Inleiding
BOERDERIJ 'Groenlust', van het type dwarshuisboerderij, met smeedijzeren HEKWERK, stamt uit de eerste helft van de negentiende eeuw. Het pand bevindt zich ten noordoosten van de Korte Kerkgracht en de Heycop in de dorpskern van Kockengen. De boerderij staat met de nokrichting haaks op de weg en de omstreeks 1385 gegraven watergang de Heycop, een bevaarbare wetering die het polderwater afvoerde naar de Vecht. In 1992 is in de blinde rechterzijgevel van het voorhuis een venster met zes-ruits schuifraam als in de voorgevel aangebracht. De dakkapel op het linker dakschild dateert van 1968 (gebouwd in verband met een interne verbouwing van de zolder). Na de Tweede Wereldoorlog is een gedeelte van de stallen van een betonnen vloer voorzien.
Het erf is recent aan de achterzijde verkleind ten behoeve van niet aangepaste nieuwbouw. Op het erf staat nog een zomerhuis, een spoelhok en een hooiberg, alsmede twee leilinden vóór het huis. Ter erfafscheiding staat langs de weg een smeedijzeren spijlenhek.
Omschrijving
De boerderij is in baksteen opgetrokken. Het voorhuis is geheel onderkelderd en bestaat voorts uit één bouwlaag en een kap. Het voor- en achterschild van het schilddak is gedekt met gesmoorde Oegstgeesterpannen. De eindschilden zijn gedekt met gesmoorde Tuiles du Nord. De dakvoeten zijn voorzien van bakgoten en afgewerkt met licht uitkragende houten lijsten. Op de nokeinden bevinden zich gemetselde schoorstenen. De stal staat haaks op het voorhuis en bestaat uit één bouwlaag met een rieten - aan de achterzijde afgewolfd - zadeldak. De symmetrische voorgevel (zuidwestzijde) van het voorhuis heeft vijf assen en wordt afgesloten met een lijstgevel. De centraal gelegen entree is toegankelijk via een hardstenen bordes met vier treden en gietijzeren balustrade. De entree bestaat uit een rechtgesloten, gecementeerde omlijsting met hardstenen neuten en onderdorpel. De paneeldeur bevat vier ruiten, waarvoor een gietijzeren rooster met in twee roosters een runderkop is geplaatst. Daarboven bevindt zich een bovenlicht. Ter weerszijden van de entree bevinden zich twee rechtgesloten vensters onder strek met zesruits schuiframen en houten lekdorpels. Onder de vensters bevindt zich een uitgemetselde rollaag waaronder zich vier rondboogvormige keldervensters onder rollaag met ijzeren raamtraceringen bevinden. Het dakschild is doorbroken door een houten dakkapel.
De zijgevels van het voorhuis zijn nagenoeg blind, op twee rechtgesloten keldervensters met diefijzers na. Er zijn gietijzeren roosters aangebracht. In de rechterzijgevel van het stalgedeelte (zuidoostzijde) is een modern venster ter plaatse van de achter de brandmuur gebouwde keuken geplaatst, dat het rieten dak van de stal doorsnijdt. In deze zijgevel bevinden zich voorts nog vier rechtgesloten houten stalvensters. De linkerzijgevel (noordwestzijde) bevat verschillende typen vensters en een deur. De mestluiken zijn dichtgezet.
De achtergevel van de stal (noordoostzijde) is met vlechtingen opgemetseld en is voorzien van staafankers. Alle deuren en vensters in de achtergevel van het achterhuis zijn in stijl vervangen en van nieuw geheng voorzien. In het midden bevindt zich een opgeklampte deur met roedenverdeeld bovenlicht met aan weerszijden een staldeur. Ter hoogte van de tasvloeren bevinden zich twee roedenverdeelde ramen. In de geveltop bevindt zich een getoogd ijzeren stalvenster. Het interieur heeft de oorspronkelijke indeling grotendeels behouden. Van belang zijn onder meer de tegelmozaïekvloer in de centraal gelegen gang, paneeldeuren, kaaskelder met troggewelven en houten liggers, stal met open houten kapconstructie rustend op bakstenen poeren, klinkers in stal en op de deel, tasvloeren, knechtenbedstee op tasvloer. Het smeedijzeren spijlenhek aan de straatzijde heeft een inrijhek aan de rechterzijde van de boerderij, waarbij op de hekpijlers van getrokken- en smeedwerk de naam van de boerderij vermeld staat.
