Exterior description and setting

Attached three-bay two-storey Georgian house, built c.1820, remodelled c.1890, located to the east of Shore Road. Rectangular on plan; two returns to north: one single-storey, shared with adjoining building (HB22/01/002A); one two-storey at right.

Roofs are pitched natural slate with blue/black clay ridge tiles; two rendered chimneys with original pots, plain detailed bargeboards on moulded brackets. Walling is ruled-and-lined rendered over smooth banded plinth. Windows are square-headed 1/1 timber sliding sash with masonry cills, (unless otherwise stated.)

Principal elevation is symmetrical and faces south, arranged about a comprising central porch. Full-height hipped canted bays to left and right. Window to each face of canted bay at ground and first floor (those to first floor are replacement uPVC). Original timber six-panelled raised-and-fielded entrance door, sidelights and original lanterns, surmounted by sunburst fanlight recessed within elliptical-headed opening; accessed by original masonry steps.

West gable is abutted by concrete steps leading to door at first floor, now accessing apartment 107a. Exposed ground floor section has two windows, (that to right enclosed by stair access). Exposed first floor section has replacement door to centre, replacement window to left, second floor has a single window to centre. Steps are rendered with ruled-and-lined wall to outer edge, open to ground floor leaving original window visible.

North elevation abutted on right by stepped two-storey return with catslide roof, on left by shared return. Exposed section contains single window at ground and first floor. Two-storey return has uPVC window to each face at ground and first floor, door to left cheek.

Set within mature gardens to north and south. Bounded to shore at east by modern railings on recent rubble walling. Bounded to Shore Road at west by rock-faced stone embankment. Stream to north of site runs into sea to north-east, accessed by masonry steps from rear of 107 Shore Road (HB22.01.002B). Single-storey pitched roof random rubble outbuilding to north.

Historical information

The building is first shown in its current form on the second edition OS map of 1857, and is captioned ‘New Bath’ in the third edition OS map of 1902. The previous first edition map of 1832 shows a building of similar orientation.

Griffith’s Valuation records ‘two bathing lodges, offices and [pleasure] grounds’. Each property is valued initially at £20, revised at an unknown date to £22; the occupier of both properties is recorded as Thomas Johnston, held ‘in fee’.

The properties are entered as section A and B, with the occupier of the former revised from Robert to Isabella Johnston in 1896, and the latter from Charlie to Thomas Johnston in 1902.

The description of the property as a ‘bathing house, offices and land’ is revised in 1896 to ‘house, office and land’, which suggests a change to residential use from this date. In 1922 one property is recorded as being vacant.

Evaluation

An attached three-bay two-storey Georgian house, built c.1820, located to the east of Shore Road. The house has been divided to provide two apartments and the original plan form altered. Whilst a lot of the character and detailing has been retained, there have been too many alterations to warrant listing. The house, along with the attached house (HB22/01/002A) is enhanced by shore side setting with attractive views over Belfast Lough.
