Inleiding
Met elementen van Art Nouveau omstreeks 1900 in opdracht van dhr. J. Lodewick gebouwde WINKELWONING. Het pand is gesitueerd op de hoek van de Spilstraat en de Grote Staat. Het ontwerp voor de winkelpui dateert uit 1910.
Omschrijving
De winkelwoning heeft een rechthoekige plattegrond met afgeschuinde hoek, telt drie bouwlagen en wordt afgedekt met een zadeldak met pannen. Geprofileerde bakgoot op klossen.
Het toegepaste bouwmateriaal is geel en groen geglazuurde baksteen, metselwerk in kruisverband; hardsteen; hout, ijzer en pleisterwerk.
Drie bouwlagen op afgeschuinde plattegrond, in gesloten straatwand. Elk geveldeel is voorzien van één vensteras, waarvan de vensterkozijnen in de afgeschuinde hoek kleiner van formaat zijn. Rechthoekige houten, zowel enkelvoudige als dubbele houten kruiskozijnen, voorzien van karakteristieke geboogde bovenlichten met 20- of 30-ruits roedeverdeling. De dubbele kruiskozijnen in de zijgevels zijn geplaatst in rondboogvormige lijsten met horizontaal gelede, zesruits zijlichten.
Rechthoekige houten etalagevensters met geboogde, verticaal gelede bovenlichten. Rechthoekig houten etalagevenster met geboogd, verticaal geleed bovenlicht en een centraal geplaatste, verdiept gelegen rechthoekige winkeldeur. Eerste bouwlaag met karakteristieke winkelpui, voorzien van een hardstenen plint, muurdammen in pleisterwerk. De tweede en derde bouwlaag zijn opgetrokken in geel geglazuurde baksteen, met groen geglazuurde speklagen in de tweede en een met groene stenen bezaaide gevel in de derde bouwlaag. Rondboogvormige, over twee lagen doorlopende vensterlijsten met gele bakstenen traceringen, gestileerde hardstenen lateien, cq. ijzeren lateien met rozetten en donkergroen gesausde vulstukken en vensterspiegels. Tweekleurige vensterstrekken, hardstenen raamdorpels.
Het INTERIEUR is in de eerste bouwlaag ingrijpend gewijzigd; in de tweede en derde bouwlaag in beperkte mate intact, maar bevat overigens geen beschermde onderdelen.
Waardering
De voormalige winkelwoning is van cultuurhistorische waarde als bijzondere uitdrukking van een typologische ontwikkeling. De architectuurhistorische waarden van het pand zijn hoog te noemen vanwege de elementen van de Art-Nouveau bouwstijl, de hoogwaardige esthetische kwaliteiten van het ontwerp, vanwege het materiaalgebruik en de ornamentiek. Uit oogpunt van ensemblewaarden is de winkel van belang als onderdeel van het beschermd stadsgezicht Maastricht, vanwege de situering die in verband staat met de ontwikkeling van het stadscentrum en vanwege het grote belang dat het pand voor het aanzien van de binnenstad heeft.
De architectuur van het exterieur is in hoge mate gaaf gebleven en het pand is van belang in relatie tot de structurele en visuele gaafheid van de bebouwde omgeving. Tenslotte is dit winkelpand van belang vanwege de architectuurhistorische en typologische zeldzaamheid.

Rectangular wooden, both single and double wooden cross windows, provided with characteristic arched fanlights with 20- or 30-paned glazing bars. The double cross windows in the side facades are placed in round-arched mouldings with horizontally divided, six-paned side lights.

The former shop-dwelling is of cultural-historical value as a distinctive expression of a typological development. The architectural-historical values of the property are to be considered high because of the Art Nouveau style elements, the high-quality aesthetic qualities of the design, because of the material use and ornamentation. From the point of view of ensemble values, the shop is important as part of the protected townscape of Maastricht, because of its situation which is related to the development of the city centre and because of the great importance the property has for the appearance of the inner city.
The architecture of the exterior has remained largely intact and the property is important in relation to the structural and visual integrity of the built environment. Finally, this shop property is important because of its architectural-historical and typological rarity.
