Inleiding
Functionalistisch WARENHUIS, in 1932 gebouwd naar een ontwerp van architect J. Joosten in opdracht van de Firma W.H. Maussen.
Omschrijving
Hoekpand met vier bouwlagen en een souterrainverdieping, afgedekt met een plat dak in beton. Het toegepaste bouwmateriaal is eveneens beton.
In de eerste bouwlaag een winkelgalerij met een met marmer beklede plint, kunststoffen vensterkozijnen en een met trespa beklede betonluifel. Dit gedeelte is gerenoveerd met behoud van de oorspronkelijke indeling en de authentieke 18-ruits bovenlichten. Tweede en derde bouwlaag met afgeronde hoek. In de vierde bouwlaag een balkongalerij deels onder overstek van het plat dak, vensters met rechthoekige stalen kozijnen met kleine roedeverdeling. In de tweede bouwlaag 6-ruits vensters, in de derde bouwlaag 4-ruits vensters. Beton dorpelstenen. Geveldelen bekleed met trespa.
De oostgevel wordt afgesloten door een torenachtig geveldeel over vier bouwlagen met in elke bouwlaag trappenhuisvensters.
Waardering
Het voormalig Warenhuis Maussen is van architectuurhistorische waarde wegens het belang van het ontwerp voor de geschiedenis van de architectuur, voor het oeuvre van architect J. Joosten en wegens de toepassing van beton als bouwmateraal. Het pand is als onderdeel van de Wycker Percee een zeer belangrijk onderdeel in het beschermde stadsgezicht, is vanwege deze situering ten zeerste verbonden met de ontwikkeling/uitbreiding van de stad en van zeer bijzondere betekenis voor het aanzien van de stad. Het pand is van belang vanwege de redelijke mate van gaafheid en is van importantie in relatie tot de structurele en visuele gaafheid van de stedelijke omgeving. Bovendien is er in regionaal perspectief sprake van een hoge mate van architectuurhistorische zeldzaamheid.

Corner building with four storeys and a basement storey, covered with a flat concrete roof. The building material applied is likewise concrete.
On the first storey a shopping gallery with a plinth clad in marble, plastic window frames and a concrete canopy clad in trespa. This section has been renovated while retaining the original layout and the authentic 18-pane fanlights. Second and third storeys with rounded corner. On the fourth storey a balcony gallery partly beneath an overhang of the flat roof, windows with rectangular steel frames with small glazing bars. On the second storey 6-pane windows, on the third storey 4-pane windows. Concrete sill stones. Facade sections clad in trespa.
The east facade is terminated by a tower-like facade section spanning four storeys with staircase windows on each storey.

The former Maussen Department Store is of architectural-historical value owing to the importance of the design for the history of architecture, for the oeuvre of architect J. Joosten and owing to the application of concrete as a building material. The building forms part of the Wycker Percee and is a very important component of the protected townscape, is on account of this location very closely connected with the city's development and expansion and is of very special significance for the appearance of the city. The building is important owing to a reasonable degree of integrity and is of importance in relation to the structural and visual integrity of the urban environment. Moreover, from a regional perspective there is a high degree of architectural-historical rarity.
