Inleiding

VILLA MARIA, 1893, in eclectische stijl. Vrijstaand gesitueerd in de grotendeels gesloten wand van de Putstraat. De villa werd in 1922 aan de achterzijde uitgebreid met een verandadeel, in 1923 met twee woonkamers, waardoor er aan de achtergevel een aanbouw van twee lagen onder plat ontstond. In 1925 werd in de villa een huiskapel ingericht. Deze uitbreidingen en aanpassingen werden uitgevoerd in opdracht van Mgr. Claessens. De genoemde aanbouwen uit 1922 en 1923 en de bijgebouwde garage zijn UITGESLOTEN van bescherming.

Omschrijving

Vrijstaande villa met gedeeltelijke souterrainverdieping, twee BOUWLAGEN en zolderverdieping op L-vormige PLATTEGROND. In de oksel, aan de noordzijde, een uitbouw van één laag onder plat. Het L-vormige bouwvolume wordt gedekt door SCHILDDAKEN met kruispannen. Bakgoten, aan de straatzijde, rustend op een gewelfde kooflijst en houten consoles. Deze consoles rusten op leeuwenkopornamenten. Op de nok restanten van nokornamenten, zinken en smeedijzeren nokpionnen. Twee hoge schoorstenen en een eenvoudige dakkapel op het westelijke zijdakvlak, een hoge schoorsteen op het oostelijke dakvlak, een driehoekige dakkapel met halfrond venster op het terugliggende dakvlak aan de noordzijde, een aanzienlijke dakkapel met hardstenen vensterlatei, gestuct rondboogfronton en bolornament, klauwstukken op het noordelijke dakdeel aan de voorzijde. De villa heeft een rode bakstenen optrek in kruisverband, met gesneden voegen. Geprofileerde plint met gesausde hardstenen lijst. Gesausde hardstenen speklagen. Gestucte diamantkoppen, gestucte vensterlijsten met frontons en bloemmotieven, gestucte aanzet en sluitstenen.

De VOORGEVEL van het woonhuis telt drie traveeën. Hoeklisenen, balusterreeks tussen eerste en tweede laag. De rechter voorgeveltravee risaleert. Hierin bevindt zich de entreepartij met rechthoekige dubbele houten paneeldeur, glas-in-lood bovenlichten met schelpmotieven in de traceringen. Boven de deur een hardstenen balkonvloer op rijk geornamenteerde stucconsoles, balusterreeks in de borstwering, vlaggenstokhouder. Segmentboogvormige dubbele houten balkondeur met bovenlicht. In de overige traveeën in de eerste laag een rechthoekig houten T-venster met gestucte frontonlijst en dorpels op consoles. Daarboven, in de tweede laag, segmentboogvormige houten T-vensters. In de tweede laag een gestucte gevelsteen met opschrift "Anno 1893". In de tweede laag segmentboogvormige rollagen met stuc aanzet- en sluitstenen. De ZIJGEVELS aan de westzijde zijn te onderscheiden in een volume van een laag met balusterreeks en een onregelmatig ingedeelde westgevel over twee lagen. In de westgevel van het éénlaagse volume twee gesausde, hardstenen speklagen, geprofileerde plint met hardstenen lijst. Gevel boven dit volume aan de westzijde met segmentboogvormige dubbele houten balkondeur met bovenlicht en gesausde hardstenen speklagen, aan de noordzijde blind met vijf rondboogfriezen en vijf gestucte ruitmotieven, gesausde hardstenen speklagen. De westgevel van het tweelaagse volume is onregelmatig ingedeeld. De noordelijke helft met segmentboogvormige houten deur, bereikbaar via vijf hardstenen traptreden tussen bakstenen steunmuren. Naast de deur segmentboogvormig houten zijlicht met traliewerk. Hierboven een aanzienlijk, rondboogvormig houten venster met glas-in-lood en voorzetraam in trappenhuis. De zuidelijke helft van de gevel is blind, heeft twee rondboogfriezen, waarvan de bogen rusten op een gesausde hardstenen console.

