Inleiding.
De voormalige ZUIVELFABRIEK SINT PANCRATIUS werd gebouwd in 1916 naar ontwerp van architect L. Kooken als een klein "Chateau d' Industrie". Het gebouw in ambachtelijk-traditionele stijl staat vrij en ligt markant op een kruising van wegen in de kern van Hoogeloon. In 1962 werd de fabriek gesloten. In 1978 werd de ruimte in gebruik genomen als winkel en er kwamen twee woningen in. Hierbij werden ramen en deuren grotendeels in stijl vernieuwd.
Omschrijving.
Het een-, deels tweelaagse pand is onderkelderd en is opgetrokken uit rode machinale baksteen, die grotendeels is gepleisterd en wit geschilderd. Ongepleisterd zijn de plint, dorpels, rondboogfriezen, afwerkranden boven vensters, topgevels en de kantelen boven delen met platte daken. Het bedrijfsgedeelte bezit een zadeldak, de toren een tentdak met rode tuile-du-Nordpannen. Het geheel heeft een goeddeels rechthoekige plattegrond, waarbij de verschillende bouwmassa's op speelse wijze in elkaar overgaan.
De oostgevel ligt parallel aan de Vessemseweg. Links is een deel met kantoor onder zadeldak, evenwijdig aan de straat. Het bezit twee kelderramen en een kruisvenster met kleine roedenverdeling onder een strek. Alle kelderramen hebben een stalen profielbalk als latei. Boven zijn de jaartalankers: "1916" aangebracht. Ter rechterzijde is de toren gebouwd. Naast het kelderraam zijn steunberen geplaatst, die overgaan in lisenen, eindigend in een rondboogfries. Boven het kelderraam is een kruisvenster onder een rondboog. Hierboven is in geel en blauw een tegeltableau aangebracht met de naam: "Zuivelfabriek St. Pancratius". Onder elk afsluitend rondboogje bevindt zich tenslotte een smal raampje. Op het tentdak staat een schoorsteen.
Hiernaast bevindt zich een deel van drie traveeën. De eerste sluit met de hoge plint, kelderraam en drie gekoppelde vensters aan bij het voorgaande gedeelte. Vervolgens is er een brede en hoge vensterstrook van vier gekoppelde ramen. De laatste is de vleugeldeur van een van de woningen, met een bovenlicht met kleine roedenverdeling. Dit deel heeft een plat dak met kantelen. Iets terugspringend is er tenslotte een rechthoekig lager gedeelte, dat grotendeels is verbouwd rond 1930. Het eerste deel bezit twee smalle raampjes en een gekanteelde bovenrand, de rest van het platte dak is zonder sierafwerking. Naast de raampjes is er een rechtgesloten inrijdeur onder betonnen latei.
De aansluitende noordgevel is de achterzijde en zo de soberste zijde van het gebouw. In de aanbouw bevinden zich twee brede vensters onder betonnen latei. De achterzijde sluit aan op de verder vrijstaande ronde bakstenen schoorsteen met spatringen.
De zuidgevel bestaat uit twee delen. Links is er de loswal, rechts een vooruitspringend gedeelte in het verlengde van de toren. De loswal heeft een zadeldak dwars op de weg en is onderkelderd. Boven de reeks kelderraampjes bevindt zich de met ijzer versterkte loswal, aan beide zijden toegankelijk via een bakstenen trapje. In het midden bevinden zich twee rechtgesloten inrijdeuren, met aan weerskanten een achtruitsraampje. Hierboven is een houten luifel met snijwerk, opgehangen aan ijzeren stangen. Het gebouw met de loswal is het hoofdgebouw van de fabriek en heeft een T-vormige plattegrond. Loodrecht op het loswalgedeelte is een bouwdeel onder zadeldak. Hierop staat een ontluchtingskoker onder zinken tentdak met bolpiron. In de achtergevel ervan bevinden zich inrijpoorten, drie gekoppelde vensters en een rondraam in de topgevel.
