Inleiding
KOETSHUIS, gebouwd rond 1900 in een Traditioneel Ambachtelijke stijl behorend bij het woonhuis uit 1904. Beide panden liggen op het terrein van de voormalige buitenplaats Leeuwendaal aan de rand van de in 1902 ontwikkelde, gelijknamige woonwijk.
Omschrijving
Eenlaags pand met een rechthoekige grondslag, opgetrokken in gele ijsselsteen (kruisverband) wordt gedekt door een zadeldak met gesmoorde kruispannen. Beide kopse geveltoppen van het pand zijn beschoten met verticale plankdelen. Zuidelijke gevel met dubbele deur onder strekken van rode baksteen en in de top een luik. In de linker zijgevel (west) twee eenvoudige deuren onder drieruits bovenlichten.
De rechter zijgevel is blind uitgevoerd.
De achtergevel (noord) bezit een zesruits venster in de top.
Waardering
Koetshuis behorend bij het herenhuis uit 1904 is van algemeen belang vanwege cultuur- en architectuurhistorische waarde als typologisch voorbeeld van een koetshuis, gebouwd in een Traditioneel Ambachtelijjke stijl.
Het pand is gaaf in hoofdvorm, materiaalgebruik en detaillering.

COACH HOUSE, built around 1900 in a Traditional Craft style belonging to the residential house from 1904. Both properties are located on the grounds of the former country estate Leeuwendaal at the edge of the residential district of the same name, developed in 1902.
Description
Single-storey building with a rectangular ground plan, constructed in yellow Ijssel brick (English bond) and covered by a gabled roof with interlocking ridge tiles. Both end gable tops of the building are clad with vertical wooden planks. Southern facade with double door beneath spans of red brick and a shutter in the top. In the left side facade (west) two simple doors beneath three-light fanlights.
The right side facade is executed blind.
The rear facade (north) has a six-light window in the top.
Valuation
Coach house belonging to the manor house from 1904 is of general importance because of its cultural and architectural historical value as a typological example of a coach house, built in a Traditional Craft style.
The building is intact in main form, material use and detailing.
