Exterior description and setting

Detached three-bay single-storey early nineteenth-century direct-entry vernacular dwelling, located to the east side of Pullyernan Road. Rectangular-on-plan with lean-to extension to north.

Roof is pitched corrugated metal with raised concrete verges; lime-rendered chimneys. Walls are lime-rendered (partially fallen away) over rubble construction. Windows are replacement square-headed timber-framed casements supported by timber lintels; concrete sills.

Principal elevation faces south; central bay contains wind-break porch with flat concrete roof containing vertically-sheeted timber door at left; window at right; left and right bays each contain single window.

West gable is blank; evidence of attached outbuilding, now removed.

North elevation is blank; abutted at centre by lean-to.

East gable is abutted by remains of attached byre (now collapsed).

Set in yard perpendicular to road at west; bounded to rear by mature trees and vegetation.

Historical information

The house appears to date from the early nineteenth century and is present on the first edition Ordnance Survey map of 1833.

It is not listed in the Townland Valuation (1828-40) which comments, ‘There are no houses in this townland worth five pounds a year’.

The house is difficult to track through valuation records, however it appear to be a ‘house, offices and land’ listed in Griffith’s Valuation (1856-64) at £1.10s. Robert Rollestone Junior leases the house from Henry C Lighton. The lessor changes to John Edwards in 1870 and to William King Edwards in 1886.

The occupier becomes John Irvine in 1901 and he is the owner in fee in 1928, under land purchase legislation of the early twentieth century. In 1933 the single-storey house comprises a kitchen, two rooms and a p[antry?] and is of rubble masonry and thatched. The dimensions are 50x16½x10. The valuation is raised to £2 and 10s for outbuildings.

Evaluation

A detached three-bay single-storey early nineteenth-century direct-entry vernacular dwelling, built c.1800, located to the east side of Pullyernan Road. This simple building, constructed using traditional building materials such as rubble, earth and lime, retains its original form and layout and some original features internally, including a rubble wall hearth supported on sandstone jambs and timber framed box-beds. Although of interest the loss of original fabric due to deterioration detracts from the character of this building and it therefore does not meet the criteria for listing.
