Inleiding
LANDHUIS "Huize Kinheim" in Nieuw Historiserende trant met invloed van de Engelse Landhuisstijl, gebouwd in 1906 voor de dames E. en H. Sterken naar ontwerp van R.C. Mauve en in 1910 uitgebreid door dezelfde architect. Het pand is beeldbepalend gesitueerd aan het weiland langs de westzijde van de Breelaan, in de as van het Grootland.
Omschrijving
Het landhuis heeft een rechthoekige plattegrond en telt twee bouwlagen onder een met leien gedekt samengesteld schild-zadeldak met uitzwenkende dakvoet. De hogere torenachtige uitbreiding uit 1910 sluit aan op de zuidoosthoek van het landhuis en telt eveneens twee bouwlagen onder een met leien gedekt schilddak. In de aansluiting van de twee bouwvolumes aan de oostzijde een hoog opgaand uitgebouwd trappenhuis met afgesnoten hoeken en bovenin een drietal rondboogvensters.
De gevels van het landhuis zijn opgetrokken in bruine baksteen en versierd met geometrisch siermetselwerk van gele baksteen het hoogte van de verdiepingsvloer en onder de dakrand. De gevels van de uitbreiding uit 1910 zijn grotendeels geleed met lisenen, een omgaande waterlijst en een fries van decoratief metselwerk onder de geprofileerde daklijst. In de gevels overwegend kruisvensters met blank glas-in-lood in de openslaande onderramen en deels met luiken.
Geheel links aan de voorgevel (NO) van het landhuis een hoekrisaliet met puntgevel onder steekkap en rechts daarvan vijf vensterassen met in het midden de entreepartij met rondboogvormige deur tussen zijlichten onder een luifel. Boven de luifel op de verdieping twee schuifvensters en in de overige vensterassen kruisvensters. In de hoekrisaliet op de begane grond en in de geveltop een klein vierkant venster en halverwege de bouwlagen een venster met tweeruits onderraam. Het dakschild bevat een luiklok in een sierlijke ijzeren constructie.
Aan de rechter zijgevel (NW) links een hoog opgaand risaliet met puntgevel. In het midden van de risaliet een driezijdige erker met zware natuurstenen latei en hoekconsoles onder een rechthoekige uitbouw met klein tweelicht en siermetselwerk in gele baksteen op de verdieping. Naast de uitbouw op de verdieping een smal venster en in de geveltop een tweelicht. Rechts van de risaliet op de begane grond een dubbele glasdeur onder vijfruits bovenlicht naar de tuin en daarboven een plat afgedekte dakkapel met vier glas-in-loodramen in de aansluiting van beide daken.
In de achtergevel (ZW) op de begane grond drie kruisvensters met in geometrische patronen beschilderde bovenlichten en blinden en op de verdieping drie kleinere kruisvensters. Rechts van dit geveldeel, dat wordt afgesloten door een brede horizontale houten daklijst, vormt een plat afgedekt bouwvolume van twee bouwlagen met afgesnoten hoek de verbinding met de uitbreiding. In de noordwestgevel van dit bouwvolume twee kruisvensters boven elkaar en in de zuidwestgevel een venster met halfrond bovenlicht in een recht gesloten kozijn op de begane grond. De zuidwestgevel van de uitbreiding telt drie vensterassen waarvan de buitenste twee in afgesnoten hoeken. Op de begane grond kruisvensters met blinden en op de verdieping een loggia met in de rondbogige gevelopeningen uitneembare samengestelde kozijnen, bestaande uit drielichten met halve radvensters als bovenlicht. Boven de middelste een hijsbalk. De rondbogen boven de gevelopeningen zijn gedecoreerd met gepleisterde sierlijsten en -stenen. De linker zijgevel (ZO) van de uitbreiding is blind en wordt slechts geleed door twee spaarvelden tussen drie lisenen. De voorgevel (NO) sluit aan op het driezijdig uitgebouwde trappenhuis en bevat op de verdieping links een kruisvenster. Boven de geprofileerde gootlijst een gemetseld attiek met rechts boven het uitgemetselde rookkanaal een rondbogig zandstenen reliëf met het opschrift "De Oogst oogt". Het reliëf wordt geflankeerd door gemetselde pilasters met zandstenen kapitelen en afgesloten door een getoogde natuurstenen lijst met palmetten. Links in de attiek een venster met openslaande ramen.
De entreepartij (1910) bevindt zich rechts van het trappenhuis in de linker zijgevel (ZO) van het landhuis en bestaat uit een getoogde glasdeur met boven- en zijlichten in een portiek met rondboog op natuurstenen zuiltjes. Boven de portiek een loggia met een gestapelde arcade van drie rondbogen. Voor de entree bevindt zich een binnenhof, gevormd door een gemetselde muur met drie rondboogvormige openingen en een deels inzwenkende tuinmuur dwars op de oostgevel. De hof heeft een formeel aangelegde keitjesbestrating.
