Inleiding
Het betreft hier een overkluizing (in de huidige vorm 17de of 18de-eeuws) van de deels nog bestaande Ree- en Meervliet ter plaatse van de Bloemendaalse Zeedijk met daarboven een woonhuis en bedrijfsgedeelte (hoofdzakelijk 18de-eeuws). Het gebouw bestaat uit een bedrijfsgedeelte aan de dijk en een woongedeelte aan de achterzijde. Gezien de beroepen van de eigenaren uit de 19de en 20ste eeuw én de steilte van de kap was het pand waarschijnlijk voor vlasbouw in bedrijf. Een mengeling met andere agrarische functies lijkt aannemelijk. Na 1945 is de waterloop in onbruik geraakt en het pand ten gevolge van oorlogsschade hersteld en gewijzigd. De situering, de relatie met het landschap en het type zijn echter in wezen nog hetzelfde. De oorlogsschade is in het bedrijfsgedeelte overigens nog herkenbaar in de 'sporen' die een tank die het gebouw doorboorde nog zichtbaar zijn in het metselwerk.
Omschrijving
Hoofdvorm, dak en materialen. Het gebouw heeft een langwerpige grondslag en is hoofdzakelijk opgetrokken in baksteen (IJsselformaat). De kap staat haaks op de dijk en is aan de dijkzijde (westzijde) voorzien van een topgevel, aan de achterzijde voorzien van een dakschild. De kap is met riet gedekt en voorzien van nokvorsten. Onder het pand bevindt zich de overkluizing is de vorm van een cirkelsegment, opgetrokken in baksteen. De boog is aan de dagkant opgebouwd uit hardstenen blokken.
Gevels. De gevel aan de dijk is na 1945 opnieuw opgetrokken. De linkergevel (noordgevel) staat tegen het buurpand. De rechtergevel laat diverse bouwsporen en materialen zien, mede vanwege de herbouw na 1945. Het woonhuisgedeelte is bepleisterd en voorzien van blokmotief; de vensters zijn ten dele historisch (ca. 1800). De achtergevel heeft ten dele historische vensters (ca. 1800, niet uit de bouwtijd) en als belangrijkste element de excentrisch geplaatste boog op maaiveldniveau.
Interieur. De houtconstructie bestaat uit vijf gebinten (18de eeuw), van achteren naar voren genummerd met rechte en amandelvormige gehakte telmerken. De stijlen rusten op gemetselde poeren. De dekbalkgebinten steken aan de zuidzijde over en zijn aan de noordzijde tegen de zijgevel geplaatst, zodat er een smalle zijbeuk is naast de brede beuk. De waterloop bevindt zich onder de brede beuk, maar is inwendig niet waarneembaar. Het onderscheid tussen woon- en bedrijfsgedeelte is nog goed zichtbaar. Op detailniveau zijn echter, vooral in het woongedeelte, waarden verloren gegaan. Wel bevinden zich in de kamer boven de waterloop gedeelten van de historische balklaag, met een peerkraal.
Waardering
Het in de huidige vorm in hoofdzaak uit de achttiende eeuw stammende gebouw bestaande uit overkluizing van waterloop en erboven gebouwd woon- en bedrijfsgedeelte is van algemeen belang vanwege: de in de landelijke bouwkunst zeldzame combinatie van beide elementen (waterloop en woon/bedrijfsgebouw); de gave context: in het landschap zijn waterloop en dijk nog aanwezig en goed waarneembaar; de bouwhistorische waarde, vooral van de overkluizing en het aan één zijde overstekende dekbalkgebint.

Introduction
This concerns a culvert (in its current form 17th or 18th-century) of the partly still existing Ree and Meervliet at the location of the Bloemendaalse Zeedijk with a residential house and business section above it (mainly 18th-century). The building consists of a business section at the dike and a residential section at the rear. Given the occupations of the owners from the 19th and 20th centuries and the steepness of the roof, the property was probably in operation for flax processing. A mixture with other agricultural functions seems likely. After 1945 the watercourse fell into disuse and the property was restored and altered as a result of war damage. However, the location, the relationship with the landscape and the type remain essentially the same. The war damage is incidentally still recognizable in the business section in the 'traces' where a tank that pierced the building is still visible in the brickwork.
Description
Main form, roof and materials. The building has an elongated ground plan and is constructed mainly in brick (IJsselformat). The roof stands perpendicular to the dike and is provided with a gable at the dike side (west side), and with a roof slope at the rear. The roof is thatched with reeds and provided with roof ridges. Beneath the property is the culvert in the form of a circular segment, constructed in brick. The arch is built up on the exposed side from blocks of hardstone.
Facades. The facade at the dike was rebuilt after 1945. The left facade (north facade) stands against the neighbouring property. The right facade shows various construction traces and materials, partly due to reconstruction after 1945. The residential section is plastered and provided with a block motif; the windows are partly historical (c. 1800). The rear facade has partly historical windows (c. 1800, not from the construction period) and as its most important element the eccentrically placed arch at ground level.
Interior. The timber structure consists of five trusses (18th century), numbered from back to front with straight and almond-shaped hewn carpenters' marks. The posts rest on brick piers. The tie-beam trusses project on the south side and are placed against the side facade on the north side, so that there is a narrow side aisle beside the wide aisle. The watercourse is situated beneath the wide aisle, but is not visible from inside. The distinction between residential and business sections is still clearly visible. However, at detail level, values have been lost, especially in the residential section. There are parts of the historical joist layer in the room above the watercourse, with a pear moulding.
Valuation
The building in its current form dating mainly from the eighteenth century, consisting of a culvert of a watercourse and a residential and business section built above it, is of general importance because of: the rare combination of both elements in rural architecture (watercourse and residential/business building); the intact context: in the landscape the watercourse and dike are still present and clearly observable; the building-historical value, especially of the culvert and the tie-beam truss projecting on one side.