In het vooruitspringende gedeelte bevinden zich twee kelderramen, daar boven een kruisvenster met een afsluitende rondboog.
Hiernaast in muurankers: "Anno". In de topgevel bevindt zich een vierruits rondraam met baksteen omlijsting.
De westgevel bezit rechts eerst een topgevel, aansluitend op het loswalgedeelte. Boven de twee keldervensters is er een brede klimmende raampartij met kleine roedenverdeling.
Hierna volgt een vooruitspringend gedeelte met brede vierdelige raampartijen aan voor- en rechterzijde met plat dak en een gekanteelde afwerking.
Tenslotte volgt er een deel met een schilddak, waarin zich een woning bevindt. Links bevindt zich een vleugeldeur, rechts drie kruisvensters.
Het interieur van het T-vormige bedrijfsgedeelte is nog grotendeels intact. Op de vloer liggen kleine bruine tegels, de lambrisering is geel en blauw betegeld. De muren en plafonds zijn verder gepleisterd en wit geschilderd. De kapconstructie bestaat uit houten balkwerk met consoles en ijzeren trekstangen. Het houtwerk is voorzien van afschuiningen, diamantkoppen en andere decoratie. Vanaf het loswalgedeelte gaat er een bakstenen trapje naar de hoge werkruimte daarachter. Een volgend baksteen trapje leidt naar de kelder. Deze heeft een vlakke betonnen zoldering. De ruimte steunt op een betonnen pijler.
Waardering.
De voormalige zuivelfabriek is van algemeen belang. Zij heeft cultuurhistorische waarde als herkenbaar voorbeeld van een coöperatieve zuivelfabriek, met kenmerkende opbouw, vormgeving, omvang en ligging. Zij vormt daarmee de herinnering aan een belangrijke fase in de maatschappelijke en economische ontwikkeling van ons land. Zij heeft architectuurhistorische waarde als onderdeel van het oeuvre van de architect L.J.P. Kooken vanwege de toepassing van traditionele elementen. Zij is betrekkelijk gaaf behouden en zeldzaam als voorbeeld van een eertijds zeer gangbaar type zuivelfabriek.

The whole has a largely rectangular floor plan, with the various building masses transitioning into each other in a playful manner.
The east gable runs parallel to the Vessemseweg. On the left is a section with an office under a gabled roof, parallel to the street. The south gable consists of two parts. On the left is the loading platform, on the right a projecting section in line with the tower. The loading platform has a gabled roof perpendicular to the road and is cellared. Above the series of basement windows is the loading platform reinforced with iron, accessible from both sides via a brick staircase. In the middle are two straight-sided vehicular doors, with on either side a small back window. Above this is a wooden canopy with carved work, suspended from iron rods. The building with the loading platform is the main building of the factory and has a T-shaped floor plan. Perpendicular to the loading platform section is a building part under a gabled roof. On this stands a ventilation duct under a zinc tent roof with ornamental finial. In its rear gable are vehicular gates, three coupled windows and a round window in the gable top.
In the projecting section are two basement windows, above them a cross window with a closing round arch.

The walls and ceilings are further rendered and painted white. The roof truss structure consists of wooden framework with consoles and iron tie rods. The woodwork is provided with chamfers, diamond heads and other decoration. From the loading platform section a brick staircase leads to the high working space behind it. A further brick staircase leads to the cellar. This has a flat concrete ceiling. The space is supported by a concrete pillar.
Valuation.
The former dairy factory is of general importance. It has cultural-historical value as a recognizable example of a cooperative dairy factory, with characteristic structure, design, scale and location. It thus forms a reminder of an important phase in the social and economic development of our country. It has architectural-historical value as part of the oeuvre of architect L.J.P. Kooken because of the application of traditional elements. It is relatively well preserved and rare as an example of a formerly very common type of dairy factory.
