Inleiding

VILLA in een door het Nieuwe Bouwen beïnvloede stijl, 1933. Gebouwd in opdracht van Herbert Paulsen, naar een ontwerp van architect Joseph Gärtner te Sittard. Vrijstaand gesitueerd in de lineaire bebouwing aan de oostzijde van het Sittardse stadspark, samen met de twee naburige villa's sterk teruggerooid ten opzichte van de Vijverweg. De villa's Vijverweg 7 en Vijverweg 9 vormen daarbij elkaars spiegelbeeld.

UITGESLOTEN van bescherming zijn de twee lagen tellende aanbouw met garage uit 1991, de bakstenen tuinmuur en de in 1995 gerealiseerde eetkameraanbouw aan de achtergevel.

Omschrijving

Markante vrijstaande villa met souterrainverdieping en twee BOUWLAGEN, in dwarsrichting ten opzichte van de Vijverweg. Het huis wordt gedekt door een achter kopgevels verzonken PLAT DAK. Hoge schoorsteen.

Gewapend betonnen fundament. Binnen- en buitenmuren van klinkers. De gevels zijn boven de verticaal gemetselde bakstenen plint voorzien van grof wit pleisterwerk. Rechthoekige stalen vensters en deuren. Ongeglazuurde grijze dorpels. Betonnen luifels annex lateien.

Het exterieur van de villa wordt gedomineerd door een aantal in hoogte variërende geometrische volumes. In het linkerdeel van de VOORGEVEL een halfronde erker met balkon. De bakstenen plint is rondom deze erker uitgebouwd in de vorm van een bloembak, die doorloopt in de drie bakstenen bordestrappen aan de linker zijgevel. In de plint naast de erker twee souterrainvensters. In de erker vijf stalen vensters, oorspronkelijk met glas-in-lood in de bovenlichten. De ronde betonnen balkonvloer fungeert als erkerluifel en loopt door in de luifel boven de entreepartij aan de linker zijgevel. Het balkon is toegangelijk via een rechthoekige stalen deur.

In het rechterdeel van de voorgevel is in de tweede laag een rechthoekig stalen vensterkozijn met dubbele verticale indeling geplaatst. Boven voornoemde balkondeur en het vensterkozijn in de tweede laag een over de voorgevelbreedte geprofileerde betonluifel.

De linker ZIJGEVEL wordt gedomineerd door een risalerend, de dakhoogte overstijgend blokvormig trappenhuisvolume. In dit trappenhuis een trapsgewijs oplopende reeks stalen vensters, waarin het authentieke glas-in-lood bewaard is gebleven. Deze vensters worden gescheiden door geprofileerde verticale traceringen, die eveneens de drie souterrainvensters met glas-in-lood van elkaar scheiden. Dit trappenhuisrisaliet heeft in de links uitgebouwde zijde een rechthoekige stalen deur, waarvan de indeling authentiek is.

Ter rechterzijde van het trappenhuis bevindt zich het zijgevelvlak waarin het portiek is ondergebracht, onder de doorlopende erkerluifel. Voor de entree een bordes met een drietal bakstenen traptreden en rode betegeling. De authentieke rechthoekige paneeldeur is nog aanwezig. De betonluifel is boven deze deur verbreed. Links naast het portiek een kleine uitgebouwde scheidingsmuur. In de tweede laag, boven de portiekluifel, de authentieke vlaggenmast met houder en een rechthoekig dubbel verticaal geleed stalen vensterkozijn. Op de gevelhoek een hemelwaterafvoer met vergaarbak.

Ter linkerzijde van het trappenhuis een gevelvlak waarin in de eerste laag oorspronkelijk een rechthoekig, dubbel verticaal geleed stalen vensterkozijn, waarnaast een hemelwaterafvoer met vergaarbak. Ten gevolge van de aanbouw aan de achtergevel is dit venster vervangen door twee rechthoekige vensters, waartussen de hemelwaterafvoer.

