Exterior description and setting

A 2½ storey, 2 bay wide building with basement with long flat roofed 2 storey back return.

At front floor front consists of modern aluminium framed plate glass window in 2 large panes, with similar door glazed with 2 panes. Above a deep name fascia, almost the full width of façade with smaller name fascia surmounted on it, in modern style.

At first floor 2 no. D/H S/S 2 pane windows with exposed sash boxes. Between the windows a projecting sign. Wall finished in smooth rendering and painted. ½ round metal gutter, single downpipe. Natural slated roof with wide flat roofed dormer with PVC cladding and cheeks and wide modern window. Chimneystack at each end of roof. Roof pitch differs from No. 9 but similar to No. 13.

Rear elevation: 3-storey; roof of natural slates in regular courses with some later repairs in artificial slates; large flat-roofed dormer with modern fixed light glazing and top-hung vent; pvc cladding to extremities of dormer, and cheeks; pvc gutter and downpipe.
Wall of main street front block is rendered, with wet dash; contains a small rectangular timber top-hung window, and a rectangular glazed door with sidelight comprising fixed light and top-hung vent.
Projecting to right-hand side is a 3-storey rear return with a single pitch roof: modern timber windows of fixed light and top-hung vent type.
Projecting to the left is a flat-roofed return with smooth rendered walls, pvc rainwater goods, and large window of modern arrangement as previous. Extending almost to the rear of the plot is a single storey outbuilding with flat roof and rectangular timber sheeted double doors. Rear boundary of plot is formed by a pair of corrugated iron gates set between rendered piers.

The building forms part of the terrace of the S E side of Ann Street with continuous building line.

Historical information

Precise date of building not known: buildings are shown in the area of this and neighbouring houses on the OS map of 1832, probably dating from the mid-1700s when the town was developed. An approximately similar block is shown on the OS map of 1857, but by 1904 the individual buildings in the block are distinguishable: this one is shown in 1904 as having a small rear return. While the original street front block and ridge height may thus date from the mid-18th century there appear to be no surviving features from that period; any surviving features such as fenestration pattern and size date probably from the mid-to late 19th century, while recent alterations have now determined much of the overall character of the building.

This is a building which was probably originally of mid-18th century foundation but which has been altered at various times up to the recent past, this has resulted in an absence of historic features of distinctive quality.
