Inleiding
HERENHUIS in neo-renaissance-stijl, 1891, gebouwd in opdracht van dhr. C. Houtappel. Het pand is gesitueerd in de gesloten wand van de Kleine Gracht.
Omschrijving
Het voormalig herenhuis heeft in dwarsrichting geplaatste rechthoekige plattegrond telt drie bouwlagen, een souterrainverdieping en een zolderverdieping en wordt afgedekt met een zadeldak. Twee dakkapellen met elk een fronton en vleugelstukken.
Het toegepaste bouwmateriaal is gele baksteen en Namense steen.
Rechthoekige houten T-vensters en rechthoekige houten paneeldeur met bovenlicht.
Zeer rijk gedecoreerde lijstgevel verticaal geleed door vier vensterassen, horizontaal door uitspringende hardstenen banden.
Rijkversierde vensteromlijstingen in namense steen. Hogehorizontaal en verticaal gelede hardstenen plint waarop een hardstenen dorpel.
Vensteromlijstingen in blokmotief. Segmentbogen met gecanneleerde sluitsteen. Vensters tweede bouwlaag bekroond met consoles en fries.
Twee centrale vensters bovendien nog met frontons waarin een floraal motief. In de tweede bouwlaag een balkon dat rust op consoles in de vorm van adelaars. Vensters deels met gietijzeren raamhekjes. Smeedijzer aan balkonhek met de letters "C H" (C. Houtappel, de opdrachtgever). In de derde bouwlaag geprofileerde hardstenen vensteromlijstingen waarop consoles die de dakgoot dragen. Aan de bovenzijde van de vensters telkens florale motieven en tussen de gootconsoles een paneel.
Achtergevel wit gesaust en met segmentboogvensters, hardstenen dorpelstenen. In de eerste bouwlaag tuindeuren met een ombouw van recentere datum. In de tweede en derde bouwlaag balkons van recentere datum naar brandstrap.
Van het INTERIEUR is onder meer van belang: stucwerk in hal, rijke deurbekroningen met putti, lijsten en rozetten. Balken in de hal ondersteund door hermen in stucwerk. Authentieke houten trap doorlopend tot de zolderverdieping. In de enkele kamers in eerste en tweede bouwlaag koofplafonds met rijk gedecoreerd stucwerk met bloem- en bladmotieven.
Waardering
Het voormalige herenhuis bezit architectuurhistorische waarden wegens het bijzondere belang voor de bovenregionale geschiedenis van de architectuur, wegens de esthetische kwaliteiten van het ontwerp, de rijke ornamentiek van ex- en interieur en de bijzondere samenhang tussen gedeelten van ex- en interieur.
Het pand bezit ensemblewaarde als onderdeel van het beschermd stadsgezicht Maastricht en is van bijzondere betekenis voor het aanzien van de stad. Het pand is tenslotte van algemeen belang wegens de architectonische gaafheid van het exterieur, met name de frontgevel, en een deel van het interieur.

The former townhouse has a rectangular plan placed in the transverse direction and comprises three storeys, a basement storey and an attic storey and is covered by a gabled roof. Two roof dormers each with a pediment and wing pieces.