De rechteras van de ACHTERGEVEL, waarin oorspronkelijk twee boven elkaar geplaatste stalen vensters met dubbele verticale indeling en een souterrainvenster in de plint, wordt aan het oog onttrokken door de twee lagen tellende aanbouw. De rest van de achtergevel wordt aan het oog onttrokken door de aangebouwde eetkamer. In de eerste laag van de terugliggende linker gevelhelft bevond zich oorspronkelijk een dubbele stalen tuindeur met zijlichten. Hierboven, in de tweede laag, een uitkragend slaapkamerbalkon, ondersteund door een kolom en toegankelijk via een rechthoekige stalen deur. In de oksel van de oorspronkelijke achtergevel en de oorspronkelijke achtergeveluitbouw was in elke laag een rechthoekige, thans kunststof deur geplaatst. De deur in de eerste laag gaf toegang tot het voormalige terras, de deur in de tweede laag tot het balkon.

De rechter ZIJGEVEL heeft in de eerste laag van het rechterdeel een rechthoekig, dubbel verticaal ingedeeld stalen vensterkozijn met bovenlicht. In de plint onder dit kozijn ÚÚn drievoudig en twee enkele souterrainvensters. Dit kozijn is geplaatst onder een luifel. In de tweede laag een drievoudige vensterreeks. Boven deze vensters een doorlopende betonluifel. Hemelwaterafvoer met vergaarbak.

In het linkerdeel van de rechter zijgevel een rechthoekige erker met betonluifel en balkon. Rondom uitgebouwde bakstenen plint annex bloembak. In de erker een verticaal ingedeeld stalen venster, oorspronkelijk voorzien van glas-in-lood bovenlichten. Het balkon is toegankelijk via een rechthoekige stalen deur. Beide gevelhelften worden van elkaar gescheiden door een aangebouwd schoorsteenkanaal, uitlopend in een hoge schoorsteen.

De INTERIEURindeling van de villa is op diverse onderdelen gewijzigd, het trappenhuis verkeert in authentieke staat.

Waardering

De villa is van cultuurhistorische waarde als bijzondere uitdrukking van een plaatselijke historische ontwikkeling, is van belang als bijzonder specimen van een typologische ontwikkeling en had ten tijde van de bouw een sterke innovatieve waarde. De architectuurhistorische waarden van de villa worden bepaald door de bouwstijl, door de betrokkenheid van architect Gärtner, door de hoogwaardige esthetische kwaliteit, het materiaalgebruik en de bijzondere samenhang tussen exterieur en interieur. De villa is een essentieel onderdeel van het complex Amerikaanse huizen aan de Vijverweg, is vanwege de situering verbonden met de ontwikkeling en uitbreiding van Sittard, is van betekenis voor het aanzien van Sittard en beschikt over een historisch-ruimtelijke relatie met de bodemgesteldheid. VILLA in a style influenced by the Nieuwe Bouwen, 1933. Built on commission of Herbert Paulsen, after a design by architect Joseph Gärtner in Sittard. Freestanding situated in the linear development on the east side of the Sittard city park, together with the two neighbouring villas substantially set back from Vijverweg. The villas at Vijverweg 7 and Vijverweg 9 form mirror images of each other.

EXCLUDED from protection are the two-storey extension with garage from 1991, the brick garden wall and the dining room extension realised in 1995 at the rear facade.

Description

Marked freestanding villa with basement storey and two STOREYS, in transverse direction in relation to Vijverweg. The house is covered by a FLAT ROOF recessed behind the gable ends. Tall chimney.

Reinforced concrete foundation. Inner and outer walls of brick. The facades above the vertically laid brick plinth are provided with rough white rendered finish. Rectangular steel windows and doors. Unglazed grey sills. Concrete canopies also serving as lintels.

