Inleiding

BROUWERIJ EN MOUTERIJ De Keizer, 1870, kwam voort uit een in 1758 door Hubert Vlieckx opgerichte brouwerij, genaamd "In den dobbelen Sleutel".

Deze brouwerij ging in 1827 over in handen van Nicolaas Antonius Bosch.

In 1857 werd de brouwerij voortgezet door zijn kinderen onder de naam Fa. N.A. Bosch. Rond 1870 werd aan de Wycker Grachtstraat, achter de brouwerswoning aan de Rechtstraat 61, een nieuwe brouwerij met vloermouterij gebouwd. In de jaren 1882-1884 werd de hele bedrijfsinventaris vernieuwd en ging men op stoomkracht over. De brouwerij was toen de grootste van de stad. In 1928 schakelde men vanwege de invoering van het Bierbesluit 1926 over op de vervaardiging van ondergistend bier. Tot 1928 maakte de brouwerij gebruik van de eigen vloermouterij, die nog steeds intact is. Daarna is de mouterij afgesloten en zijn door een interne verbouwing nieuwe lager- en gistruimten aangelegd, die van buiten niet als zodanig te herkennen zijn. In 1970 werd de productie gestaakt.

Omschrijving

Brouwerij De Keizer is een voormalige stedelijk ambachtelijke brouwerij met een vloermouterij en schoorsteen, alsmede een brouwerswoning uit het vierde decennium van de negentiende eeuw. De bedrijfsgebouwen zijn dominant gesitueerd aan de Wycker Grachtstraat, in de zichtlijn die de Bourgognestraat vormt tussen Spoorweglaan en Wycker Grachtstraat. De voorgevel van de oudere brouwerswoning bevindt zich in de gesloten wand van de Rechtstraat.

De bedrijfsgebouwen bestaan uit twee aanelkaar geschakelde reeksen bedrijfsruimten aan weerszijden van een centrale inrit/binnenplaats, waarvoor aan de straatzijde een poortgebouw is geplaatst.

Aan de noordzijde van de centrale inrit, bevinden zich achtereenvolgens de vloermouterij en de ruimten voor de vatenvulinrichting, de vatenopslag, de filterruimte, de gistkuipen, het brouwhuis en de bierketel.

De vloermouterij telt vijf bouwlagen op een rechthoekige plattegrond en wordt gedekt door een zadeldak met een wolfeinde. De gevel aan de straatzijde is geheel opgetrokken in baksteen, gemetseld in kruisverband, heeft hardstenen dorpels en ankers. Gelijkmatige gevelindeling door twee hoek- en één middenliseen, onderling verbonden door een trapsgewijs uitgemetseld fries. Geprofileerde plint. Tussen de lisenen een dubbele vensteras over vijf lagen. In de eerste laag een rondboogvormige dubbele houten inrijpoort met verticaal ingedeelde bovenlichten en twee gekoppelde, rondboogvormige vensters met bovenlicht. In de overige lagen tweegewijs gekoppelde stalen rondboogvensters met verticale indeling en karakteristieke roedeverdeling. Boven de vensters van de vijfde laag en de middenliseen een rond stalen zoldervenster.

Achter de vloermouterij een iets lager, in hoogte variërend bakstenen bouwvolume met onder meer de vatenvulinrichting, gedekt door een licht gebroken, flauw hellend zadeldak. het brouwhuis en de bierketel zijn ondergebracht in terugrooiende bouwvolumes van een laag onder zadeldak met pannen. De ruimte waarin zich de bierketel en de schoorsteen bevinden is aan de binnenplaatszijde open. De ronde bakstenen schoorsteen doorbreekt de zadeldakconstructie.

Het ten opzichte van de vloermouterij teruggerooide poortgebouw aan de Wycker Grachtstraat is één travee over drie bouwlagen breed en wordt gedekt door een op de goothoogte van de vloermouterij aansluitend lessenaarsdak met wolfeind. In de eerste laag een segmentboogvormige dubbele houten inrijpoort met bovenlicht, die via een doorgang toegang geeft tot de binnenplaats. Strekboog met sluitsteen. De kantooropbouwen boven de doorgang worden gedragen door stalen I-profielen, waartussen bakstenen troggewelven. In de tweede en derde laag van de voorgevel zijn segmentboogvormige houten T-vensters geplaatst.

Aan de zuidzijde van de centrale inrit een langgerekt bouwvolume met kelder en twee bouwlagen, waarvan het vml. kantoorgedeelte aan de straatzijde wordt gedekt door een schilddak met pannen en de rest door een tussen kopgevels verzonken plat dak. De gevel van dit bouwvolume is aan de straatzijde onregelmatig ingedeeld en telt twee dubbele houten poorten, drie segmentboogvormige houten kruiskozijnen met horizontale roedeverdeling en smeedroosters alsmede tweegewijs gekoppelde ronde houten kruiskozijnen met horizontale roedeverdeling. In dit zuidelijke volume bevinden zich voormalige bedrijfsruimten zoals de flessenspoelruimte, de limonadefabriek, de siroopopslag, de werkplaats, bergruimten, magazijnen, de vatenspoelinrichting, het schaftlokaal en enkele kantoren.

In het verlengde van het zuidelijke bedrijfsvolume liggen achtereenvolgens de garage, de bergplaats, de bijkeuken, de keuken en de cour van de brouwerswoning en uiteindelijk de brouwerswoning zelf.

