Inleiding

WOONHUIS met SCHUUR/WERKPLAATS gelegen aan de zuidzijde van de Van Welderenstraat. Het pand is gebouwd in 1887 in neorenaissancestijl als woonhuis met timmerwinkel in opdracht en naar ontwerp van de architect W.J. Maurits. Maurits heeft een groot aandeel gehad in de ontwikkeling van de eerste stadsuitleg na de ontmanteling en daarmee een behoorlijk aandeel in de architectuur van de negentiende-eeuwse schil.

Omschrijving

Het in kruisverband gemetselde, bakstenen pand is opgetrokken op U-vormige grondslag rond een binnenplaatsje en telt twee bouwlagen. Het gedeelte aan de straat is voorzien van een afgeplat zadeldak gedekt met shingles. De voorgevel is uitgevoerd in schoon metselwerk met versieringen in pleisterwerk, de overige gevels zijn gepleisterd.

De asymmetrisch ingedeelde VOORGEVEL bevat rechts een gedeelte dat licht risalerend lijkt door de toepassing van twee pilasters ter weerszijden van de vensteras. De gevel heeft een gepleisterde plint, gepleisterde speklagen en wordt afgesloten met een hoofdgestel, waarvan de kroonlijst is uitgevoerd in hout waarachter zich de bakgoot bevindt. De gevel heeft verder een waterlijst ter plekke van de onderdorpels en een brede cordonlijst op de verdieping. De gevelopeningen op de verdieping hebben een gepleisterde omlijsting, links bestaande uit pilasters eindigend in consoles die een fronton dragen, rechts bestaande uit pilasters die identiek zijn aan de eerder genoemde pilasters ter weerszijden van de venstersas. Deze pilasters zijnop de begane grond uitgevoerd in schoon metselwerk met diamantkoppen ter plaatse van de speklagen, op de verdieping zijn alle pilasters gepleisterd en deels gecanneleerd en eveneens voorzien van diamantkoppen ter plaatse van de kruising met de speklagen. Ter plaatse van de pilasters heeft het fries een triglyf. De gevel bevat op de begane grond links een porte cochère met een rijk geornamenteerde stolpdeur met glaspanelen achter siersmeedwerk. Boven het glaspaneel een door consoles gedragen halfrond fronton met timpaan in de vorm van een opgaande zon. Boven de deur een ellipsbogig afgesloten bovenlicht, door twee verticale stijlen in drie ongelijke enkelruits ramen. Rechts heeft de gevel een groot ellipsbogig afgesloten venster, door twee verticale stijlen en een kalf verdeeld in zes ongelijke enkelruits ramen. Onder het venster bevind zich een gestuct paneel met onder meer een brede diamantkop. De ontlastingsbogen hebben gepleisterde blokken, aanzetstenen en sluitstenen. De sluitstenen met diamantkop. De verdieping heeft links een 2-ruits stolpraam met enkelruits bovenlicht. Voor de gepleisterde terugliggende borstwering onder het venster bevindt zich een schijnbalustrade met geprofileerde balusters. Rechts heeft de verdieping een balkon met balustrade met geprofileerde balusters en zware hoekbalusters met diamantkoppen. Het balkon rust op zware geprofileerde consoles en is toegankelijk via een 2-ruits stolpdeur met enkelruits bovenlicht. Boven het bovenlicht in het fries een sieranker.

De gevel heeft boven de balkonpartij ter hoogte van het dak een Vlaamse gevel met gepleisterde hoekpilasters en afgesloten met een hoofdgestel. De kroonlijst is gecorniched rond een halfrond fronton met een timpaan in de vorm van een opgaande zon. Ter weerszijden van het fronton bevinden zich bollen.

De LINKER ZIJGEVEL bevat in de inrijpoort links een T-venster en rechts een 2-ruits stolpdeur met enkelruits bovenlicht. Het achterste deel van de linker zijgevel bevat op de begane grond links een T-venster, rechts een gewijzigd venster. De verdieping heeft links een 2-ruits stolpvenster met enkelruits bovenlicht, rechts een T-venster. Alle persiennes zijn hier verwijderd. De inrijpoort heeft een vloer van in patroon gelegde plavuizen in de kleuren geelwit, roodbruin en zwart.

De ACHTERGEVEL van het voorhuis bevat op de verdieping een 2-ruits stolpraam met enkelruits bovenlicht. Het venster heeft persiennes. De achtergevel van het achterhuis bevat op de begane grond een veranda met wanden met houtsnijwerk. De veranda is toegankelijk via een pui met gewijzigde indeling. De vloer van de veranda is belegd met plavuizen in zwart en wit. De verdieping heeft een gewijzigde deur.

De binnenplaats heeft in de voorgevel van het achterhuis op de begane grond en de verdieping een gewijzigd 6-ruits schuifvenster. De achtergevel van het voorhuis bevat enkele gewijzigde vensters.

Het INTERIEUR bevat onder meer in het voorhuis een stucplafond met rijk midden- en hoekornament en perklijst, een trap met gietijzeren balusters en een gesneden trappaal en plavuizen met motief op de vloer in de gang en de keuken. Een deel van de gang heeft rijk geornamenteerde tegels aan de wand, vermoedelijk bedoeld als voorbeeld. De keuken is nog grotendeels intact en bevat een aanrecht met witmarmeren blad en tegels met motief aan de wanden.

