Inleiding

Eclectische VILLA LHOëST, XIXd. Gebouwd in opdracht van de familie Lhoëst, omstreeks het midden van de negentiende eeuw betrokken bij de oprichting van de papierfabriek Lhoëst, Weustenraad & Cie, de latere KNP. De verantwoordelijke architecten waren naar alle waarschijnlijkheid Rémont & Fils, te Luik (B). De villa is gesitueerd in een klein gebied op de westelijke Maasoever, dat oorspronkelijk door het gedempte kanaal naar Luik van het villapark werd gescheiden.

De aanbouw aan de linkerzijgevel, de glazen passarel aan de achtergevel en de aluminium zonweringen zijn uitgesloten van bescherming.

Omschrijving

Villa op min of meer rechthoekige plattegrond. Aanbouw aan de linker zijgevel, middenrisaliet in de bakstenen achtergevel, twee voorgevelerkers waartussen een uitgebouwde entreepartij met balkon. Het geheel telt twee bouwlagen, plus souterrain- en zolderverdieping.

Symmetrische voorgevel met drie traveeën. Risalerend middendeel met balkon, uitlopend in daktoren, waarin de entree geplaatst is. Het balkon heeft een balusterreeks en steunt op vier hardstenen Ionische zuilen.

Aan weerszijden van dit risaliet bevinden zich in de eerste bouwlaag twee driekante erkers. De villa heeft een geprofileerde hardstenen plint, een wit gestucte en gepleisterde optrek met hoeklisenen en een kroonlijst, hardstenen dorpel- en gevellijsten, neo-classicistische hardstenen venster- en deuromlijstingen. Rechthoekige houten T-vensters, rechthoekige dubbele houten kozijnen met bovenlicht in de erkers, gescheiden door houten stijlen met cannelures en teerlingkapitelen.

Rondboogvormige dubbele houten deur met bovenlicht in hardstenen lijst met sluitsteen, smeedwerk rooster.De witgepleisterde linkerzijgevel, deels aan het oog onttrokken door een bakstenen aanbouw van één bouwlaag onder plat, is symmetrische ingedeeld, heeft drie vensterassen en een afgevlakte topgevel in de middenas. De zij-assen worden bekroond door dakkapellen met fronton en klauwstukken. De segmentboogvormige houten T-vensters (zowel enkel als dubbel) zijn voorzien van hardstenen dorpels en gestucte lijsten met sluitsteen.

De rechter zijgevel is symmetrisch ingedeeld en telt vier vensterassen, elk bekroond door een dakkapel met frontons en klauwstukken. Evenals in de voorgevel een geprofileerde hardstenen plint met souterrainvensters, gestucte hoeklisenen, hardstenen gevel- en dorpellijsten en hardstenen vensterlijsten met architraaflijsten op consoles. Hierin bevinden zich rechthoekige houten T-vensters.

De achtergevel is opgetrokken in wit gesausde baksteen in kruisverband en heeft een gestucte plint met souterrainvensters, hardstenen dorpels, een middenrisaliet, drie dichtgemetselde segmentboogvormige vensters, een glazen passarel tegen de voormalige achterdeur en twee rechthoekige houten vensters van recente datum.

De villa heeft een mansardedak met plat, waarop leien in Maasdekking.

Daktoren met smeedijzeren hekwerk en windvaan. Bakgoot met klossen en blokdecoraties, neo-classicistische dakkapellen met frontons en kleine klauwstukken. Recente tuimelvensters op het achterdakvlak, aan weerszijden van de centraal geplaatste dakkapel.

Smeedijzeren hekwerk op hardstenen basement fungeert als erfafscheiding.

De indeling van het tot kantoor ingerichte pand is grotendeels intact gebleven. Op de begane grond bevinden zich een tweetal verblijven met polychrome stucplafonds, lambrizeringen, kastenwanden, parket en marmeren haardpartij, dubbele omlijste paneeldeuren. Verder zijn onder meer van belang de dubbele houten klapdeuren met zijlichten en kleine roedeverdeling in het voorportaal, het trappenhuis met bewerkte houten balustrade.

Waardering

De Villa Lhoëst, een laat-negentiende eeuwse industriëlenvilla, is om sociaal-economische redenen van cultuurhistorisch belang, heeft grote architectuurhistorische waarden vanwege de de bouwstijl, de esthetische kwaliteit van het ontwerp, het materiaalgebruik en de ornamentiek. De villa is vanwege de situering sterk verbonden met de negentiende eeuwse stedelijke ontwikkeling van Maastricht en is van groot belang vanwege de historisch-ruimtelijke relatie met omringende wateren, wegen en groenvoorzieningen. Symmetrical front facade with three bays. Projecting central section with balcony, terminating in turrets, in which the entrance is placed. The balcony has a balustrade series and is supported by four hardstone Ionic columns.

On either side of this risalit are in the first storey two triangular bow windows. The villa has a profiled hardstone plinth, a white stuccoed and plastered brick construction with corner pilasters and cornice, hardstone sill and facade surrounds, neo-classical hardstone window and door surrounds. Rectangular wooden T-windows, rectangular double wooden frames with fanlight in the bow windows, separated by wooden pilasters with fluting and die capitals.

The white plastered left side facade, partly hidden from view by a brick single-storey extension under flat roof, is symmetrically arranged, has three window axes and a chamfered shaped gable in the central axis. Furthermore notably important are the double wooden folding doors with side lights and small glazing bars in the entrance hall, the stairwell with worked wooden balustrade.

The Villa Lhoëst, a late nineteenth-century industrialist villa, is of cultural historical importance for socio-economic reasons, has great architectural historical values because of its architectural style, the aesthetic quality of the design, the use of materials and the ornaments.
