On N side of Blackwater River. High stone wall, enclosing rectangular area (c. 50m E-W; 30m N-S) incorporates only surviving walls of mill. North wall has central arched gateway (Wth 3.35m), and series of blocked windows on two floors. Interior of enclosure occupied by modern bungalow; access to this area not gained. Water-filled wheel-pit (Wth c. 4-5m) occurs alongside E end of S wall of enclosure; waterwheel, sketched in Ó Criodáin (1975, 65-8), was pitch-back or overshot, fed by a launder. Lewis (1837, vol. 1, 509) refers to N.P. Leader building a boulting mill early in the 19th century in this area, which probably refers to this structure. Account books for mills were retrieved from Leader's house at Rosnalee prior to its demolition (Ó Criodáin, ibid.). Indicated on 1842 OS 6-inch map as L-shaped flour mill on E and N side of yard. Plastic sign reading 'Blackwater Mills/ built 1805' on N wall .