The exterior of the villa is dominated by a number of geometrically shaped volumes varying in height. In the left part of the FRONT FACADE a semicircular bay with balcony. The brick plinth is extended around this bay in the form of a flower box, which continues in the three brick entrance steps at the left side facade. In the plinth next to the bay two basement windows. In the bay five steel windows, originally with leaded glass in the fanlights. The round concrete balcony floor functions as a bay canopy and continues in the canopy above the entrance area at the left side facade. The balcony is accessible via a rectangular steel door.

In the right part of the front facade in the second storey a rectangular steel window frame with double vertical glazing bars is placed. Above the aforementioned balcony door and the window frame in the second storey a concrete canopy profiled across the width of the front facade.

The left SIDE FACADE is dominated by a projecting, block-shaped staircase volume exceeding the roof height. In this staircase a stepped ascending series of steel windows, in which the authentic leaded glass has been preserved. These windows are separated by profiled vertical traceries, which likewise separate the three basement windows with leaded glass from each other. This staircase projection has in the left extended side a rectangular steel door, of which the glazing bars are authentic.

To the right of the staircase is the side facade plane in which the porch is accommodated, beneath the continuous bay canopy. Before the entrance a landing with three brick entrance steps and red tiling. The authentic rectangular panelled door is still present. The concrete canopy is widened above this door. To the left of the porch a small extended dividing wall. In the second storey, above the porch canopy, the authentic flagpole with holder and a rectangular double vertically glazed steel window frame. On the facade corner a rainwater downpipe with collecting basin.

To the left of the staircase a facade plane in which in the first storey originally a rectangular, double vertically glazed steel window frame, beside which a rainwater downpipe with collecting basin. Due to the extension at the rear facade this window has been replaced by two rectangular windows, between which the rainwater downpipe.

The right edge of the REAR FACADE, which originally contained two steel windows placed one above the other with double vertical glazing bars and a basement window in the plinth, is concealed from view by the two-storey extension. The remainder of the rear facade is concealed from view by the adjoining dining room. In the first storey of the recessed left gable section, there was originally a double steel garden door with sidelights. Above this, in the second storey, a projecting bedroom balcony, supported by a column and accessible via a rectangular steel door. In the corner of the original rear facade and the original rear facade extension, a rectangular, now plastic door was placed in each storey. The door in the first storey provided access to the former terrace, the door in the second storey to the balcony.

The right SIDE FACADE has in the first storey of the right section a rectangular, double vertically glazed steel window frame with fanlight. In the plinth below this frame one triple and two single basement windows. This frame is placed beneath a canopy. In the second storey a triple row of windows. Above these windows a continuous concrete canopy. Rainwater drainage with collection tank.

In the left section of the right side facade a rectangular bay window with concrete canopy and balcony. Brick plinth and flower box built around throughout. In the bay window a vertically glazed steel window, originally furnished with leaded glass fanlights. The balcony is accessible via a rectangular steel door. Both gable sections are separated from each other by a built-on chimney flue, terminating in a tall chimney.

The INTERIOR layout of the villa has been altered in various respects; the staircase is in authentic condition.

Valuation

The villa is of cultural-historical value as a distinctive expression of a local historical development, is of importance as a particular specimen of a typological development and possessed strong innovative value at the time of construction. The architectural-historical values of the villa are determined by the architectural style, by the involvement of architect Gärtner, by the high aesthetic quality, the use of materials and the distinctive coherence between exterior and interior. The villa is an essential component of the complex of American houses on the Vijverweg, is connected through its location with the development and expansion of Sittard, is of significance for the appearance of Sittard and possesses a historical-spatial relationship with the soil composition. The architectural integrity of exterior and interior is reasonable. Moreover, the property is of importance in relation to the visual integrity of the surroundings. Furthermore, the property possesses a high degree of cultural and architectural-historical, building-technical and typological rarity.

The villa represents a matter of general interest due to the entirety of the aforementioned values.