Rechts van de tuinmuur in de gevel van het landhuis een groot samengesteld kozijn van vier vensters met roedenverdeling en blanke glas-in-loodramen en een horizontaal gedeelde rondboogdeur. Op de verdieping twee vensters met twee kleine onderramen als in de hoekrisaliet van de voorgevel. Het interieur is zowel wat plattegrondindeling als detaillering betreft grotendeels bewaard gebleven met als voornaamste bijzonderheden onder meer de in rijk houtsnijwerk uitgevoerde betimmering van de tuinkamer (1910) met haardpartij en cassettenplafond; de marmeren vloer en kasten in de voormalige dienkamer en de hal met trap en erkerzit met vitrinekast in het landhuis.
Waardering
Het landhuis "Huize Kinheim" met bijbehorende tuinmuren is van algemeen belang vanwege de architectuur- en cultuurhistorische waarde als representatief en grotendeels gaaf voorbeeld van een landhuis in Nieuw-Historiserende stijl met invloed van de Engelse landhuisstijl en de uitzonderlijke kwaliteit en gaafheid van de interieuronderdelen uit de bouwtijd. Description
The country house has a rectangular floor plan and comprises two storeys under a slate-covered composite hipped-gabled roof with overhanging eaves. The higher tower-like extension from 1910 adjoins the south-east corner of the country house and likewise comprises two storeys under a slate-covered hipped roof. At the junction of the two building volumes on the east side a tall projecting stairwell with clipped corners and at the top three round-arched windows.
The facades of the country house are constructed in brown brick and decorated with geometric decorative brickwork in yellow brick at the level of the floor and below the roof edge. The facades of the extension from 1910 are largely articulated with pilasters, an encircling drip moulding and a frieze of decorative brickwork below the moulded roof line. In the facades predominantly cross windows with clear leaded glass in the opening lower sashes and partly with shutters.

In the centre of the projection a three-sided bay window with heavy natural stone lintel and corner brackets under a rectangular extension with small two-light window and decorative brickwork in yellow brick on the first floor. Beside the extension on the first floor a narrow window and in the gable top a two-light. To the right of the projection at ground level a double glass door under a five-light fanlight to the garden and above it a flat-roofed dormer with four leaded glass windows in the junction of both roofs.
In the back facade (SW) at ground level three cross windows with geometrically patterned decorated fanlights and blinds and on the first floor three smaller cross windows. To the right of this facade section, which is closed off by a wide horizontal wooden cornice, a flat-roofed building volume of two storeys with clipped corner forms the connection to the extension. In the north-west facade of this building volume two cross windows one above the other and in the south-west facade a window with a semi-circular fanlight in a square-framed sash at ground level. The south-west facade of the extension has three window bays of which the two outer ones have clipped corners. At ground level cross windows with blinds and on the first floor a loggia with removable composite sashes in the round-arched facade openings, consisting of three-lights with half radial windows as fanlights. Above the middle one a lifting beam. The round arches above the facade openings are decorated with rendered decorative mouldings and stones. The left side facade (SE) of the extension is blank and is articulated only by two spandrels between three pilasters. The front facade (NE) adjoins the three-sided projecting stairwell and contains on the first floor on the left a cross window. Above the moulded gutter line a brick attic with to the right above the brick chimney a round-arched sandstone relief with the inscription "De Oogst oogt". The relief is flanked by brick pilasters with sandstone capitals and closed off by a curved natural stone band with palmettes. On the left in the attic a window with opening sashes.
The entrance section (1910) is located to the right of the stairwell in the left side facade (SE) of the country house and consists of a curved glass door with upper and side lights in a porch with a round arch on natural stone columns. Above the porch a loggia with a stacked arcade of three round arches. In front of the entrance is an interior courtyard, formed by a brick wall with three round-arched openings and a partly swinging inward garden wall across the east facade. The courtyard has a formally laid paved floor with stone cubes.
To the right of the garden wall in the facade of the country house a large composite sash of four windows with glazing bars and clear leaded glass panes and a horizontally divided round-arched door. On the first floor two windows with two small lower panes as in the angle projection of the front facade. The interior has been largely preserved both in terms of floor plan layout and detailing with as main features among others the garden room (1910) executed in rich wood carving with fireplace and coffered ceiling; the marble floor and cupboards in the former servants' room and the hall with staircase and bay window seat with display cabinet in the country house.
Valuation
The country house "Huize Kinheim" with its associated garden walls is of general importance for its architectural and cultural-historical value as a representative and largely intact example of a country house in the New Historicist style with influence from the English country house style and the exceptional quality and integrity of the interior components from the period of construction. The building is prominently situated along the Breelaan in the village of Bergen.
