Inleiding
Twee ARBEIDERSWONINGEN onder één kap van de Woninggroep Nuinhof, 1919, in een traditionele, door de chaletstijl beïnvloede bouwtrant. Gebouwd in opdracht van de Bouwvereniging 'Nuth Vooruit' voor spoorwegarbeiders van het nabijgelegen spoorwegemplacement, naar een ontwerp van architect N.J. van Tiene te Maastricht. De twee halfvrijstaande woningen zijn gesitueerd in het zuidwestelijke deel van de woninggroep. De woningen hebben enkele renovaties en wijzigingen ondergaan. Alle sedert 1919 gerealiseerde aan- en bijbouwen zijn uitgesloten van bescherming.
Omschrijving
Twee arbeiderswoningen met gedeeltelijke souterrainverdieping, twee bouwlagen en zolderverdieping. Elke woning heeft een, vanwege een uitgebouwde berging dwars op de achtergevel, L-vormige plattegrond. De plattegronden zijn onderling gespiegeld.
Het geheel wordt gedekt door een zadeldak, voorzien van rode Hollandse pannen van recenter datum. Nokschoorstenen. Luifelgoten, bekleed met groene trespa, steunend op aanzienlijke houten consoles.
In baksteen opgetrokken gevels, gemetseld in halfsteens verband. Plint met rollaag. Bakstenen dorpels, segmentboogvormige strekken. Geel pleisterwerk in de vulstukken. Vernieuwde rechthoekige vensters en deuren in hout en kunststof, waarin de oorspronkelijke indeling en/of kleine roedeverdeling niet is gehandhaafd.
Symmetrisch ingedeelde voorgevel met zes assen. Middendeel van twee assen waarin de beide entreepartijen en twee rechthoekige, hoog onder de luifelgoot ingezette vensters zijn ondergebracht. Beide panden hebben bovendien in de eerste laag twee rechthoekige vensters met bovenlicht, in een segmentbooglijst met gepleisterd vulstuk. In de tweede laag hebben beide panden een hoog onder de luifelgoot geplaatst, rechthoekig vensterkozijn met dubbele verticale indeling.
Blinde kopgevels, ten dele gepleisterd. Sobere achtergevels, oorspronkelijk met kruiskozijnen in de segmentbooglijst in de eerste laag, in de tweede laag een rechthoekig vensterkozijn hoog onder de luifelgoot.
Waardering
De twee spoorwegarbeiderswoningen van de woninggroep Nuinhof zijn van cultuurhistorisch belang als bijzondere uitdrukking van een sociaal-economische en typologische ontwikkeling met een voor de regio aanzienlijke innovatieve typologische waarde. De architectuurhistorische waarden van de woningen worden bepaald door de bouwstijl, de betrokkenheid van architect N.J. van Tiene, de esthetische kwaliteiten van diens complexontwerp, door het materiaalgebruik en de ornamentiek.
De woningen zijn van bijzondere betekenis vanwege de situering, die verbonden is met de ontwikkeling c.q. uitbreiding van dorp en streek; de panden zijn van belang voor het aanzien van dorp c.q. streek en beschikken over een historisch-ruimtelijke relatie met het nabijgelegen spoorwegemplacement. De woningen beschikken voor wat betreft het exterieur over een redelijke architectuurhistorische gaafheid en zijn van groot belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Bovendien zijn deze woningen voor spoorwegarbeiders in een bovenregionaal perspectief zowel architectuurhistorisch als typologisch zeldzaam.

Two WORKERS' DWELLINGS under one roof of the Nuinhof Housing Group, 1919, in a traditional building style influenced by chalet style. Built on behalf of the Building Association 'Nuth Vooruit' for railway workers of the nearby railway depot, designed by architect N.J. van Tiene of Maastricht. The two semi-detached dwellings are situated in the southwestern part of the housing group. The dwellings have undergone some renovations and alterations. All extensions and outbuildings realised since 1919 are excluded from protection.
Description
Two workers' dwellings with partial basement storey, two storeys and attic storey. Each dwelling has, on account of an extended storage building across the rear facade, an L-shaped floor plan. The floor plans are mirrored to each other.
The whole is covered by a gabled roof, provided with red Dutch tiles of recent date. Ridge chimneys. Canopy gutters, clad with green trespa, resting on substantial wooden consoles.
Facades constructed in brick, laid in half-brick bond. Plinth with roll moulding. Brick thresholds, segmental arch spans. Yellow plasterwork in the filling pieces. Renewed rectangular windows and doors in wood and plastic, in which the original glazing pattern and/or small glazing bars have not been maintained.
Symmetrically arranged front facade with six bays. Central section of two bays in which both entrance areas and two rectangular windows set high beneath the canopy gutter are accommodated. Both buildings also have on the first storey two rectangular windows with fanlights, in a segmental arch moulding with plastered filling piece. On the second storey both buildings have a high rectangular window frame with double vertical glazing set beneath the canopy gutter.
Blind gable end walls, partly plastered. Sober rear facades, originally with cross windows in the segmental arch moulding on the first storey, on the second storey a rectangular window frame set high beneath the canopy gutter.
Valuation
The two railway workers' dwellings of the Nuinhof Housing Group are of cultural-historical significance as a distinctive expression of a socio-economic and typological development with considerable innovative typological value for the region. The architectural-historical values of the dwellings are determined by the building style, the involvement of architect N.J. van Tiene, the aesthetic qualities of his complex design, by the use of materials and the ornamental details.