Van de op het zuiden georiënteerde ACHTERGEVEL is, aan de westzijde, slechts één travee vrijgebleven. In het souterrain een segmentboogvormige houten deur bereikbaar via een traptoegang. Boven deze deur, in elke laag een segmentboogvormig houten kruiskozijn met horizontale indeling van de glaspanelen en strek. Tijdens de aanbouw aan de achtergevel is in de eerste laag de achterdeur van de centrale gang gehandhaafd, de oorspronkelijke tuindeuren daarnaast zijn verwijderd. In de tweede laag is het centrale achtergevelvenster doorgebroken voor het verlengen van de gang, waarop de aangrenzende woonvertrekken uitkomen. De oostelijke ZIJGEVEL is symmetrisch van opzet, maar heeft een onregelmatige vensterindeling. Vijf aanzienlijke boogfriezen, rustend op consoles. De gevel wordt door vier lisenen regelmatig verdeeld in een middendeel van één as en twee zijdelen van twee assen. In de tweede laag van de middenas het rondboogvormige houten T-venster van de badkamer. In de twee assen van het zuidelijke geveldeel elk twee vensters, waarvan één rechthoekig houten venster met glas-in-lood bovenlicht, de overige drie segmentboogvormig. Twee souterrainvensters met rooster in de plint. Het noordelijke geveldeel is, met uitzondering van één souterrainvenster met rooster, geheel blind. Monumentale ERFSCHEIDING aan de straatzijde, bestaande uit zes bakstenen hekpijlers met ronde, gestucte schelpfrontons, waartussen smeedijzeren hekwerken op bakstenen basementen. De hekpijlers in het midden zijn groter en hebben een speklaag. De oostelijke middenpijler is voorzien van het opschrift "Villa Maria" en een brievenbus. Aan de oostzijde van het huis bevindt zich een gedeeltelijk smeedijzeren hekwerk.

De kelder heeft bakstenen troggewelven op ijzeren I-profielen.

De indeling van het woonhuisINTERIEUR, gekenmerkt door een centrale gang waarop halverwege aan de westzijde in dwarsrichting het trappenhuis en kamers-en-suite, is vrijwel in tact bewaard gebleven. In het interieur zijn onder meer van belang de betegeling van de centrale gang met zwarte hardsteen en wit marmer in ruitmotief, de rijke stucplafonds met kooflijsten, de marmeren haardlijsten in de vertrekken op de begane grond en het stucplafond van het trappenhuis. Het trappenhuis is deels vernieuwd en voor de bescherming van ondergeschikt belang.

Waardering

De Villa Maria is van belang voor de Sittardse cultuurgeschiedenis. De architectuurhistorische waarden worden bepaald door de eclectische bouwstijl, de hoogwaardige esthetische kwaliteiten van het ontwerp, het materiaalgebruik en de ornamentiek. De Villa Maria is gesitueerd in het beschermde historische stadsgezicht Sittard, is vanwege deze situering verbonden met de ontwikkeling van de stad en van belang voor het aanzien ervan. Exterieur en interieur zijn in redelijke mate gaaf bewaard gebleven. De villa is belang in relatie tot de structurele en visuele gaafheid van de Sittardse binnenstad. Description

Freestanding villa with partial basement storey, two STOREYS and attic storey on an L-shaped FLOOR PLAN. In the corner, on the north side, a single-storey extension under a flat roof. The L-shaped building volume is covered by HIPPED ROOFS with curved tiles. Gutters, on the street side, resting on a vaulted cornice and wooden consoles. These consoles rest on lion-head ornaments. On the ridge remains of ridge ornaments, zinc and wrought-iron ridge cresting. Two tall chimneys and a simple roof dormer on the western side roof surface, a tall chimney on the eastern roof surface, a triangular roof dormer with semicircular window on the recessed roof surface on the north side, a substantial roof dormer with ashlar window lintel, stuccoed semicircular pediment and ball ornament, claw brackets on the northern roof section at the front. The villa is built of red brick in Flemish bond with cut joints. Profiled plinth with stuccoed ashlar band. Stuccoed ashlar bands. Stuccoed diamond bosses, stuccoed window frames with pediments and floral motifs, stuccoed voussoirs and keystones.