Het INTERIEUR van Brouwerij De Keizer is van zeer groot belang vanwege de vrijwel complete inventaris, die kenmerkend is voor de middelgrote brouwerij die in de jaren '20 overschakelde op de productie van ondergistend bier. Met name de plaatijzeren beslagkuip met mechanisch roermechaniek en schots kruis (1910), alsmede de opstelling van de Lebrun koelmachine met compressor op ammoniakbasis, bijbehorende electromotor (met drijfwielen en banden) en koperen buizenkoeler zijn in Nederland uniek. Verder zijn onder meer van belang de opslagsilo's, de moutschoppen, de verrijdbare mechanische keerder, de metalen eest-roosters, de schrootmolen, de ingemetselde koperen waterketel, de brouwketel, de bierketel, de open buizenkoeler, de vierkante metalen open gistkuipen, de aluminium lagertanks, de aarden vislijmpotten, het massa-filter, de filterpers, het kiezelgoerfilter, de helder biertand, de houten fusten en oxhoofden, de bierkisten, de half-automatische isobarische afvulapparatuur, de flessen met kroonkurken, de kurkapparatuur, de halfautomatische bottel- en fustenvullijn, de aluminium fusten, de bierkar, de bierboom, de bierslee, de Japanner, de zakkenlift, de handmatige en de gemotoriseerde bierpomp.

Waardering

Stoombierbrouwerij De Keizer N.V. is van zeer grote cultuurhistorische waarde als bijzondere uitdrukking van een sociaal-economische, technische en typologische ontwikkeling.

De architectuurhistorische waarden van de fabrieksgebouwen worden bepaald door de bouwstijl en het materiaalgebruik. Brouwerij en mouterij zijn een zeer belangrijke onderdelen van het beschermde stadsgezicht Maastricht, zijn vanwege de situering ten zeerste verbonden met de ontwikkeling van de stad en zijn van zeer bijzondere betekenis voor het aanzien van de stad.

De brouwerij is in redelijke tot hoge mate gaaf bewaard gebleven, en is van zeer groot belang in relatie tot de structurele en visuele gaafheid van de stedelijke omgeving. Brouwerij De Keizer is in typologisch en functioneel opzicht uitermate zeldzaam en vormt om die reden een goede illustratie van de grote sociaal-economische betekenis die stedelijke brouwerijen in heel Nederland en speciaal in Maastricht hadden. De vijf verdiepingen tellende vloermouterij is als productie-technische eenheid bijzonder gaaf en zeldzaam. Verder is een groot deel van de oorspronkelijke bedrijfsinventaris nog steeds ter plekke aanwezig, hetgeen zeer uitzonderlijk mag worden genoemd. Introduction

BREWERY AND MALTHOUSE De Keizer, 1870, originated from a brewery founded in 1758 by Hubert Vlieckx, called "In den dobbelen Sleutel".

Description

Brewery De Keizer is a former urban craft brewery with a floor malthouse and chimney, as well as a brewer's residence from the fourth decade of the nineteenth century. The business buildings are prominently situated on the Wycker Grachtstraat, in the sightline formed by the Bourgognestraat between Spoorweglaan and Wycker Grachtstraat. The front facade of the older brewer's residence is located in the closed wall of the Rechtstraat.

The business buildings consist of two adjoining series of business rooms on either side of a central entrance/courtyard, for which a gatehouse is placed on the street side.

On the north side of the central entrance, there are successively the floor malthouse and the rooms for the barrel filling installation, barrel storage, filter room, fermentation vats, brewhouse and beer kettle.

The floor malthouse has five storeys on a rectangular ground plan and is covered by a gabled roof with a half-hipped end. Behind the floor malthouse a slightly lower brick building volume of varying height, containing among others the barrel filling installation, covered by a slightly broken, gently sloping gabled roof. The brewhouse and beer kettle are housed in recessed building volumes of one storey under gabled roof with tiles. The room in which the beer kettle and chimney are located is open on the courtyard side. The round brick chimney pierces the gabled roof construction.

The gatehouse on the Wycker Grachtstraat, recessed in relation to the floor malthouse, is one bay wide over three storeys and is covered by a lean-to roof with half-hipped end that aligns with the eaves height of the floor malthouse. On the south side of the central entrance a long building volume with basement and two storeys, of which the former office section on the street side is covered by a hipped roof with tiles and the rest by a flat roof recessed between the gable walls. The facade of this building volume is irregularly divided on the street side and contains two double wooden doors, three segmental arched wooden cross windows with horizontal glazing bars and wrought-iron grilles as well as twin-coupled round wooden cross windows with horizontal glazing bars. In this southern volume are former business rooms such as the bottle-rinsing room, the lemonade factory, the syrup storage, the workshop, storage rooms, warehouses, the barrel-rinsing installation, the staff room and several offices.

In the continuation of the southern business volume are successively the garage, the storage area, the scullery, the kitchen and the courtyard of the brewer's residence and ultimately the brewer's residence itself.

The INTERIOR of Brewery De Keizer is of very great importance because of the virtually complete inventory, which is characteristic of the medium-sized brewery that switched to the production of bottom-fermented beer in the 1920s. In particular the plate iron settling vat with mechanical stirring mechanism and crosswise cross (1910), as well as the installation of the Lebrun refrigeration machine with ammonia-based compressor, associated electric motor (with drive wheels and belts) and copper tube cooler are unique in the Netherlands. Steam Brewery De Keizer N.V. is of very great cultural-historical value as a particular expression of a socio-economic, technical and typological development.
