan de onderzijde met uitzondering van de gepleisterde lekdorpels op de begane grond.
De ZUIDGEVEL aan de Kuiperstraat is onder te verdelen in drie traveeën. Op de begane grond van de licht risalerende middentravee bevindt zich een entree met op de verdiepingen houten geklampte luiken. De as verjongt zich eenmaal op de eerste verdieping met onder het overstek de ijzeren hijsinstallatie. Op de begane grond van de linkertravee bevindt zich een laaddeur afgesloten door een rollaag van rode verblendsteen. Op de verdiepingen bevinden zich steeds twee gecentreerde vensters. De rechtertravee is identiek aan de linkertravee met uitzondering van de twee gecentreerde twaalfruits ramen op de begane grond.
De OOSTGEVEL aan de Kattenhavenstraat is onder te verdelen in zeven ongelijke traveeën. De eerste drie traveeën zijn identiek aan de rechtertravee in de zuidgevel gevolgd door een verhoogde vensteras met daarin de luiken en een hijsinstallatie uit 1943. In deze as bevinden zich drie rechthoekige muuropeningen afgesloten door een rollaag van rode verblendsteen. Op de begane grond bevindt zich een vernieuwde roldeur, op de eerste verdieping een terug gelegen, dubbele geklampte naar binnen slaande deur. Op de tweede en derde verdieping bevindt zich één smallere muuropening met daarin tweemaal geklampte deuren boven elkaar geplaatst. De as eindigt in een luifel met aangekapt schilddak met daarin de hijsinstallatie. Rechts van de verhoogde as bevinden zich nogmaals twee traveeën identiek aan de rechtertravee van de zuidgevel gevolgd door een travee bestaande uit één vensteras met een identieke vensterindeling. De begane grond van de NOORDGEVEL wordt in beslag genomen door een recente aanbouw van één bouwlaag met plat dak. De noordgevel is voor het overige een blinde gevel. Het INTERIEUR is met uitzondering van de begane grond volledig in originele staat met houten vloeren ondersteund door I-profielen en ijzeren zuilen.

Description
The building with rectangular floor plan consists of four storeys enclosed by a flat roof with generous roof overhang supported by wooden corbel brackets. The overhang is interrupted twice by a raised window axis containing a hoist installation and loading shutters from 1943. The raised axes are enclosed in an identical manner. The facades with low rendered plinth are built in brown brick in common bond. In the facades there are regularly distributed segment-arched windows with twelve-paned windows on the ground floor and nine-paned windows on the upper floors with an iron glazing bar pattern. The segment arches are of red facing brick as are the drip mouldings at the underside, with the exception of the rendered drip mouldings on the ground floor.
The SOUTH FACADE on the Kuiperstraat can be divided into three bays. On the ground floor of the slightly projecting central bay there is an entrance with wooden clamped shutters on the upper floors. The axis diminishes once on the first floor with the iron hoist installation beneath the overhang. On the ground floor of the left bay there is a loading door closed off by a roller shutter of red facing brick. On the upper floors there are always two centred windows. The right bay is identical to the left bay with the exception of the two centred twelve-paned windows on the ground floor.
The EAST FACADE on the Kattenhavenstraat can be divided into seven unequal bays. The first three bays are identical to the right bay in the south facade followed by a raised window axis containing the shutters and a hoist installation from 1943. In this axis there are three rectangular wall openings closed off by a roller shutter of red facing brick. On the ground floor there is a renewed roller door, on the first floor a recessed double clamped inward-opening door. On the second and third floors there is one narrower wall opening with two clamped doors placed one above the other. The axis ends in a canopy with an attached hipped roof containing the hoist installation. To the right of the raised axis there are again two bays identical to the right bay of the south facade followed by a bay consisting of one window axis with an identical window arrangement. The ground floor of the NORTH FACADE is taken up by a recent single-storey extension with flat roof. The north facade is otherwise a blind facade. The INTERIOR is, with the exception of the ground floor, completely in original condition with wooden floors supported by I-beams and iron columns.
