Inleiding
WINKELWONING, ca. 1875 gebouwd in eclectische stijl. Het pand staat in de aaneengesloten westelijke gevelwand van de Jansstraat (tussen de Rozemarijnsteeg en de Varkensstraat), en is gesitueerd tegenover het plein Jansplaats. De belendende panden hebben eveneens drie bouwlagen en een zolderverdieping. Het pand is aan de achterzijde ingebouwd. De winkelwoning heeft momenteel een horeca-gelegenheid in de eerste bouwlaag, magazijnruimte in de tweede bouwlaag en een woning in de derde bouwlaag.
Omschrijving
Onderkelderde WINKELWONING van drie bouwlagen en zolderverdieping op rechthoekig grondplan (smal en ondiep). De zolderverdieping heeft een afgeplat schilddak met plat gedekte houten dakkapel (stolpraam) aan de voorzijde, en is belegd met gesmoorde tuiles du Nord. De bakstenen gevels zijn in kruisverband gemetseld.
De VOORGEVEL is twee traveeën breed en heeft een houten winkelpui in de eerste bouwlaag. De asymmetrische PUI is gevat tussen twee hoekpilasters en wordt afgesloten door een plint aan de onderzijde en een gekornist hoofdgestel aan de bovenzijde. De op basementen geplaatste hoekpilasters hebben spiegels en consoles (voluutvorm met in- en uitgezwenkte bladmotieven en palmet). De plint is voorzien van twee dicht gezette kelderramen met afgeschuinde hoeken. Het hoofdgestel bestaat uit een geprofileerde architraaf met bloktandlijst, een fries met velden en diamantkoppen en een geprofileerde kroonlijst. De vernieuwde deur (getrapt kalf met krulornamenten) en etalage hebben elk een enkelruits bovenlicht met rijk geprofileerde, keperboogvormige bovenzijde. De zwikken zijn voorzien van ajour-snijwerk (sierranken, rozetten en bladmotieven). Tegen de pui is een moderne glazen luifel aangebracht.
De tweede bouwlaag heeft twee hoge schuifvensters met getoogde bovenlichten en de derde bouwlaag heeft twee stolpramen met getoogde bovenlichten. De vensters zijn voorzien van hardstenen lekdorpels en gepleisterde omlijstingen met sluitstenen, respectievelijk geprofileerd en voorzien van bladmotieven in de tweede bouwlaag, en een vlakke omlijsting met diamantkop-sluitstenen in de derde bouwlaag. Tussen de bovenlichten van de tweede bouwlaag en de lekdorpels van de derde bouwlaag bevinden zich gepleisterde panelen met elk twee velden. Voor de stolpramen zijn lage smeedijzeren hekken aangebracht. De verdiepingen worden gemarkeerd door cordonlijsten. Het INTERIEUR bezit een middeleeuwse kelder met tongewelf in de lengterichting van het pand. In de kelder bevindt zich een bakstenen waterput.

SHOP WITH DWELLING, built ca. 1875 in eclectic style. The building stands in the continuous western facade wall of the Jansstraat (between the Rozemarijnsteeg and the Varkensstraat), and is situated opposite the square Jansplaats. Description
Undercellared SHOP WITH DWELLING of three storeys and attic storey on rectangular floor plan (narrow and shallow). The attic storey has a hipped roof with flat-covered wooden roof dormer (attic window) on the front, and is covered with smoked tuiles du Nord. The brick facades are laid in Flemish bond.
The FRONT FACADE is two bays wide and has a wooden shop front in the first storey. The asymmetrical FRONT is set between two corner pilasters and is terminated by a plinth at the bottom and a corniced main cornice at the top. The corner pilasters, placed on bases, have mirrors and consoles (volute form with in- and out-curved leaf motifs and palmettes). The plinth is provided with two densely set cellar windows with chamfered corners. The main cornice consists of a moulded architrave with block dentil moulding, a frieze with fields and diamond heads and a moulded cornice. The renewed door (stepped calf with curled ornaments) and shop window each have a single-pane fanlight with richly moulded, herringbone-arch-shaped top. The soffits are provided with openwork carving (ornamental scrolls, rosettes and leaf motifs). A modern glazed canopy is attached against the shop front.
The second storey has two tall sash windows with arched fanlights and the third storey has two attic windows with arched fanlights. The windows are provided with stone lekdorpels and plastered frames with keystones, respectively moulded and provided with leaf motifs in the second storey, and a flat frame with diamond-head keystones in the third storey. Between the fanlights of the second storey and the lekdorpels of the third storey are plastered panels each with two fields. Low wrought-iron railings are placed in front of the attic windows. The storeys are marked by string courses. The INTERIOR possesses a medieval cellar with barrel vault in the longitudinal direction of the building. In the cellar there is a brick water well.
