Inleiding
Voormalige ZUIVELFABRIEK 'Eemlandia' gebouwd naar ontwerp van architect S.F. Hoekstra uit Akkrum in 1918. H. Dekkers uit Bunschoten voerde het werk uit. Aanleiding was de oprichting van de NV 'Stoomzuivelfabriek De Kleine Pol' aan de Oostsingel nadat melkleveranciers uit onvrede over de winstdeling een eigen coöperatie waren begonnen. De nieuwe 'Bunschoter Coöperatieve Verkoopvereniging van Melk en Zuivelprodukten Eemlandia' trachtte De Kleine Pol over te nemen, maar de aandeelhouders van De Kleine Pol weigerden in te gaan op de voorstellen. De leden van de coöperatie besloten daarop zelf een zuivelfabriek te laten bouwen.
Hoofdproducten van de fabriek waren boter en poedermelk. Ook werd uit de ondermelk caseïne gewonnen. Hiertoe werd de fabriek in 1938 aan de noordzijde uitgebreid door aannemer K. van Dijk uit Amersfoort.
Na de oorlog ging men in de caseïnefabriek over op de productie van kaas. Toch kon dit de neergang van de fabriek niet tegengaan. In 1958 vond een fusie plaats met de Coöperatie Melk Centrale (CMC). In 1963 werd de fabriek gesloten. De machines zijn uit de fabriek verwijderd en de vrijstaande schoorsteen is gesloopt.
Sinds 1967 is het pand verhuurd aan diverse kleine ondernemingen.
Met uitzondering van de zuidwestzijde, het interieur en de vensterindeling van de voorgevel is het fabrieksgebouw herkenbaar bewaard gebleven.
Aan de westzijde zijn aanbouwen gezet in 1938 en 1951. De aanbouw uit 1938 telt bouwlagen onder schilddak, de aanbouw uit 1951 is hierop haaks geplaatst.
Omschrijving
Het hoofdvolume van het fabrieksgebouw uit 1918 is in baksteen op rechthoekige plattegrond opgetrokken en telt één bouwlaag onder zadeldak met gesmoorde tuile du nord. Op de haaks op de Veenestraat gerichte nok van het dak staan houten ventilatiekokers, gedekt met een tent- of zadeldakje.
De voorgevel (O) van het fabrieksgebouw aan de Veenestraat is een topgevel met in de eerste bouwlaag links van het midden de entree met deur omgeven door zij- en bovenlichten onder een luifel. Links van de entree is een herdenkingssteen ingemetseld. Daarnaast is een venster met drie glas-in-lood bovenlichten aangebracht. Rechts van de entree zijn respectievelijk een venster met vier en één met drie bovenlichten gezet. In de top zijn twee stolpvensters en een houder voor een vlaggenmast aangebracht. De vensters hebben grotendeels hun oorspronkelijke ramen met roeden-indeling verloren.
De rechterzijgevel heeft een identiek venster als in de voorgevel, uitgevoerd met vier bovenlichten. Voorts komen er drie stalen twintigruits vensters en een dubbele deur onder klein dakhuis voor. Vervolgens zijn in zes traveeën elk een kelderlicht en een zesruits venster geplaatst, waarvan enkele zijn dichtgezet. De twee rechtse traveeën zijn verhoogd in verband met de torenopbouw, die is uitgevoerd met twee hoge smalle vensterstroken. De volgende vijf traveeën zijn ingevuld met vijftienruits vensters en één niet oorspronkelijke ingang. De meest rechtse vijf traveeën van dit geveldeel bevatten een deur en vier vijftienruits vensters. Het hogere bouwvolume van vier lagen aan de noordwestzijde stamt uit 1938. Het bouwvolume is gedekt met een dubbel schilddak. In de gevels zijn op regelmatige wijze stalen vensters aangebracht.
De zuidgevel van het oudste bouwvolume heeft rechts een venster als in de voorgevel. Voorts bevinden zich drie getoogde deuropeningen. De vijf traveeën links hiervan bevatten in het midden een ingang en ter weerszijden twee twintigruits vensters. Het links ernaast gelegen bouwdeel risaleert en bestaat uit een toren rechts, voorzien van smalle vensters, en links een ongelijkzijdige topgevel onder zadeldak. Op de begane grond zijn een niet oorspronkelijke deur en drie vensters gezet. De topgevel bevat drie smalle vensters, waarvan de middelste hoger is, en daaronder een gevelsteen met de tekst `19-Eemlandia-18'.
Het interieur van de fabriek is deels oorspronkelijk wat betreft de indeling en de kapconstructie. De oorspronkelijke vloeren zijn ten dele aanwezig.
Waardering
De voormalige historisch gegroeide zuivelfabrieksgebouwen uit 1918 met uitbreidingen uit 1938 zijn van algemeen belang vanwege de cultuurhistorische waarde als herkenbaar en tamelijk gaaf voorbeeld van een zuivelfabriek, ontworpen door architect S.F. Former DAIRY FACTORY 'Eemlandia' built to the design of architect S.F. Hoekstra from Akkrum in 1918. H. Dekkers from Bunschoten carried out the work. The main volume of the factory building from 1918 is built in brick on a rectangular floor plan and has one storey under a gabled roof with dormant French tile. Wooden ventilation ducts, covered with a hipped or gabled roof, stand on the ridge of the roof running at right angles to the Veenestraat.
The front facade (E) of the factory building on the Veenestraat is a stepped gable with in the first storey, to the left of centre, the entrance with door surrounded by side and fanlights under a canopy. To the left of the entrance a commemorative stone is set into the wall. Adjacent to this is a window with three leaded fanlights. To the right of the entrance are respectively a window with four and one with three fanlights. At the top are two corner windows and a holder for a flagpole. The windows have largely lost their original frames with glazing bars.
The right side facade has an identical window as in the front facade, executed with four fanlights. Furthermore there are three steel twenty-pane windows and a double door under a small roof structure. Subsequently, in six bays each a cellar light and a six-pane window are placed, some of which have been blocked up. The two rightmost bays are raised in connection with the tower structure, which is executed with two tall narrow window strips. The following five bays are filled with fifteen-pane windows and one non-original entrance. The rightmost five bays of this section of facade contain a door and four fifteen-pane windows. The higher building volume of four storeys on the northwest side dates from 1938. The building volume is covered with a double hipped roof. Steel windows are regularly arranged in the facades.
The south facade of the oldest building volume has on the right a window as in the front facade. Furthermore there are three arched doorways. The five bays to the left of this contain in the middle an entrance and on either side two twenty-pane windows. The building section to the left adjacent to this projects forward and consists of a tower on the right, provided with narrow windows, and on the left an unequal-sided stepped gable under a gabled roof. On the ground floor a non-original door and three windows are placed. The stepped gable contains three narrow windows, of which the central one is higher, and below it a facade stone with the text '19-Eemlandia-18'.
The interior of the factory is partly original in terms of the layout and the roof truss structure. The original floors are partly preserved.
Valuation
The former historically developed dairy factory buildings from 1918 with extensions from 1938 are of general importance because of their cultural-historical value as a recognisable and fairly intact example of a dairy factory, designed by architect S.F. Hoekstra. Also of importance because of the rarity of this building type within this period, as well as of situational value due to the location on the Veenestraat, at the corner of the St. Nicolaasweg, on the former main access road of Bunschoten.