De schuur/werkplaats is het enig overgebleven deel van de werkruimte van de architect Maurits. Het in baksteen opgetrokken gebouwtje is geheel gepleisterd en bevat in de voorgevel een klein enkelruits venster. De linker zijgevel heeft links een 6-ruits venster, in het midden een deur en rechts een enkelruits venster.

Waardering

Herenhuis met schuur/werkplaats uit 1887 van de architect W.J. Maurits in neorenaissancestijl.

- Van architectuurhistorische waarde als goed en gaaf bewaard voorbeeld van een herenhuis met ornamentiek beïnvloed door de neorenaissance. Het pand valt op door hoogwaardige esthetische kwaliteiten, zoals het geavanceerde materiaalgebruik en de rijke ornamentiek. Karakteristiek zijn onder meer de ornamentiek in de voorgevel en de onderdelen in het interieur. Er is sprake van een ensemblewerking als onderdeel van de bebouwing langs de Van Welderenstraat, waarbinnen het pand behoort tot de omstreeks 1900 gangbare herenhuizen, welke samen met de oudere en latere typen en stijlen goed de ontwikkeling van de bouw van herenhuizen weergeven.

Introduction

DWELLING WITH SHED/WORKSHOP situated on the south side of the Van Welderenstraat. The building was constructed in 1887 in neorenaissancestyle as a dwelling with carpenter's shop on commission and to the design of architect W.J. Maurits. Maurits played a major role in the development of the first urban expansion following the dismantling and thus had considerable influence on the architecture of the nineteenth-century townscape.

Description

The brick building, laid in stretcher bond, is constructed on a U-shaped ground plan around a courtyard and comprises two storeys. The street-facing section is furnished with a flattened gabled roof covered with shingles. The front facade is executed in fair-faced brickwork with decorative plasterwork; the remaining facades are plastered.

The asymmetrically arranged FRONT FACADE contains on the right a section that appears slightly projecting through the application of two pilasters on either side of the window axis. The facade has a plastered plinth, plastered stone courses and is finished with a main cornice, of which the cornice is executed in wood behind which the gutter is located. The facade further has a drip moulding at the level of the sills and a broad string course on the upper storey. The facade openings on the upper storey have a plastered surround; on the left consisting of pilasters ending in consoles supporting a pediment; on the right consisting of pilasters identical to the aforementioned pilasters on either side of the window axis. These pilasters are executed in fair-faced brickwork with diamond-shaped stones at the level of the stone courses on the ground floor; on the upper storey all pilasters are plastered and partly fluted and likewise provided with diamond-shaped stones at the level of the crossing with the stone courses. At the level of the pilasters the frieze has a triglyph. The facade contains on the ground floor on the left a porte cochère with a richly ornamented arched door with glass panels behind decorative ironwork. Above the glass panel a semicircular pediment supported by consoles with a tympanum in the form of a rising sun. Above the door an elliptical-arched fanlight divided by two vertical stiles into three unequal single-rut windows. On the right the facade has a large elliptical-arched window, divided by two vertical stiles and a transom into six unequal single-rut windows. Below the window is a stuccoed panel with, among other things, a broad diamond-shaped stone. The relieving arches have plastered voussoirs, springing stones and keystones. The keystones with diamond-shaped stones. The upper storey has on the left a 2-rut sash window with single-rut fanlight. In front of the plastered recessed breast wall below the window is a false balustrade with moulded balusters. The balcony rests on heavy moulded consoles and is accessible via a 2-rut arched door with single-rut fanlight. Above the fanlight in the frieze an ornamental wall anchor.

The facade has above the balcony section at the level of the roof a Flemish gable with plastered corner pilasters and finished with a main cornice. The cornice is corniced around a semicircular pediment with a tympanum in the form of a rising sun. On either side of the pediment are balls.

The LEFT SIDE FACADE contains in the carriage gateway on the left a T-window and on the right a 2-rut arched door with single-rut fanlight. The rear part of the left side facade contains on the ground floor on the left a T-window, on the right a modified window. The upper storey has on the left a 2-rut sash window with single-rut fanlight, on the right a T-window. All shutters have been removed here. The carriage gateway has a floor of tiles laid in pattern in the colours cream, reddish-brown and black.

The REAR FACADE of the front house contains on the upper storey a 2-rut sash window with single-rut fanlight. The window has shutters. The rear facade of the rear house contains on the ground floor a veranda with walls with woodcarving. The veranda is accessible via a glass partition with modified arrangement. The floor of the veranda is laid with tiles in black and white. The upper storey has a modified door.

The courtyard has in the front facade of the rear house on the ground floor and upper storey a modified 6-rut sash window. The rear facade of the front house contains several modified windows.

The INTERIOR contains among other things in the front house a stucco ceiling with rich central and corner ornament and a perk cornice, a staircase with cast-iron balusters and a carved newel post and tiles with motif on the floor in the hallway and kitchen. Part of the hallway has richly ornamented tiles on the wall, presumably intended as a sample. The kitchen is still largely intact and contains a worktop with white marble top and tiles with motif on the walls.

The shed/workshop is the only remaining part of architect Maurits's workspace. The small building constructed in brick is entirely plastered and contains in the front facade a small single-rut window. The left side facade has on the left a 6-rut window, in the middle a door and on the right a single-rut window.

Valuation

The building stands out through high-quality aesthetic qualities, such as the advanced use of materials and rich ornamentation. There is an ensemble effect as part of the development along the Van Welderenstraat, within which the building belongs to the mansions customary around 1900, which together with the older and later types and styles well illustrate the development of mansion construction.