Waardering
Het pand is van algemeen belang vanwege de architectuurhistorische waarde als gaaf bewaard voorbeeld van een dwarshuisboerderij met hekwerk uit de eerste helft van de negentiende eeuw met een volledig onderkelderd voorhuis; alsmede van stedenbouwkundige waarde vanwege de beeldbepalende ligging aan de Korte Kerkweg en de watergang de Heycop te Kockengen; als onderdeel van de boerderijenstrook langs de Korte Kerkweg.

FARMHOUSE 'Groenlust', of the type transverse-house farmhouse, with wrought-iron FENCING, dates from the first half of the nineteenth century. The property is situated to the northeast of the Korte Kerkgracht and the Heycop in the village centre of Kockengen. The farmhouse stands with the ridge direction perpendicular to the road and the watercourse the Heycop, dug around 1385, a navigable drainage channel that conveyed the polder water to the Vecht. In 1992 a window with a six-pane sash window was installed in the blind right side gable of the front house, as in the front facade. The dormer on the left roof slope dates from 1968 (built in connection with an internal renovation of the loft). After the Second World War part of the stables was provided with a concrete floor.
The site has recently been reduced at the rear for the purpose of non-matching new construction. On the site there still stands a summer house, a rinsing shed and a hay barn, as well as two linden trees in front of the house. The farmhouse is constructed in brick. The front house is entirely cellared and consists of one storey and a roof. The front and rear slope of the hipped roof is covered with closed Oegstgeester tiles. The end slopes are covered with closed Tuiles du Nord. The roof eaves are provided with gutters and finished with lightly projecting wooden mouldings. Brick chimneys are located at the ridge ends. The stable stands perpendicular to the front house and consists of one storey with a thatched - at the rear curved - gabled roof. The symmetrical front facade (southwest side) of the front house has five bays and is closed off with a cornice-topped facade. The centrally located entrance is accessible via a hardstone stoop with four steps and a cast-iron balustrade. The entrance consists of a right-angled, cemented surround with hardstone sills and underdorpel. The panel door contains four panes, in front of which a cast-iron grille with a cattle head in two grilles is placed. Above this is a fanlight. On either side of the entrance are two right-angled windows under horizontal line with six-pane sash windows and wooden drip mouldings. Below the windows is a laid-up roller course beneath which four round-arch shaped cellar windows under roller course with iron window tracings are located. The roof slope is interrupted by a wooden dormer.
The side gables of the front house are almost entirely blind, except for two right-angled cellar windows with thief irons. Cast-iron grilles have been installed. In the right side gable of the stable part (southeast side) a modern window has been placed in the location of the kitchen built behind the party wall, which cuts through the thatched roof of the stable. In this side gable are furthermore four right-angled wooden stable windows. The left side gable (northwest side) contains various types of windows and a door. The manure flaps are closed off.
The rear gable of the stable (northeast side) is laid up with wicker and is provided with rod anchors. All doors and windows in the rear gable of the rear house have been replaced in style and provided with new hinges. In the middle is a braced door with glazing-bar fanlight with a stable door on either side. At the height of the hayloft floors are two glazing-bar windows. In the gable top is a vaulted iron stable window. The interior has largely retained its original layout. Of importance are among others the tile mosaic floor in the centrally located passage, panel doors, cheese cellar with trough vaults and wooden beams, stable with open wooden roof truss structure resting on brick pillars, clinkers in stable and on the threshing floor, hayloft floors, farmhand's bed alcove on hayloft floor. The wrought-iron bar fence on the street side has a carriage gate on the right side of the farmhouse, where on the fence posts of drawn and wrought work the name of the farmhouse is stated.
Valuation
The property is of general interest on account of its architectural-historical value as a well-preserved example of a transverse-house farmhouse with fencing from the first half of the nineteenth century with a completely cellared front house; as well as of urban planning value on account of its image-defining location on the Korte Kerkweg and the watercourse the Heycop at Kockengen; as part of the farmhouse strip along the Korte Kerkweg.
