Inleiding
VILLA in eclectische stijl, ca. 1900, gesitueerd op een perceel tussen de Meerssenerweg, de spoorlijn en de Kasteel Verduijnenstraat. In 1994 algehele renovatie en ingebruikname als kantoorpand. De bijbehorende woning voor dienstpersoneel, Meerssenerweg 166b, is uitgesloten van bescherming.
Omschrijving
De villa heeft een plattegrond met een L-vormige basisvorm, waarvan de op het oosten georiënteerde voorgevel de lange zijde vormt. Op het westen gericht is het kortere bouwvolume in de vorm van een uitbouw van twee lagen onder afgeplat mansardedak, uitlopend in een volume van een bouwlaag met balkon. Aan de noordgevel bevinden zich bovendien een uitgebouwde erker en een toren van drie bouwlagen, aan de west- en zuidzijde een grote houten veranda van een bouwlaag. De villa is geheel onderkelderd en heeft een zolderverdieping.
De villa is opgetrokken in baksteen, gemetseld in kruisverband.
Hardstenen plint in de voorgevel, gecementeerde plint aan zij- en achtergevels. Houten verandas op rusticaplinten. Hardstenen raamdorpels en lateien, ook boven de keldervensters, deurlijst en traptreden.
Gestucte dorpel- en gevellijsten, speklagen.
Symmetrische voorgevel van vijf vensterassen, met een centraal geplaatste entreepartij. Rechthoekige houten T-vensters, deels met afgeronde hoeken en louvreluiken. Rechthoekige, dubbele houten paneeldeur met een door de Jugendstil beïnvloed traliewerk, geplaatst onder een geboogde smeedijzeren luifel met rozetten op geornamenteerde consoles. De luifel is vervaardigd door de Engelse firma Dorman Ltd te Middlesborough.
De noordelijke zijgevel telt vijf vensterassen, maar is asymmetrisch ingedeeld. De vierde as wordt gevormd door een toren, in de tweede en derde as is een houten erker op rustica-plint geplaatst. Rechthoekige houten T-vensters, kruiskozijnen en ongelede vensters, deels voorzien van louvreluiken. Rechthoekig houten erkervenster met geboogd en meervoudig geleed bovenlicht. De toren heeft rood-geel getint siermetselwerk in de rondboogvormige venstervulstukken. Geprofileerde kroonlijst met bloktanddecoratie. Daarboven een hardstenen lijst, waarop de houten consoles van de gewelfde en afgeknotte torenspits rusten. De toren is gedekt met zinken losagnes, heeft aan elke zijde een dakkapel met spitse bekroning en een smeedijzeren hekwerk op de nok.
Aan de achtergevel bevindt zich een versmallende uitbouw van twee en een bouwlaag. Het volume van een laag heeft een balkon met vernieuwde balustrade, afgeschuinde gevelhoeken en een achteruitgang met hardstenen traptreden. De rest van de achtergevel is drie vensterassen breed.
Rechthoekige houten vensters met verschillende geledingsvormen. De houten veranda van een bouwlaag aan de achtergevel op rusticaplint, deels nog voorzien van een balkonbalustrade, heeft een afgeschuinde hoek en loopt verder aan de drie vensterassen tellende zuidelijke zijgevel.
Daarin bevinden zich in de tweede laag rechthoekige houten T-vensters deels voorzien van louvreluiken.
De villa is voorzien van een mansardedak met plat, heeft bakgoten op klossen en is gedekt met zinken losagnes. Zinken dakkapellen met rondboogfrontons, kuiven en klauwstukken, Grieks meandermotief, cannelures en kuiven. Zinken ornamenten op de dakhoeken, ronde zinken oeil-de-boeuf dakkapellen en korte, uitkragende schoorstenen op de zijdakvlakken. In het zuidelijke dakvlak zijn tuimelvensters geplaatst.
In het INTERIEUR, waarvan de indeling grotendeels intact is gebleven, zijn onder meer van belang diverse deurkozijnen, met name de deuren naar de uitgebouwde veranda aan de linker zij- en de achtergevel; de lambriseringen met houtsnijwerk; de gestucte kooflijsten, plafondornamenten en het trappenhuis.
Waardering
De villa is van cultuurhistorische waarde als bijzondere uitdrukking van een sociaaleconomische en typologische ontwikkeling: de bouw van villa's en de aanleg van buitenplaatsen aan weerszijden van de Meerssenerweg door industriëlen en gegoede burgerij uit Maastricht vanaf het midden van de negentiende eeuw. De villa is van architectuurhistorische waarde vanwege de bouwstijl, de hoogwaardige esthetische kwaliteit, het materiaalgebruik en de ornamentiek.

The villa has a plan with an L-shaped basic form, of which the east-facing front facade forms the long side. On the north facade there is also a built-out bay window and a tower of three storeys, on the west and south sides a large wooden veranda of one storey. The villa is entirely undercellared and has an attic storey.