The FRONT FACADE of the dwelling has three bays. Corner pilasters, baluster course between first and second storey. The right front facade bay projects. Within it is the entrance with rectangular double wooden panelled door, leaded glass fanlights with shell motifs in the tracery. Above the door an ashlar balcony floor on richly ornamented stucco consoles, baluster course in the parapet, flagpole holder. Segmental arch double wooden balcony door with fanlight. In the remaining bays on the first storey a rectangular wooden T-window with stuccoed pediment frame and sills on consoles. Above it, on the second storey, segmental arch wooden T-windows. On the second storey a stuccoed facade stone with inscription "Anno 1893". On the second storey segmental arch roll mouldings with stucco voussoirs and keystones. The SIDE FACADES on the west side are to be distinguished as a single-storey volume with baluster course and an irregularly articulated west facade over two storeys. In the west facade of the single-storey volume two stuccoed ashlar bands, profiled plinth with ashlar band. Facade above this volume on the west side with segmental arch double wooden balcony door with fanlight and stuccoed ashlar bands, on the north side blank with five semicircular friezes and five stuccoed lattice motifs, stuccoed ashlar bands. The west facade of the two-storey volume is irregularly articulated. The northern half with segmental arch wooden door, accessible via five ashlar steps between brick supporting walls. Beside the door a segmental arch wooden side light with lattice work. Above it a substantial semicircular wooden window with leaded glass and fixed sash in stairwell. The southern half of the facade is blank, has two semicircular friezes, the arches of which rest on a stuccoed ashlar console.

Of the south-facing REAR FACADE, only one bay remains free on the west side. In the basement a segmental arch wooden door accessible via a stair access. Above this door, on each storey a segmental arch wooden cross window with horizontal glazing bar arrangement and transom. During the extension to the rear facade, the rear door of the central corridor was retained on the first storey, the original garden doors adjacent to it were removed. On the second storey the central rear facade window was opened up to extend the corridor, onto which the adjoining living rooms open. The eastern SIDE FACADE is symmetrical in composition but has an irregular window arrangement. Five substantial arch friezes resting on consoles. The facade is regularly divided by four pilasters into a centre section of one axis and two side sections of two axes each. On the second storey of the centre axis the semicircular wooden T-window of the bathroom. In the two axes of the southern facade section each two windows, one of which is a rectangular wooden window with leaded glass fanlight, the other three segmental arch. Two basement windows with grille in the plinth. The northern facade section is, with the exception of one basement window with grille, entirely blank. Monumental BOUNDARY WALL on the street side, consisting of six brick gate piers with round stuccoed shell pediments, between which wrought-iron railings on brick bases. The centre gate piers are larger and have an ashlar band. The eastern centre pier bears the inscription "Villa Maria" and a letter box. On the east side of the house is a partly wrought-iron railing.

The cellar has brick barrel vaults on iron I-beams.

The layout of the dwelling INTERIOR, characterised by a central corridor with the stairwell running transversely halfway along the west side and rooms-en-suite, has been preserved substantially intact. The interior includes among other things the tiling of the central corridor with black ashlar and white marble in lattice motif, the rich stucco ceilings with cornices, the marble mantelpieces in the rooms on the ground floor and the stucco ceiling of the stairwell. The stairwell is partly renewed and of subordinate importance for the purposes of protection.

Valuation

Villa Maria is significant for Sittard's cultural history. The architectural-historical values are determined by the eclectic building style, the high-quality aesthetic qualities of the design, the use of materials and the ornamentation. Villa Maria is situated in the protected historic townscape of Sittard, is by virtue of this location connected with the development of the town and significant for its appearance. Exterior and interior have been preserved in reasonable condition. The villa is significant in relation to the structural and visual integrity of Sittard's city centre. Moreover, Villa Maria possesses in a regional context a high degree of architectural-historical and typological rarity.

Villa Maria represents a matter of public interest by virtue of the whole of the aforementioned values.
