Inleiding
Eclecticisch HERENHUIS, in 1882 gebouwd in opdracht van dhr. J. Hustinx. Het herenhuis is gesitueerd in de gesloten wand van de Kapoenstraat. Een gedeelte van dit pand is reeds rijksbeschermd onder monumentnummer 27142. Het betreft een oostvleugel met achtergevel, beide daterend uit de 18e eeuw; een westvleugel met aan de binnenplaats een gevel daterend uit de 17e eeuw; een noordvleugel ten dele daterend uit de 19e eeuw en een zuidvleugel daterend uit de 17e eeuw.
Omschrijving
Het herenhuis heeft een rechthoekige plattegrond telt drie bouwlagen plus een zolderverdieping en wordt afgedekt met een mansardedak met leien. Bakgoot op klossen. Drie dakkapellen, voorzien van frontons en klauwstukken, en een lucarne. Rechthoekige houten T-vensters.
Rechthoekige, dubbele houten kruiskozijnen met verticale geleding van het middelste vensterdeel. Rondboogvormige dubbele houten toegangspoort met decoratieve bovenlichtgeleding.
Herenhuis met lijstgevel over drie bouwlagen, gedomineerd door een risaliet tussen pilasters, rechts van het gevelmidden. In dit risaliet is op de eerste bouwlaag de poortdoorgang en bovendaks een lucarne aangebracht, bekroond met een open tympaan; venster op de tweede bouwlaag met een tympaan; venster op de derde laag met een fronton.
Links van het risaliet vier, rechts ervan twee vensterassen. De eerste bouwlaag is gestuct in rustica-motief, de tweede en derde laag met blokmotieven. De rechthoekige vensters zijn met gekorniste lijsten in stucwerk uitgevoerd, met sluitstenen aan de bovenzijde en panelen aan de onderzijde, beiden voorzien van diamantkoppen. De gevels zijn ter hoogte van de dorpels en lateien met waterlijsten geleed. De gevelhoeken zijn voorzien van pilasters.
Indeling INTERIEUR gewijzigd, overigens niet beschermenswaardig.
Waardering
Het voormalige herenhuis bezit architectuurhistorische waarden wegens het belang voor de bovenregionale geschiedenis van de architectuur, de esthetische kwaliteiten van het ontwerp en de bijzondere ornamentiek.
Het pand bezit ensemblewaarde als onderdeel van het beschermd stadsgezicht Maastricht en is van bijzondere betekenis voor het aanzien van de stad. Het pand is tenslotte van algemeen belang wegens de architectonische gaafheid van het exterieur en de typologische zeldzaamheid.

Eclectic MANSION, built in 1882 on the instructions of Mr. J. Hustinx. The mansion is situated in the closed wall of the Kapoenstraat. A part of this property is already nationally protected under monument number 27142. It concerns an east wing with rear facade, both dating from the 18th century; a west wing with a facade on the courtyard dating from the 17th century; a north wing partly dating from the 19th century and a south wing dating from the 17th century.
Description
The mansion has a rectangular floor plan, comprises three storeys plus an attic storey and is covered with a mansard roof with slates. Gutter on brackets. Three roof dormers, provided with pediments and claw pieces, and a lucarne. Rectangular wooden T-windows.
Rectangular, double wooden cross windows with vertical articulation of the central window section. Semicircular double wooden entrance door with decorative fanlight articulation.
Mansion with cornice-topped facade over three storeys, dominated by a risalit between pilasters, to the right of the facade centre. In this risalit on the first storey is the door passage and above roof a lucarne, crowned with an open tympanum; window on the second storey with a tympanum; window on the third storey with a pediment.
To the left of the risalit four, to the right of it two window axes. The first storey is stuccoed in rustication motif, the second and third storeys with block motifs. The rectangular windows are executed with corniced mouldings in stucco work, with keystones at the top and panels at the bottom, both provided with diamond heads. The facades are articulated at the height of the sills and lintels with drip mouldings. The facade corners are provided with pilasters.
