Inleiding
ONTGINNINGSBOERDERIJ in traditioneel-ambachtelijke stijl, 1856. De boerderij is beeldbepalend gesitueerd op de voormalige dries van Einighausen, waarop de wegverbindingen naar Geleen (Heistraat), Guttecoven (Brandstraat) en Limbricht (Everstraat) uitkomen.
De boerderij werd in 1936 door de Sittardse architect Bovendeerd verbouwd. De veestal dwars op de achtergevel van het woonhuis, de parallelschuur met diverse stalaanbouwen achter het woonhuis, alsmede de vernieuwde inrijpoort tussen veestal en parallelschuur zijn weliswaar van belang voor het stedebouwkundig beeld van Einighausen, maar vanwege de talrijke verbouwingssporen UITGESLOTEN van individuele bescherming.
Omschrijving
Ontginningsboerderij met een op het noordoosten georiënteerd woonhuis. Het woonhuis heeft een rechthoekige PLATTEGROND, is ten dele onderkelderd en telt twee BOUWLAGEN met zolderverdieping onder een tussen kopgevels verzonken ZADELDAK met rode muldenpannen. Dakoverstekken. Bakgoten op klossen. Gepleisterde plinten, bakstenen gevels in kruisverband, hardstenen dorpels en lateien. Gesneden voegen. Ankers.
Het WOONHUIS heeft een symmetrisch ingedeelde VOORGEVEL met vijf vensterassen. Gepleisterde plint met kelderopeningen. In de middenas een niet-authentieke, rechthoekige houten paneeldeur met glas-in-lood paneel en glas-in-lood bovenlicht. Deze deur is geplaatst in een hardstenen lijst en bereikbaar middels vier hardstenen traptreden. Aan weerszijden van de deur twee rechthoekige houten T-vensters met hardstenen lateien en dorpels. In de tweede laag vijf rechthoekige houten kruiskozijnen met horizontaal ingedeelde glaspanelen, eveneens met hardstenen dorpels en lateien. De vensterluiken zijn verwijderd. De balkenlagen van de verdiepingen zijn bevestigd met ankers, die in de voorgevel de bouwjaaraanduiding "ANNO 1856" vormen. De linker ZIJGEVEL aan de zuidoostzijde is ten dele vernieuwd. In de eerste laag en ter hoogte van de zolderverdieping een rechthoekig houten venstertje. Schootankers. De rechter ZIJGEVEL aan de noordwestzijde heeft ter hoogte van de zolderverdieping twee segmentboogvormige houten venstertjes met strek, in de tweede laag een segmentboogvormig houten T-venster met strek, in de eerste laag een rechthoekige verticaal ingedeeld houten venster met rolluik. Vlechtingen als gevelafdekking, schootankers.
Het vrijgebleven deel van de ACHTERGEVEL is onregelmatig ingedeeld en vertoont verbouwingssporen. In de eerste laag een rechthoekige houten buitendeur, alsmede een rechthoekig houten T-venster met rolluik en twee rechthoekige houten zijvenstertjes. In de tweede laag een segmentboogvormig houten T-venster. Schootankers.
De INTERIEURindeling van het woonhuis is meermalen gewijzigd, waarbij de centrale gang intact is gebleven. De boerderij bevat voor het overige geen beschermde interieuronderdelen.
Waardering
De boerderij aan de Heistraat 2 te Einighausen behoort tot de oudste ontginningsboerderijen aan de rand van de Graetheide en is derhalve ten zeerste verbonden verbonden met het historische bodemgebruik en de ontginning van de Graetheide in de tweede helft van de negentiende eeuw in het bijzonder. De boerderij is voorts van cultuurhistorische waarde als bijzondere uitdrukking van de met name met deze ontginning samenhangende sociaal-economische, landschappelijke en typologische ontwikkelingen. De architectuurhistorische waarden van de boerderij worden hoofdzakelijk bepaald door de traditionele bouwstijl en de esthetische kwaliteit, die onder meer wordt bepaald door de brede gevelassen.
De boerderij is vanwege de situering ten zeerste verbonden met de ontwikkeling van het dorp Einighausen en is binnen deze nederzettingsstructuur van groot belang voor het aanzien van de openbare ruimte vanwege de historisch-ruimtelijke relatie met de nabijgelegen dries. Het gehele ensemble beschikt over een bijzondere historisch-ruimtelijke kwaliteit.
Het boerderijwoonhuis beschikt over een redelijke mate van architectonische gaafheid en is van groot belang voor de structurele en visuele gaafheid van de dorpse omgeving. Bovendien is een nog in functie zijnde ontginningsboerderij uit de tweede helft van de negentiende eeuw in regionaal perspectief typologisch buitengewoon zeldzaam geworden.

Reclamation farmstead with a dwelling house oriented to the northeast. The dwelling house has a rectangular FLOORPLAN, is partly cellared and comprises two STOREYS with an attic storey beneath a gabled roof recessed between gable ends with red barrel tiles. Roof overhangs. Gutters on corbels. Plastered plinths, brick facades in stretcher bond, sandstone thresholds and lintels. Struck joints. Wall anchors.
The DWELLING HOUSE has a symmetrically arranged FRONT FACADE with five window bays. Plastered plinth with cellar openings. In the central bay a non-authentic rectangular wooden panelled door with leaded glass panel and leaded glass fanlight. This door is placed in a sandstone frame and accessible by means of four sandstone steps. On either side of the door two rectangular wooden T-windows with sandstone lintels and thresholds. On the second storey five rectangular wooden cross windows with horizontally divided panes, likewise with sandstone thresholds and lintels. The window shutters have been removed. The floor beams of the storeys are secured with wall anchors which form the building year inscription "ANNO 1856" in the front facade. The left SIDE FACADE on the southeast side is partly renewed. On the first storey and at the level of the attic storey a rectangular small wooden window. Plinth anchors. The right SIDE FACADE on the northwest side has at the level of the attic storey two segmental arched small wooden windows with relieving frame, on the second storey a segmental arched wooden T-window with relieving frame, on the first storey a rectangular vertically divided wooden window with rolling shutter. The exposed part of the REAR FACADE is irregularly arranged and shows remodeling traces. On the first storey a rectangular wooden external door, as well as a rectangular wooden T-window with rolling shutter and two rectangular wooden side windows. The INTERIOR layout of the dwelling house has been altered several times, with the central corridor remaining intact. The farmstead contains no other protected interior components.
Valuation
The farmstead at Heistraat 2 in Einighausen belongs to the oldest reclamation farmsteads on the edge of the Graetheide and is therefore most closely linked to the historical land use and reclamation of the Graetheide in the second half of the nineteenth century in particular. The farmstead is furthermore of cultural-historical value as a distinctive expression of the socio-economic, landscape and typological developments linked in particular with this reclamation.
