Inleiding
Het WOONHUIS gelegen aan de Luts te Balk is gebouwd omstreeks 1870 -'80 in Eclectische stijl. De voorgevel ligt op het zuiden, in de straatwand van de Van Swinderenstraat. Het exterieur vertoont neo-classicistische stijlinvloeden; het interieur is een mengeling van een neo-classicistische en een neo-renaissancistische vormentaal. Het pand heeft een mooie en zorgvuldige detaillering die weinig veranderingen heeft ondergaan. Tegen de achtergevel staat een bescheiden aanbouw van latere datum; deze valt vanwege te weinig monumentale waarden buiten de bescherming van rijkswege.
Omschrijving
De woning omvat een portaal, een gang over de volle lengte van de woning, een woonkamer aan de voorzijde, een opkamer, een benedenkamer aan de achterzijde en een zolder. De voorgevel is opgetrokken in donkerrode baksteen in kruisverband met een hardstenen plint. Deze wordt ingedeeld door rechts een lichtgetoogde paneeldeur, met links daarvan twee eveneens lichtgetoogde T-vensters met persiennes. Rondom deur en vensters zijn een stuc-omlijsting met kuif en een hardstenen waterlijst aangebracht. Voor de deur ligt een tweetreeds hardstenen stoep. De weinig verhoogde hardstenen stoep terzijde van de deur wordt afgezet met een ijzeren hek (geplaatst in 1982).
Het schilddak is gedekt met een grijze Friese pan en heeft een gemetselde nokschoorsteen. De geprofileerde gootlijst wordt doorbroken door een dakkapel met een Frans balkon op voluutconsoles; voor de H-vensters is een sierlijk gietijzeren hek aangebracht. De -overigens eenvoudige- dakkapel wordt gesierd door schijnpilasters met composietkapiteel.
De achtergevel is een topgevel met links de toegangsdeur tot de gang. De deur heeft een meerruits bovenlicht en drie ruiten met gegraveerd glas.
Rechts naast de deur zitten, vlak boven het maaiveld, drie vensters (van de onderkamer) met een bovenlicht. Hierboven zitten de twee hoge T-vensters met meerruits bovenlicht van de opkamer. Daar boven zit een venster van een zoldervertrek dat later is aangebracht. Rechts hiervan zit een ingang naar het onderhuis. Alle vensters en deuren hebben een anderhalfsteens strek. Gietijzeren sierankers verlevendigen de achtergevel. Het dak heeft een overstek met een geprofileerde windveer en een makelaar op de nok. INTERIEUR. Het portaal bij de entree heeft een 'Italiaans' plafond met een druk lijstwerk, eierlijst, cassettes en centraal een rozet. Tegen de wand zit een marmeren lambrizering met afdeklijst waarboven tegen de buitenwand een zwanenhalskorbeel is gesitueerd. Een klapdeur met gekleurd glas-in-lood verschaft toegang tot de hal. De vloer in de hal en in het portaal is van graniet.
De hal staat in verbinding met de voorkamer en middels drie trappen met respectievelijk de zolderverdieping, de opkamer en de benedenkamer.
Alle toegangsdeuren en kozijnen in de woning zijn origineel. De wanden rondom het trapgedeelte zijn betimmerd met kraalschroten. De doorgang vanuit de hal naar het trapgedeelte heeft een dubbele boog met een zwevende aanzetsteen.
De toegangsdeur tot de benedenkamer heeft gekleurd glas. Het benedenvertrek zelf heeft een balkenplafond in het zicht, een schouw, een zijvertrek en een trapje met deur naar het halletje met een vliering dat aansluit op de achteringang. De vloer van dit halletje is geplaveid met rode tegels.
De opkamer heeft een plankenplafond met lijstwerk. De schouw van zwarte en rode natuursteen heeft op de betimmerde boezem hetzelfde lijstwerkpatroon als het plafond. De vensterbanken met blinden en kastjes zijn nog volledig intact. In de woonkamer is het originele plafond verdwenen. De schouw met zwart marmeren haard en betimmerde boezem geeft net als in de opkamer aan hoe het plafondlijstwerk er vroeger uitzag. De vensterbanken met blinden en kastjes zijn nog aanwezig.
Tussen de opkamer en de woonkamer lag voorheen een vertrek. Deze is echter opgesplitst tussen de opkamer en de woonkamer en dus niet origineel.
De zolder is tegenwoordig gecompartimenteerd. Een opvallend detail bij de gordingkap is dat de constructie volledig is vervaardigd uit Amerikaans grenen, met uitzondering van de kreupele stijl en het blokkeel die uit eikenhout zijn vervaardigd.

The DWELLING-HOUSE situated at the Luts in Balk was built around 1870-'80 in Eclectic style. The front facade faces south, in the street wall of the Van Swinderenstraat. The building has fine and careful detailing that has undergone few alterations. Description
The dwelling comprises a porch, a hallway running the full length of the house, a living room at the front, a bedroom, a downstairs room at the rear and an attic. The front facade is constructed of dark red brick in English bond with a hardstone plinth. This is divided by a light-arched panelled door on the right, with two similarly light-arched T-windows with shutters to the left of it. Around door and windows are stucco mouldings with cyma and hardstone drip moulding. A two-step hardstone stoop lies before the door. The slightly raised hardstone step beside the door is bordered by an iron railing (installed in 1982).
The hipped roof is covered with grey Frisian tile and has a mortared ridge chimney. The profiled gutter is interrupted by a dormer window with a French balcony on scroll corbels; an ornamental cast-iron railing has been applied for the H-windows. The otherwise simple dormer window is decorated with pilasters with Composite capitals.
The rear facade is a spout gable with the hallway access door on the left. The door has a multi-pane fanlight and three panes with engraved glass.
To the right of the door, just above ground level, are three windows (of the downstairs room) with a fanlight. Above these are the two tall T-windows with multi-pane fanlight of the bedroom. Above that is a window of an attic room that was added later. To the right of this is an entrance to the basement. All windows and doors have one-and-a-half-brick depth. Cast-iron ornamental wall anchors enliven the rear facade. The roof has an overhang with a profiled wind brace and a ridge board. INTERIOR. The porch at the entrance has an 'Italian' ceiling with elaborate moulding, egg and dart, cassettes and centrally a rosette. Against the wall is a marble dado with a capping moulding above which against the outer wall a swan-neck corbel is situated. A folding door with coloured leaded glass provides access to the hall. The floor in the hall and in the porch is of granite.
The hall connects to the front room and by way of three staircases respectively to the attic storey, the bedroom and the downstairs room.
All access doors and window frames in the dwelling are original. The walls around the staircase area are clad with bead and butt boarding. The passage from the hall to the staircase area has a double arch with a floating springer.
The access door to the downstairs room has coloured glass. The downstairs room itself has an exposed beam ceiling, a fireplace, a side room and a small staircase with door to the small hall with a mezzanine that connects to the rear entrance. The floor of this small hall is paved with red tiles.
The bedroom has a plank ceiling with moulding. The fireplace of black and red natural stone has on the fitted breast the same moulding pattern as the ceiling. The window sills with blinds and cupboards are completely intact. In the living room the original ceiling is gone. The fireplace with black marble hearth and fitted breast indicates, as in the bedroom, how the ceiling moulding once looked. The window sills with blinds and cupboards are still present.
Between the bedroom and the living room there was formerly a room. However, this has been divided between the bedroom and the living room and is thus not original.
The attic is presently compartmentalised. A striking detail of the collar-tie roof truss is that the construction is entirely made of American pine, with the exception of the short posts and the collar-tie which are made of oak wood.
