Exterior description and setting

A 2 bay wide, 2½ storey with basement and 3 storey back return.

Front to Ann Street at ground floor from left shop door, glazed upper panel, pilaster each side, shop window, 6 panes, pilaster each side, plaster panel below cill. Over window and door name fascia with painted lettering and cornice. Above 2 widely spaced double hung sliding sash 4 pane windows, walls smooth rendered and painted. ½ round gutter secured to fascia, gutter shared with No. 27. Roof natural slates, single gabled dormer with double hung sliding sash window with plain bargeboards, cheeks flashed. Chimneystack at each end.

Gable wall, no openings, rendered roughcast unpainted. Rear of building has double pitched roof to 3 storey back return with single door at basement level and single double hung sliding sash 2 pane window to 1st floor. Walls roughcast rendered and unpainted. Roof slated.

The building forms the obtuse angle of Ann Street, with entry to new car park at rear and access to McCaughan’s veterinary suppliers. Building line to Ann Street maintained.

Historical information

Probably contemporary with HB05/14/009C and rebuilt entirely or partially at the end of 19th cent. Windows and dormers similar to No. 27. Shopfront recently renovated.

Evaluation

A pleasing shopfront, probably recently renovated, on a 19th cent. building on site of mid 18th cent. structure. Makes a good contribution to the street façade with its traditional small shopfront. However with its reduced historic fabric it is not considered to be of special architectural or historic interest.
