Inleiding
WOONHUIS, voorheen pastorie en burgemeesterswoning, in 1888 gebouwd in traditionele stijl met neo-gotische kenmerken, naar een ontwerp van architect J. Jorna te Roermond. Dit vrijstaande pand is gelegen in de historische kern van Limbricht, naast het reeds van rijkswege beschermde Salviuskerkje en het rijksbeschermde kasteel Limbricht. De aangebouwde garage met bijkeuken achter het pand alsmede de houten garage/berging naast het huis zijn UITGESLOTEN van bescherming.
Omschrijvingen
Vrijstaand monumentaal woonhuis op rechthoekige PLATTEGROND met aan de achterzijde een uitgebouwd portiek, als geheel evenwijdig aan de weg gelegen. Het gebouw heeft een souterrain plus twee BOUWLAGEN onder een ZADELDAK in lengterichting, waarop Hollandse pannen en twee nokschoorstenen. Het geheel is opgetrokken in een grauwbruine baksteen, gemetseld in kruisverband met gesneden voegen. Rode bakstenen plint- en dorpellijsten, venster- en deurlijsten, vlechtingen in de vulstukken, vleilaagconsoles en meervoudige bloktanddecoraties onder de goot. In de voor- en zijgevels zijn sierbalkankers geplaatst, in de achtergevel zijn deze zeer eenvoudig.
De VOORGEVEL heeft een symmetrische opbouw en wordt door lisenen verdeeld in drie traveeën. In elk travee zijn twee kozijnen boven elkaar geplaatst. Het betreft segmentboogvormige vensterlijsten met rechthoekige T-vormige aluminium kozijnen. De vensters hebben rode geglazuurde lijsten en vlechtingen in de vulstukken. Het middelste travee heeft een gestuct portiek met imitatievoegen, hardstenen traptreden en werd voorzien van de bouwjaaraanduiding "1888". De portiekboog heeft een rode lijst met profielstenen. De entreedeur is een dubbele houten paneeldeur met bovenlicht. De middenas loopt ter plaatse van het dak uit in een kleine topgevel met een enkel venster, deze wordt afgedekt door een zadeldak loodrecht op de lengterichting van het gebouw. In het dak zijn aan weerszijden van deze topgevel kleine dakramen geplaatst. Onder de goot is een dubbele kroonlijst met bloktanden.
De asymmetrische linker ZIJGEVEL wordt begrensd door lisenen en heeft twee asymmetrisch geplaatste kozijnen. Één in het midden van de gevel tussen de eerste en tweede bouwlaag en één links in de gevel in de eerste bouwlaag. Op gelijke afstand onder deze kozijnen loopt een versprongen geglazuurde tegellaag, deze ligt boven de plint. De gevel wordt beëindigd door vleilagen met meervoudige rode bloktanden, waarvan de middelste tand de aanzet vormt voor de schoorsteen. In het midden van de asymmetrische rechter ZIJGEVEL is in de tweede bouwlaag een kozijn geplaatst. De beëindiging van de gevel komt overeen met de linkergevel. De kozijnen in de zijgevels komen in vorm en opbouw overeen met de kozijnen in de voorgevel. De symmetrische ACHTERGEVEL wordt aan weerszijden begrensd door lisenen. De verdeling van de kozijnen over de gevel is overeenkomstig met de voorgevel. Ter plaatse van de entree is een uitbouw met een zadeldak. Via drie hardstenen traptreden met roosterwerken wordt de houten entreedeur met vier ruiten bereikt. Deze heeft een boogvormige lijst en een bovenlicht met glas-in-lood. In het dak boven het kozijn boven de entree is een kleine chaletachtige dakkapel met houten naald geplaatst. Onder het dak is een kroonlijst met bloktanden.
Het perceel is aan de voorzijde ommuurd met een lage TUINMUUR en een ezelsrug, ter vervanging van een hekwerk.
De indeling van het pand, met een centrale gang tussen voor- en achteruitgang, is vrijwel ongewijzigd bewaard gebleven. In het INTERIEUR zijn onder meer van belang de natuurstenen gangvloer, de paneeldeuren in lijsten, het trappenhuis en de stucplafonds met lijsten.
Waardering
Het woonhuis aan de Platz 1 vertegenwoordigt een algemeen belang vanwege het geheel van navolgende waarden.
Het pand beschikt over cultuurhistorische waarden als bijzondere uitdrukking van het voormalige geestelijke en bestuurlijke gebruik en is daarmee tevens van historisch-typologisch belang. Het pand is, geheel in de trant van de ontwerpen van architect Jorna, van belang als bijzondere uitdrukking van het historisch bouwambacht: rijk, gedetailleerd, verzorgd baksteengebruik en voegwerk. Ook beschikt het pand over een waardevol interieur. Het betreft een historisch herkenbaar gebleven gebouw, mede vanwege de situering nabij de oude kerk en het kasteel van Limbricht. DWELLING HOUSE, formerly rectory and mayor's residence, built in 1888 in traditional style with neo-gothic features, designed by architect J. Jorna from Roermond. This detached building is located in the historic centre of Limbricht, next to the Salviuskerkje already protected by national heritage status and the nationally protected castle Limbricht. Descriptions
Detached monumental dwelling house on a rectangular plan with an extended porch on the rear side, positioned as a whole parallel to the road. The building has a basement plus two storeys beneath a gabled roof in the longitudinal direction, fitted with Dutch tiles and two roof ridge chimneys. The whole is constructed in greyish-brown brick, laid in English bond with cut joints. Red brick plinth and sill lists, window and door lists, woven patterns in infill pieces, corbels and multiple dentil decorations below the guttering. Ornamental wall anchors are placed in the front and side facades, in the rear facade these are very simple.
The FRONT FACADE has a symmetrical composition and is divided by pilasters into three bays. In each bay two window frames are placed one above the other. These are segmental arch-shaped window lists with rectangular T-shaped aluminium frames. The windows have red glazed lists and woven patterns in the infill pieces. The middle bay has a stuccoed porch with imitation joints, stone steps and was provided with the construction year indication "1888". The porch arch has a red list with profiled stones. The asymmetrical left SIDE FACADE is bounded by pilasters and has two asymmetrically placed frames.
