Inleiding
BOERDERIJ VAN HET HALLEHUISTYPE MET BOVENKAMER uit 1905, op het erf Seppenwoolde, behorend bij het landgoed Twickel. Een groot deel van de pachtboerderijen op het landgoed Twickel is van dit standaardtype dat is gebaseerd op het traditionele Twentse hallehuis, maar zich daarvan onderscheidt door de toepassing van wolfeinden in plaats van houten topgevels. Dit is het gevolg van de instructie die Unico Willem van Wassenaer, de toenmalige heer van Twickel, in 1760 instelde met betrekking tot de boerderijbouw op het landgoed. Volgens deze instructie moesten de boerderijen en schuren voortaan bij ver- of nieuwbouw worden voorzien van wolfeinden in plaats van houten topgevels. Omdat Weldam (Goor) van 1751 tot 1877 bij Twickel hoorde, gold in die periode dezelfde instructie voor de boerderijbouw op dat landgoed. Het erf Seppenwoolde ligt ten westen van de zijtak van het Twentekanaal naar Almelo. Vanaf de weg langs het kanaal geeft een oprit toegang tot het erf. Omschrijving
De boerderij van het hallehuistype met bovenkamer is opgetrokken in een roodbruine baksteen onder een afgewolfd met rode Hollandse pannen gedekt zadeldak.
De overstekende wolfeinden aan de voor- en achtergevel (N en Z) rusten op korbelen. Op de nok een gepleisterde schoorsteen met kap. De bovenkamer links tegen de voorgevel heeft beschoten geveltoppen en een zadeldak dat eveneens met rode Hollandse pannen is gedekt. In de voorgevel (Z) geeft een opgeklampte deur onder drieruits bovenlicht toegang tot het woonhuisgedeelte van de boerderij. Een identieke entreepartij bevindt zich in de oostgevel van de bovenkamer. De negen- en zestienruits vensters in deze gevels en de vierruitsvensters in de voorgevel (Z) van de bovenkamer met luiken in de kleuren van Twickel: rechthoekige witte velden binnen een zwarte omlijsting. De (vernieuwde) vensters in de zijgevels (O en W) van hetwoonhuisgedeelte zijn voorzien van een roedenverdeling en Twickelluiken. In de oostgevel van het schuurgedeelte twee staldeuren tussen drie getoogde stalvensters met sierroedenverdeling. De kozijnen van de getoogde zesruits stalvensters in de westgevel zijn vernieuwd. De symmetrische achtergevel is uitgerust met een baander en staldeuren onder rondbogen met witte gepleisterde aanzet- en sluitstenen. Op de hoeken van de deeldeuren afgeronde zandstenen schampstenen. De gietijzeren vensters onder spitsbogen aan weerszijden van de baander hebben een roedenverdeling.

FARMHOUSE OF THE HALL HOUSE TYPE WITH UPPER STOREY from 1905, on the farmstead Seppenwoolde, belonging to the Twickel estate. A large part of the tenant farms on the Twickel estate are of this standard type which is based on the traditional Twente hall house, but differs from it through the application of half-hipped roofs instead of wooden gable ends. This is the result of the instruction which Unico Willem van Wassenaer, the then lord of Twickel, established in 1760 regarding farmhouse construction on the estate. According to this instruction, the farms and barns were henceforth to be provided with half-hipped roofs instead of wooden gable ends in the case of renovation or new construction. Because Weldam (Goor) belonged to Twickel from 1751 to 1877, the same instruction applied during that period to farmhouse construction on that estate. The overhanging half-hipped roofs on the front and rear facades (N and S) rest on corbels. On the ridge a plastered chimney with cap. The upper storey to the left against the front facade has boarded gable ends and a gabled roof which is likewise covered with red Dutch tiles. In the front facade (S) a clamped door under a three-paned fanlight gives access to the residential part of the farmhouse. An identical entrance arrangement is located in the east facade of the upper storey. The nine- and sixteen-paned windows in these facades and the four-paned windows in the front facade (S) of the upper storey with shutters in the Twickel colours: rectangular white fields within a black frame. The (renewed) windows in the side facades (E and W) of the residential part are provided with glazing bars and Twickel shutters. In the east facade of the barn part two stable doors between three arched stable windows with ornamental glazing bars. The frames of the arched six-paned stable windows in the west facade are renewed. The symmetrical rear facade is equipped with a lean-to and stable doors under round arches with white plastered impost and keystone. On the corners of the double doors rounded sandstone corner stones. The cast-iron windows under pointed arches on either side of the lean-to have glazing bars.
