Inleiding
De halfvrijstaande WINKEL met DUBBELE BOVENWONING is gelegen op de schuin toelopende hoek van de Markt en de Luifelstraat in Roermond. Het pand is gebouwd onder invloed van het Nieuwe Bouwen in 1935 naar ontwerp van architect J. Klaarenbeek te Roermond. In 1962 is de pui op de begane grond veranderd tijdens de verbouwing tot kledinghuis Van de Brekel.
Omschrijving
De WINKEL met dubbele WONING heeft een meervoudige plattegrond in vier lagen onder een gekromd schilddak met Hollandse pannen.
Het pand heeft een optrek van gelige baksteen in Vlaams verband.
In de gevel bevinden zich rechthoekige houten vensters gedeeltelijk met glas-in-lood.
De VOORGEVEL, waar de LUIFELSTRAAT op de MARKT uitkomt, heeft in de eerste laag een niet originele winkelpui. Boven de pui bevindt zich een luifel, die van origine bij het ontwerp hoort.
Hierboven bevindt zich een gecementeerde lijst rond de oorspronkelijke bovenlichten, die zijn dichtgezet. In de tweede laag bevinden zich drie dubbele vensters in één lijst, waarvan de twee rechter zijn gescheiden door een brede stijl. Door de laag geplaatste kalf ontstaat een relatief groot bovenlicht met glas-in-lood. In de derde laag bevinden zich vier dubbele vensters met glas-in-lood, per twee eveneens door een brede stijl gescheiden. Boven deze vensters is de gevel verdeeld in verticale vlakken gescheiden door terugliggende groen geglazuurde baksteen. De gevel wordt beëindigd door een geprofileerde deksteen. Links naast de vensters bevindt zich een blind geveldeel dat begint vanaf de tweede bouwlaag en door loopt tot boven de tweede verdieping in een soort klokkentoren.
Onder het uurwerk zijn galmgaten gemaakt, de rand van de toren wordt beëindigd dekstenen en bekroond met een karakteristiek gelaagd kubusvormig dak. Rechts van de vensters loopt de voorgevel uit in een ronding met in de eerste laag vijf kleine vensters en in de tweede drie. Voor het middelste venster in de tweede laag is een vierkante houten vlaggenmast bevestigd.
De ZIJGEVEL aan de MARKT bestaat uit drie traveeën. Het gevelvlak van de linker travee is geknikt ten opzichte van de twee andere. Op de begane grond loopt de winkelpui van de voorgevel over in deze zijgevel. De vensters in de tweede en derde laag zijn driedelig, maar verder identiek aan die in dezelfde bouwlagen in de voorgevel. Per bouwlaag zijn de vensters onderling aan boven- en onderzijde met elkaar verbonden door een terugliggende laag van geglazuurde groene baksteen. In de vierde laag bevinden zich lage tweedelige glas-in-loodvensters in verdiept gelegen gevelvlak, die onderling worden gescheiden door een liseen. De gevel wordt beëindigd door een groot dakoverstek.
De ZIJGEVEL aan de LUIFELSTRAAT bestaat uit twee kleuren baksteen. Vanaf links tot circa twee meter van de rechterhoek is rode baksteen gebruikt, beide gevelvlakken worden gescheiden door een hemelwaterafvoer. Het linkergevelvlak, met de rode baksteen, heeft een gecementeerde hoge plint en vier traveeën met houten kozijnen van divers formaat met en zonder bovenlichten en op verschillende hoogten in de gevel. Deze vensters hebben gedeeltelijk figuurglas of geel-wit figuurglas-in-lood. Dit geveldeel wordt beëindigd door twee schoorstenen, een klein topgeveltje en een reling. Het smalle gelige gevelvlak rechts heeft in de eerste laag een winkelpui en is in de bovenliggende lagen blind.
De STRUCTUUR van het INTERIEUR van het pand is in hoge mate in tact. De eerste en tweede bouwlaag zijn hoofdzakelijk grote open ruimten. Via afzonderlijke trappen zijn de twee woningen te bereiken, deze liggen naast elkaar en hebben beide een intern trappenhuis naar de vierde verdieping.
Waardering
Het WINKELPAND met dubbele bovenwoning bezit cultuurhistorische waarden als uitdrukking van de typologische ontwikkeling van winkels met bovenwoningen, gebouwd tijdens het Interbellum. De architectuurhistorische waarden worden bepaald door het belang van het gebouw voor de geschiedenis van de architectuur in Limburg, voor het oeuvre van architect J. Klaarenbeek uit Roermond en zijn betrokkenheid met deze stad. Verder is het geheel van belang vanwege de hoogwaardige esthetische kwaliteiten van het ontwerp, door de inpassing van diverse functies in een hoekoplossing. The semi-detached SHOP with DOUBLE UPPER DWELLING is located on the sloping corner of the Markt and the Luifelstraat in Roermond. The SHOP with double DWELLING has a complex floor plan on four storeys under a curved hipped roof with Dutch tiles.
The building has a facade of yellowish brick in Flemish bond.
The facade contains rectangular wooden windows partly with leaded glass.
The FRONT FACADE, where the LUIFELSTRAAT meets the MARKT, has a non-original shop front on the first storey. Above the shop front is a canopy, which was part of the original design.
Above this is a cemented moulding around the original fanlights, which have been filled in. On the second storey there are three double windows in one moulding, of which the two on the right are separated by a broad mullion. A transom placed through the storey creates a relatively large fanlight with leaded glass. Above these windows the facade is divided into vertical panels separated by recessed green glazed brick. The facade is terminated by a moulded coping stone. To the left of the windows there is a blind facade section that begins from the second storey and continues above the second floor in a sort of bell tower.
Below the clock face are sound holes, the edge of the tower is terminated with coping stones and crowned with a characteristic layered cubic roof. To the right of the windows the front facade runs out in a rounding with five small windows on the first storey and three on the second. In front of the middle window on the second storey a square wooden flagpole is attached.
The SIDE FACADE on the MARKT consists of three bays. The wall plane of the left bay is angled in relation to the other two. On the ground floor the shop front of the front facade continues into this side facade. The windows on the second and third storeys are tripartite, but otherwise identical to those in the same storeys in the front facade. Per storey the windows are mutually connected above and below by a recessed layer of glazed green brick. On the fourth storey there are low two-part leaded glass windows in a recessed wall plane, which are mutually separated by a listel. The facade is terminated by a large roof overhang.
The SIDE FACADE on the LUIFELSTRAAT consists of two colours of brick. From the left to approximately two metres from the right corner red brick is used, both wall planes are separated by a rainwater pipe. The left wall plane, with the red brick, has a cemented high plinth and four bays with wooden frames of various sizes with and without fanlights and at different heights in the facade. These windows partly have figured glass or yellow-white figured leaded glass. This wall section is terminated by two chimneys, a small gable and a railing. The narrow yellowish wall plane on the right has a shop front on the first storey and is blind in the storeys above.
The STRUCTURE of the INTERIOR of the building is largely intact. The first and second storeys are mainly large open spaces. The two dwellings are accessible via separate staircases, they are situated side by side and both have an internal staircase to the fourth floor.
