Inleiding
LANDHUIS de Hölterhof is gebouwd in 1913 in opdracht van N.G. (Gijs) Jannink naar ontwerp in Engelse landhuisstijl van S. de Clerq uit Den Haag. De typologie van het huis is duidelijk geïnspireerd op de vlinderplattegronden die de Engelse architect Voysey toepaste. Het huis ligt in het Aamsveen. De Hölterhof is gebouwd als zomerhuis op de plaats van een theehuisje uit 1909 (verplaatst naar de tuin). Vanaf 1929 is het permanent bewoond en daartoe uitgebreid met twee vleugels en een traptoren. Ter gelegenheid van de oprichting schreef J.J. van Deinse, o.a. schrijver van het Twents volkslied, een gedicht dat in de gevel is opgenomen: "Waor 't heet bleuit zo mooi / en 't ven lig zo wied / daor is't goed wèèn / in de zomertied". Naast de entree een gevelsteen met: "Mieneke Jannink Jansje Jannink Hendrik Jannink Wim Jannink 1 december 1913".
In de jaren zestig is het pand aangepast aan een horeca-functie, met o.a. een instellingskeuken. Een in 1962 aangebouwde zaal en een in 1982 aangebouwde bibliotheek vallen buiten de bescherming.
De tuinaanleg rond het huis naar ontwerp van T.J. Dinn en P. Wattez is voor de bescherming van ondergeschikt belang.
Omschrijving
Landhuis opgetrokken vanuit een vlindervormige plattegrond over twee bouwlagen, deels onder de kap, op bakstenen plint en met gepleisterde gevels. De zuid- en oostvleugel hebben een hogere nok. De rieten kap is voorzien van nokvorsten. Alle vensters zijn uitgevoerd met bruine raamdorpelstenen onder een strek van schoon metselwerk.
Aan de NW-zijde op de begane grond, in de oksel en in de vleugels, drie erkers met in de rechter de entree. In de andere gevelvlakken twee vijflichts vensters.
Op de verdieping in de oksel twee vierruits draaivensters met ertussen een Bentheimer gevelsteen. De oksel wordt afgesloten door een topgevel met houten beschot en vierruits venster. In de gevels van de zijvleugels enkele vierruits vensters en in de dakschilden twee dakkapellen met halfronde vensters. De kopgevels van de vleugels hebben een houten beschot onder wolfeind in de top. Voor de noordervleugel deels de aanbouw uit 1969.
Aan de NO-zijde staat in de oksel een vierkante traptoren, vanaf de tweede verdieping octogonaal, met rieten tentdak en windvaan met steigerend paard.
De ZO-zijde van het landhuis is georiënteerd op de tuin. In de oksel op de begane grond een dichtgezette loggia met segmentboog. Op de verdieping twee twaalfruits draaivensters. In de geveltop met beschot onder wolfeind een bandraam met vier vierruits vensters. Op de begane grond in beide vleugels een 18-ruits drielicht. In de dakschilden rechtgesloten dakkapellen met driezijdige wangen met erboven dakkapellen met halfronde vensters. De kopse gevels van de vleugels hebben op de begane grond vier achtruits glasdeuren onder een luifel. In de geveltop onder wolfeind twee 12-ruits draaivensters met een 8-ruits draairaam erboven. Voor de gevel een bordes met een gemetselde muur en een trap naar de tuin.
Aan de ZW-zijde op de begane grond de uitbouw uit 1969. In de dakschilden dakkapellen.
Het interieur van het landhuis is grotendeels intact gebleven.
De vertrekken zijn onder meer voorzien van lambrizeringen met cassettes, deurlijsten, cassetteplafonds, haardzitjes, suite-deuren en schouwen, allen in voornamelijk gelakt hout.

Landhuis De Hölterhof van cultuur- en architectuurhistorisch belang:

COUNTRY HOUSE de Hölterhof was built in 1913 on commission of N.G. (Gijs) Jannink to a design in English country house style by S. de Clerq from The Hague. The typology of the house is clearly inspired by the butterfly-plan layouts that the English architect Voysey employed. The house is located in the Aamsveen. The Hölterhof was built as a summer house on the site of a tea house from 1909 (relocated to the garden). From 1929 onwards it was permanently inhabited and for this purpose extended with two wings and a stair tower. On the NW side on the ground floor, in the corner and in the wings, three bay windows with the entrance in the right one. In the other façade surfaces two five-light windows.
On the upper floor in the corner two four-pane casement windows with a Bentheimer façade stone between them. The corner is closed off by a gable roof with wooden boarding and four-pane window. In the façades of the side wings several four-pane windows and in the roof slopes two roof dormers with semicircular windows. The end gables of the wings have wooden boarding under half-hipped roof at the top. For the north wing partly the extension from 1969.
On the NE side in the corner stands a square stair tower, from the second floor octagonal, with thatched hip roof and weathervane with rearing horse.
The SE side of the country house is oriented towards the garden. In the corner on the ground floor a blocked-up loggia with segmental arch. On the upper floor two twelve-pane casement windows. In the gable top with boarding under half-hipped roof a band window with four four-pane windows. On the ground floor in both wings an 18-pane three-light window. In the roof slopes straight-topped roof dormers with three-sided cheeks with above them roof dormers with semicircular windows. The end façades of the wings have on the ground floor four eight-pane glass doors under an eaves shelter. In the gable top under half-hipped roof two 12-pane casement windows with an 8-pane casement window above. Before the façade a platform with a masonry wall and a staircase to the garden.

The interior of the country house has remained largely intact.
